I have been living in the Village of Lake Deaton since January of 2015 and always check both The Villages and Zillow for houses near me that are for sale. I do this not because we are going to move but just out of curiosity and an interest in who’s moving. Today, for the first time that I have experienced there is only one house listed for sale in the Village of Lake Deaton. I must be living in the right place in the Villages. :a040:

As a fellow Lake Deatoner I can confirm that you are correct - this is the best "village" in The Villages.

When we moved here in 2016, we did not consider any houses in Lake Deaton because we did not want to live anywhere that would require us to turn left onto a 4-lane road like Hillsborough or Pinellas.

Those are both 2 lane roads but you are correct that making a left onto them can get interesting during snowbird season.

Those are both 2 lane roads

No, they are 4-lane roads. Two lanes for cars plus two lanes for carts. 2+2=4

That must have eliminated most villages from your search.

Yes, it did. However, we found a good lot in Osceola Hills and they were having a 3% discount on new homes in those days so we had a house built.

Osceola Hills has two exits. To go left out of the lower exit, we would have to turn left onto Morse Road, so we never use that exit. The upper exit goes directly into a roundabout, so it is easy to go left.

That logic also eliminates Pennecamp, Buttonwood, Tamarind Grove and St. James, they all must turn onto St. Charles Blvd with is a busy two lane road with golf cart lanes. Somehow, I've managed to do it for ten years.

But how often do you have to turn LEFT onto St. Charles?

We often play golf at Tarpon Boil and we turn right on St. Charles as we leave, which is no problem. When we occasionally play at Yankee Clipper, we have to turn left onto St. Charles as we leave and we hate it. Just like when we leave Edna's and have to turn left onto Marsh Bend Trail.

Like all Seniors, there are things that we "managed" to do for years, like commuting on the DC Beltway, but we sure don't want to do them in retirement.

We turn left onto St. Charles from Tamarind Grove at least three times a week. Hasn't been a problem.

Actually, those houses are located in The Village of Dunedin along the wall just north of the lake called Lake Deaton. Both villages are in District 10.

Lake Deaton is a fairly new village. I would guess that the newest villages would have the least amount to homes available for resale.

Most of the houses in the Village of Lake Deaton were purchased new in the 2014~2015 years. As of today, still no houses in this village are listed for sale on the Villages website.

There are 5 currently pending through The Villages and a couple for sure on the MLS so they are being listed for sale and seem to sell quickly.

When we purchased our preowned, all were the original owners for 6 to 8 years. A death was reason for sale, since we bought just on our street 4 homes have gone up for sale at the 11-12 year mark. All were a loss of a spouse. So not uncommon for a village not to have homes for sale for many years. Until life gets in the way

My neighborhood was started in 1984. Lake Deaton is, as I said, fairly new. How many people buy a house and sell it within 5-6 years?

The newer neighborhoods also will have younger people who don't die at a rate as high as older people.

I probably turn left out of Southern Star Way almost everyday. If I'm going to Brownwood, MVP, Lowe's, Sparr, Trailwinds Publix, Neighborhood Walmart, Colony, Walgreens, just about 90% of the places I go. Yesterday went to Brownwood and ate at the new Fiesta Grande, really nice, I'll be going back. I'll be going left today, time to hit Jersey Mike's. To go to the right would take me to LSL and Cane Garden and 466, I do that as well, but not as often. I also have to go straight across St. Charles just to check my mail or use the pool.

Actually not really true. I bought new in Hillsborough in 2014 and a FSBO in Fernandina in 2017 (both rentals for now, I will move into Hillborough in a few years). I watch the real estate constantly. A lot of houses in that whole area turn over. The thing is they sell fast and for top dollar.

Here is what I think. When I bought in 2014, people were like - why buy down there, brownwood has one store... lots has changed. I think people look at that area now and say - wow, CENTER of the villages- close to brownwood, but not bad to the other 2 squares. There are a ton of Rec centers and pools, and lots of golf. Tons of Executive and 3 championship courses 10 minutes away by cart. I think the Village of Richmond when they get to it will be TOP DOLLAR for the same reasons. Even as they add south, the Hillsborough/Pinellas road corridor is just a great location. So glad I have property there. Brownwood is going to end up as the square with the most shopping and restaurants....
So basically - there is high demand because of Location/Location/Location - and the homes sell fast.

While I haven't made a count of other Villages, the Village of Lake Deaton is again down to 0 (no) listings on the Villages web Homefinder site.
