View Full Version : Is everyone moving from the Villages?

We spent the month of June renting in the Villages and made the decision to become FROGS as soon as we can sell our house in NC. There seemed to be a lot of homes and villas for sale. I returned last week for a visit and there seemed to be many more for sale. Just curious if this is typical or if there are reasons more people are leaving The Villages???

They opened an assistant living behind Walmart on 466 and that seems to be filling up pretty fast. Others are downsizing from one house to another, then you have others that are upsizing. A few years ago you couldn't get a custom house, you had to buy what they had available, now people have a choice of picking out their own lot and building homes with what they more of what they want. I see a lot of that going on too. Our neighbors husband past away and she's moving in with her daughter. I really don't see anything unusual as far as people moving out. Plus they just opened an area in Sumter's landing on the lake that used to be rentals and many of them are being sold.

There are 562 resale homes thru TV and 222 new construction right now. Add in FSBO and MLS homes and that might be a little higher than normal. It might be a seasonal thing as summer winds down.

Some leave for financial reasons. Some leave for health reasons. Some leave due to death. Some leave to be nearer to family. A very few because they're unhappy here. At the same time, new people move in. And, as was said, not every sale means people are leaving TV, just moving. While it may be a little higher than a few years ago, I don't think it's high enough to make a difference in TV itself and I really can't imagine that enough would be leaving to make any significant (or insignificant, for that matter) changes in TV's lifestyle.

Since we bought our home in Hadley in June of 2008, they have built the villages of Hemingway, Bonita, St.Charles, Buttonwood and now are starting Tamarind Grove. That is a lot of houses. And people keep moving in and moving up and around and down and some are going to the village of Heavenly.

And the number of home on the market as a % of the total homes is still significantly lower then any other place in the country. There are 50,000 homes in TV. Even with the VLS, MLS, FSBO and any possible others it's only about 2% to 3% of the total. Everywhere else in the country, it is 8% to 10%.

In the back of my house there are 3 homes presently for sale. None of those people are leaving TV.

Took a golf cart ride through Buttonwood on Sunday. I was amazed at the number of SOLD signs in empty lots. In this economy, I thought it was a good sign that things continue to move quickly in The Villages.

As mentioned elsewhere this definitely is a good time to buy either new or pre-owned.

We have lived in an area of nice homes near Cincinnati for many years. It was anchored by a very nice private country club for the last 40 years...but with the financial downturn and unemployment rising, the private country club was sold and is now public. People are defaulting on their mortgages. The homes that I thought would always be a rock solid investment aren't worth near as much as we thought on today's market. People might want to buy them for what they are worth but they won't be able to get a mortgage approved because they won't assess at that price because of the short sales and foreclosures.
Things ain't pretty most everywhere in the real estate market. It is better by far in The Villages.

Nobody leaves TV. Once here there is no leaving unless you want to spend the rest of your life in Witness Protection. Plus the electronic chips are too difficult to remove from your brain safely. :laugh:
