Thank you for all the help all of you give on this forum.

My wife and i will be looking to buy a home in tv in a
couple months. We will not move there for two years.
In your experience would now be a good time to buy and
rent it out to save further price increases as the market
improves? How is the rental market for short or long
term rentals? Who is good to rent a house through
for an absent owner?

I bought my villa two years ago and will not be able to use it full time until 2013. I advertise my villa for rent though www.thevillages4rent.com and handle the contract and monies myself. I also use a house watch person to keep an eye on my place and assist with the tenants if and when necessary. I use Redwitch for that service. She is a member of this forum.

I have been very fortunate to rent my villa for about 8-10 months per year on my own. It does not cover all my costs but sure helps since owning 2 houses at once can be a bit costly.

I personally do not see prices going up anytime soon. In fact, my home is now being sold for less than I paid for it due to discounts by developer. I look at it this way. If the housing market does improve the house I want will go up a little in price but then again, the house I sell will also sell for less. Maybe even much more than the increase in the house I want to buy.

Personally I would never lease/rent my home due to a horrible experience I had with a leasee who destroyed my home and had to be evicted in another state. BUT, I met someone at the local pool who leased their place for a year by just mentioning it at the pool and having someone come up to them to say they wanted to look at it and leased it the same day. If you are lucky enough, not only will you cover your cost, but also make a profit. I do not even let people use my car much less use my house. :laugh:

If the reason to buy is to save money I would postpone until you are ready to move in.

My thoughts on buying in TV now and moving in 2 years --unless you have found a 'great' house to buy now and want to really be involved with renting it for 2 years it might be to your advantage.

One thing to consider, is expenses on the house for 2 years; amenities, lawn and pest care, house sitter, utilities, taxes, etc. Another is, with TV expanding across 466A, you don't know what will be available. Also, it is wise to be able to see what is around the home/homesite you choose. Things change fast in TV.

When we bought our 1st home, we had purchased the lot and had a year to build a house (which worked out well for us, but it was only 1 year, not 2).
That was 2001, Polo Ridge area, nothing built-farm land only - Buena Vista ended at a 2 lane road which was 466. Need I say more! After 5 years, we moved to a quieter area.

Hi Joe,
I see this is your first post. Welcome to TOTV!

I think some of it depends on how often you can come down and enjoy it; and whether you could come down in large blocks of time.

Hubby and I bought a small, turnkey re-sale home in TV and rent it out only in the winter months. We are two years from full-time.

We come down as often as we can, but it's never for more than a week at a time and often just for long weekends. We're only a six-hour drive away. We come down as often as possible, usually on little notice. When hubby finds he can take some time off, we pick up and go. I wouldn't want to have to find someplace to rent each time. I keep some clothes, cosmetics, toiletries and shoes there for nine months, so it's easy to just pick up and go.

Another factor was we found a great deal a re-sale near our favorite golf courses in TV. We looked at many homes and were not in a hurry to buy. Things fell into place nicely for us, and we cold not be happier with the decision to go ahead and buy.

We also rent it ourselves through www.thevillages4rent.com (http://www.thevillages4rent.com/) and use Redwitch for house watch. Rental market is excellent for the winter months. I cannot speak for short-term and off-season, as I do not know.
