We are a 74yrs healthy married couple wondering whether it is too late to move to TV.
Our friends have passed or moved and we need a new circle of friends. Is it too late at 74 to find a new group of friends. Are most of TV residents going to be much younger?
Advice please---

According to City-Data in 2019 median resident age was 72.6. The Villages, Florida (FL) profile: population, maps, real estate, averages, homes, statistics, relocation, travel, jobs, hospitals, schools, crime, moving, houses, news, sex offenders (http://www.city-data.com/city/The-Villages-Florida.html)

Don't buy in the new sections south of 44. The TV sales people are steering all people younger than 60 down there (I know because I have several friends who only used TV and they were specifically told they would be out of place north of 466A (they now wish they'd done their homework). I also have 3 friends who were steered to the new sections (Villages realtors get paid much more for selling new than preowned) and waited the year they were forced not to sell for a profit, then moved more north.
If you are over 70, you won't find many in your age group down there.

Definitely not too late! As others have said, you might prefer the northern areas to the newer villages south of the turnpike. But come on down!

Are you serious. South of 44 is the only place you can buy a new home, they are not steering younger people down here. I was over 70 when I moved here south of 44 and have more friends than I ever had. There are thousands of people living south of 44 that are over 70. Hundreds of people from the northern villages have sold their homes and moved south of 44.

We live south of 44 and are over 70, it is not too late for you to make a move especially into a new village where everyone is new and looking for friends. There is so much socializing down here that you will have more to do than you ever dreamed of. We also bought a rental villa south of 44 and our long term tenants are in their 80's and immediately found friends and love it here. Don't be afraid to make the move and definitely consider the new construction south of 44.

Oh my you are soooo wrong.. you people need to visit this area. We have many elder people. You have the wrong idea and attitudes! We have the newer homes, newer buildings, stores, newer bridges and roads. Everyone on my street is 70 and above. I’m tired of people knocking down our area. It’s nicer then the “old” neighborhoods by the squares. Many realtors have said how our areas have the best golf cart tunnels.

No, it's not too late to move to TV. It's also not too late to rent for a season and see if it's for you.
Good luck finding what's best for you.

It depends on what part of the village you move too, it seems the Villages north of 44 have the more mature senior and the southern part have the younger seniors. There is a lot of expenses living in the villages and they keep going up, which kills the budget if you live on one.

If they are steering younger down there, then they need to be careful of being accused of age discrimination. Realtors are not supposed to steer any group to any area, whether it be age, race, religion, etc.

That’s absolutely correct....We live down here and we have people of all ages, and quite frankly many are much more out going and friendly because we all moved in around the same time...up in SS area, we find people have lived there so long, most don’t go out of their way to meet or greet you being the new person on the block..It’s a very active area, with neighborhood get togethers...

Not at All, I am 68 and just purchased in TV and most of my neighbors are older. I without any doubt suggest you purchase between just south of 466. The Villages of Tall Trees, Belvedere, Bonny Brook, Lynnhaven, Ashland, and Winifred. All of these Villages are close to all of the shopping and restaurants along Wedgewood lane, all of the banking on Parr Drive, 2 to 3 miles from Sumter Landing Square. All of these areas are just a easy Golf Cart ride away. Someone I met recently in the pool stated what his realtor told him "Your not just Buying a House, You are Buying a Life Style" That Quote is so True of the Villages. If you get bored living in the Villages and have nothing to do "It's You, it's not The Villages!!
Best of luck to you and your adventures.

If you have not experienced TV, please rent first. Go to the Squares, shop, take in activities that are offered (and there are a lot), and you will find what fits you for convenience. We did (just bought and in our mid 70s). Found that north of 466a and south of 466 the most convenient with easy access to everything. By the way, when you buy, check out the bond prices. Very high south of 466a. We bought a pre-owned with the bond paid.

Some posters are dead wrong - one said the south is the ONLY place you can buy a new home - WRONG. When Swartz first built the Villages the now 'Historic Section' on the east side of 441 connected to TV by the golf cart bridge to SS was all trailers and manufactured homes - early on lots of single wides but mainly double wides ...all built on full size 90 x 60 lots ...lots of these are 30 to 40 years old and unless they were meticulously maintained are well past their best. The developer (and others) have been buying up the older ones as they come available and tearing them out and building new homes ...in the last couple of years 200-300 have been built - they will often times tear out the old one and allow you to visit the lot and give you a selection of homes that could be built ... advantages are - no bond or impact fees, mature landscaping - lots of trees and bushes , no traffic ..it's an island it's not a thru route there also quiet and peaceful ...no turnpike and Coleman Prison. lots of recreation without crossing the bridge. access to Lowes/Aldi Wal Mart/ Bealls the yet to be built BJ's etc. all via the gate off Paradise.

At 74, there may be some sports that don’t interest you much, but there are still plenty you might enjoy. There are lots of groups to try out and join if you like them. This is the easiest place to make friends that I’ve ever seen, but you have to be friendly to make friends. It’s entirely possible to keep to yourself and be lonely and alone in your neighborhood. It’s up to you. It’s also possible to walk the dog or go for neighborhood walks and greet lots of people and perhaps know there names, yet do no socializing with anyone. It’s all up to you. It’s also possible to go to some club and know everyone’s name, yet never see them outside the club and not really know them. It takes effort, but it can be fun. ( I’m talking to myself here.)
I bought a lovely home fully furnished (much better furnished than where I came from) just north of 466 and not far from Morse Blvd. It’s close to halfway between Spanish Springs and Lake Sumter Landing. I can be at either town square in about ten minutes. It’s about ten minutes by car from nearly every recreation center where I have meetings and from most of the places where I shop. I love my home and love my neighborhood and area. I have one weekly meeting at Aviary Recreation Center, all the way south, and that takes about 25 minutes by car! If I lived way down there, it would be much farther to the places I shop, like Sam’s Club, Total Wine, Home Depot, Lowe’s, Walmart, or my favorite restaurants. In a golf cart, I’d have to double that time.
I used to live in a 200 year old log cabin, and my girlfriend lives in a 250 year old stone home, so my current 22 year old home in The Villages in excellent repair with perfect gardening done by someone else doesn’t seem “old” to me. I don’t get the desire folks have to keep buying “new” homes, but they can if they want to. Maybe it’s like the old days when the early settlers kept moving west as things got crowded.

You’re not too old to move to and take advantage of the Villages!! You will find some people who have an opinion regarding the new areas versus an established, pre-owned area. That’ll be your decision, all ages live everywhere. Come visit and check out both. Plenty of positives to each area. The main thing is just get here! Start your enjoyment!!

Agreed. And I find people are so friendly up in Orange Blossom. Waving at people is normal here, I find a little less so further south. And BTW age is just a number, one of my best friends is 95 and is 'younger' than I am.

Your area is not "nicer" than the older neighborhoods, both are "nice". We have much larger lots and mature landscaping, you have more pools and walking trails. All of the Villages is beautiful, let's all stop trying to put other areas of the Villages down. Oh, and all areas have all ages of residents.
Look around and find a Village that feels like home and then make it home.

After 9 years living north of 466a, I moved south of 44. Beautiful parks and walking paths - lots of green and safe to ride a bike as you don’t have to ride with cars on the street or carts on the paths.
Don’t let the sour grapers discourage you - lots of fun folks 70+ down here!
Check out the older, middle and newer areas and decide what’s right for you! Welcome!

Yes, definitely come down for a Lifestyle Visit. The Villages is a great place to make new friends and be very active; tons of things to do here. Don’t get hung up on the whole “south of 44” issue - there are many places throughout all of The Villages and after you come for a visit you’ll have a better idea of where YOU want to live. Don’t be steered by anyone. And ... as for making friends; remember, when you move here take the the initiative to host a lanai or driveway part and invite your neighbors; that’s the best way to make friends. And join some clubs or groups and you’ll make even more friends. But yes, come to The Villages - it’s a great place and it’s definitely NOT too late!

Avoid the southern section and you will be fine.
The southern sections have all the newest amenities, newest style homes, no crowded streets, lots of family pools for when the grandkids come to visit, miles and miles of walking trails surrounded by mother nature, it's a great area to live in and meet new friends. Only those who do not live south of 44 are critical of it, those thousands of new home buyers down here are as happy as can be.

OP try not to read post that are anti north, south, east, west. Sadly it is an on going war with some, it gets old especially when someone like you is asking for advice.
Pack essential items, pick a furnished home to rent for a month. Then find a different area, rent for a month. Repeat. You have no commitment and can leave at any time, there are many home to rent by the month, you don’t need a long term commitment to any home.
You will understand how TV works, you will find things to do, places to shop, and people to meet, some younger than you some older.
You will also realize no one on this site is correct on where to live. Only you and your spouse can find a neighborhood right for you.
By renting for awhile you have nothing to lose and everything to gain.

You have received some good advice, and some bad advice here. The only reason realtors "steer" folks to homes south of SR44 is because that is the only area where you can buy a newly constructed home. Realtors are in the business of selling homes. If you tell them you are interested in both new and pre-owned homes, they will show you properties all over The Villages. The best advice given is to do the Lifestyle Visit. Come on down, get a feel for the area, enjoy the amenities, meet some people, and you will start to focus in on what is important to YOU. Most of all, talk to people you encounter (yes...folks are friendly here!). Keep in mind, though, that everyone thinks their village is the best village! You simply cannot get a feel for The Villages by reading about it, or asking questions in absentia. You must physically be here to take it all it to savor the experience. Some call it "drinking the Kool Aid."

New houses are only south of 44 with the exception of a knock down in the historic section.
Plenty of resales all over.
The developer makes more money when selling a new house versus getting a commiss on a resale.
Must visit and look EVERYWHERE.
No one here knows ALL of the Villages. Don’t believe the horse manure.
New area with new people can be very social at first but then you gravitate to the activities you like the most.
Different pros and cons but this depends on what you prefer.
Only you can decide what is best for you.
Visit and have a good time.

You are definitely not too old! Whoever wrote the nonsense about the southern Villages doesn't know what they are talking about. We have lived in a northern Village and moved about a year ago to Marsh Bend. Each Village has it's own advantages and disadvantages, but age isn't one if them. Visit a few times or rent first to get an idea of what area appeals to you. The place is so huge and offers so much it is hard to take in in one visit.

If you are over 70, you won't find many in your age group down there.
Living south of 44 is in my opinion ideal. There are many, many people of various ages that are enjoying this area. I have been here 3 years and I find this area exceptional.
Everyone who lives elsewhere is always biased about living south of 44.... don't listen to those who are steering you elsewhere. Look around and make your own decisions.

We just purchased a resale on the south side. We used a great agent with The Villages realty. He listened to what we wanted and gave us lots of options. Also, he didn’t try to steer us to a new home only like some others have mentioned. We did look at the street that had all mode new homes and in the end bought a resale.
Honestly, all the areas of The Villages are nice. Your best bet is to do a lifestyle visit and see for yourself.
Best of luck!

This is why you come here rent for a month or more and decide if this place is for you and if so where you want to be.
Lifestyle visit is nice but not nearly long enough to decide.
It's also wise to work with two kinds of realtors--TV salespeople and a MLS realtor. TV sales associates will only show you homes listed with TV sales company, and the other can show you both but cannot show new TV homes or get you into model homes.

Why would you think that it's too late? Villages residents are all ages and many of those age groups mix very well. I'm 69 and I have friends that range from 50 to 80.
Don't be afraid. Come one down.

Just north of 466A and west of Buena Vista is a good area for resales. Homes are less than 10 years old and many residents are 70 or older. The area is quiet, but but 3 pools nearby. You can join many clubs including one from your state. Come down for a visit (we did) and talk to people living here. I think you will like it.

You will soon discover that age is just a number on a piece of paper that some folks seem to need.
There are 75+ folks here that put many 50-70 age folks to shame. And there are way too many 50-70 that are much older than the 75++.
Anybody who is using age of neighbors as a guide to where to live in TV will be missing out on very many optimum opportunities.
Dream home first (new or resale).....all else will fall in line.
Age will be a distant second factor (if at all).

We live near the Polo field in the North end of Sumter County. We have many 70+ neighbors. Make sure to use a traditional realtor as well as the Villages. The Villages are not licensed realtors and have a different philosophy on selling homes. We were really happy with our traditional realtor. Bonds are much higher at the south end of the Villages. Something you should research as well as taxes for the different counties. The Villages spans over 3 counties.
If you find a home that you like, you can talk to a few neighbors and get a feel for the block. Many neighborhoods including ours have social gatherings. We are just starting up our women's monthly luncheons again.
Come on down. You'll find something for everyone.

Like most things people need to find their own answers. The average age in the villages is 70.
As far as a married couple, the question is does moving to the villages appeal to BOTH of you?
At 74, heck Buffet is 86 and investing long term, Col, Sanders started his Chicken business at over 80, Bush sr was jumping out of airplanes at 80 something.

It’s never to late to move to TV, but how active are you? Is it going to be worth 150, 160 or $170. a month Extra to use the amenities that you HAVE to pay? If you aren’t very active or even if you are do you really care that it’s costing you to pay extra. So to weigh spending or not spending, there’s a lot of entertainment to do their, people are very nice. Enjoy the rest of your life, BUY!

There are Pros and Cons as anywhere else.
Lots of activities and Clubs.
Lots of traffic, especially in Snowbird season.
Download the Villages app and do vertual vists.
Very low crime rate.
Very high satisfaction rate.

Take a trip and look all over Florida. You may want to be on a lake, near the beach, walking distance to more of a city downtown area. It depends on what you’re looking to do. And there’s always NC, and SC to retire to. Bottom line go and stay for awhile in all of these areas before making your final decision.

Most will be younger, but you should still come. There is plenty of friends to meet in that age group and many activities available. People are living longer (many to 100) and if you-2 are healthy, maybe you would go that long - you have to be someplace until then and TV Land is better than most. TV Land is NOT cheap to live in, but it is less costly than many places up north. So, you need to calculate how to make your retirement and savings last long enough. It is very possible to function here without an automobile and just a golf car for transportation - so, that can save some money. Many people believe that it is best to rent here for up to one year before you buy in order to locate yourselves in the best Village and type of house that suits you. ,Hope that helps some.

Let's not make this a competition between the "south Villages" and "north Villages." The last thing we want to do is get political about it. We have enough of that going on in this country. There are advantages to living in both areas, and it depends on what the buyer is looking for. To say that the "old neighborhoods" near the squares are not as nice as those being built now is ridiculous. Many people value the mature landscaping, home upgrades, convenient access to health care, and quieter neighborhoods "up north." One of the prettiest areas is the drive north up Buena Vista from the Savannah Center to Nancy Lopez Country Club. The village of Harmeswood is especially lovely. The best thing to do is to come visit, look around carefully, meet some of the residents, and make up your own mind.

We made the move in our early 70's and our only regret is that we waited so long! Being here is fabulous; people are so welcoming and there is so much to do you cannot be bored unless you choose to.
I would encourage you to do it ASAP because the only really bad part is the packing up and moving at our age. It is grueling, and will only be harder the older you get!:welcome:

It is NOT late.. my advice to you is select your village (neighborhood) wisely. Many times it is best to buy a preowned home. New homes, in new neighborhoods are occupied with newly retired people (mid fiftys to mid 60s) along with their adult children. That is children who have accomplished nothing in theier life and live free on mom and dad. TV started in the historic section. Residents are in their late 70s to 80s. As each village is built newly retired people buy and move in. My wife and i live in Sable Chase, near sumter landing. It was built in 2006. All of the residents are in early to mid 70s. I am 71 and all of my neighbors are of the same age. 1/2 mile from my home is 3 pools 2 recreation centers. Homes have had many upgrades. Finished landscaping, i installed an $8,000 hicory flooring etc. Good luck and God bless you.

Everybody is different. It all depends on what you are looking for. My wife and I, looked at a number of pre-owned and new homes. We learned quickly, that the pre-owned homes, we were interested in, were commanding premium prices, and a most of them required updating. In addition, the new homes come with a full year warranty. The year warranty gives the home owner the opportunity to remedy any issues they may have with the new home. (By the way, The Villages Warranty Department gets an A++ from us.)
We bought a new designer home, on a little pond and we could not be happier with our decision. Buying new, gave us the opportunity to make our own improvements as opposed to the pre-owned market where you may have to accept and pay for updates that are not important to you. We like to take morning walks and we love the availability of the paths around the ponds and green spaces in our own neighborhood.
As many people recommend, you have to come and see it yourself. Good luck and yes, we are a part of the more “mature” group. :)

I don't think it's too late! If I could do it over again, I would've taken the advice of our sales agent and moved to a newer section. The people are "younger" or have a new attitude. They are happy to be moving in and can't wait to neet new people and have fun!! Some may be younger and some may be older. North or South of 44 there are great neighborhoods and great people and you should tour both. The bridge over the turnpike is now open and it is a 12 minute golf cart ride from our home in Marsh Bend to Brownwood Square and in a few minutes you can be near the middle of the "old Villages". The nice thing about the newer areas is everyone is new and eager to meet new people. Come and visit on a Lifestyle visit and see for yourself as others have suggested.

If you want to live a healthy lifestyle with plenty of things to keep you entertained, TV is the place to be. No sleet, snow and freezing rain to contend with. If you don't have any issues making friends, finding a new church, doctors, hairstylists, etc. you'll fit right in. But, like everything it's not for everyone so do your due diligence before transferring all your worldly possessions. Rent here for a few months and talk to people to get a feel for things.

Your age group would be between Rt. 466 and toward Rt. 44. Check a Villages map for this location. These homes were all built between 2005 and 2014 or so. Many nice ones come up for sale all the time. Contact the Villages sales office at 352-753-6655 and the web site at The Villages - Florida's Friendliest Active Adult 55+ Retirement Community (http://www.thevillages.com). If you are in to golf, the majority of courses, and all 12 championship courses, are north of Rt. 44.

To answer your question, NO, it is not too late to find friends here. My wife and I are your age. We bought here 7 years ago and were so welcomed by neighbors and others that I can still get emotional about it. I lived in the same place elsewhere for 65 years. I have made more friends here in 7 years than I have back home. I can literally call more than a dozen people and say "Do you want to play golf, pickleball, go to a movie, have a drink and talk solutions to this crazy wonderful world, etc. Or my wife and I can call so many people to go out for dinner, or come over. When we walk in the neighborhood, we see many neighbors we know and are friends with. It is great. I can assure you wherever you decide to move to, you will be welcomed and immediately feel at home.
Here is a bit of the bad side. I've decided The Villages are 90% filled with older people at the end of their journey who just want to enjoy life and others like them. Then there are 10% who are just crabby old people. I live in Pinellas, a wonderful community north of Fenney area, but come sample the lifestyle and make your own decision. You will love it here. Sorry for being so winded.

No it is not The Villages will keep you young Check out all the areas. Don’t listen to people who say don’t go to this area or that area. Spend a week or so and check out the new areas and the old. I can’t believe people actually say where to look. They don’t know you, everyone is different. I live in the newer area, across the turnpike. Monarch Grove to be honest and love everything here. We now have the bridge for golf cart. 17 min ride to Brownwood and what a beautiful ride. The villages put so much money in the landscaping it’s unreal. Well worth the look. My “new” neighborhood and community does not just seem to the “young” I’m 57 all my neighbors are 70 and up. Don’t let the “old timers” talk you out of checking the new communities. Some of them are jealous cause of all the new and improved homes and stores and landscaping..just saying..good luck and you will love it here and live better! 😎

My suggestion would be to live in a newer area where the residents are new and interested in making new friendships. We’ve lived here 9 years and moved into an already settled village where we met lots of people but only see these people at events. Friendships had already been established and no one seemed interested in including new people. We’re thinking of moving to the newer area to make new friendships and start over. It’s also difficult if you don’t golf or are single.

I live south of 44. There is quite a mixture of age down here. I would say what is more important is what you like to do for fun. I am of the "younger generation", however I have friends that are in their seventies and 80s. I moved my parents here they are 82. We did choose a home for them North of 44 in close to Lake Sumter Landing Because of the lifestyle fit that area has to offer them. They are not so much into golfing but do like the atmosphere at Lake Sumter Landing. South of 44 for TV Seem to have focused on much more outdoor activities such as the numerous walking and bicycling trails. There are of course beautiful golf courses but there is a lot more pickleball and outdoor activities in my opinion. So if you don't want to do a lot of walking and outside stuff it may not be for you. Bond $$ paid off or not paid off is a consideration for a buyer and remodel costs up north in an older home as well. Now that we have the connection bridge we have access to ALL of the great spots up north. Age is a number in your head so keep that in mind :)

We are a 74yrs healthy married couple wondering whether it is too late to move to TV.
Our friends have passed or moved and we need a new circle of friends. Is it too late at 74 to find a new group of friends. Are most of TV residents going to be much younger?
Advice please---
Honestly, it’s never too late. It all depends on you. The villages can be as great as you want it to be but if your personality is one where you don’t like to get involved it may not be so great. It really is up to you

I own in the south and my husband and I are 71 and 72 and there are others who are in their 70s. So don’t hestate to live in the southern end. You should look around to find the right location for what you want to be near. Golfing, shopping, entertainment, dining out, classes, etc.

When you find the right house/location everything else will be what you make it or allow no matter where in TV or how old/young the neighbors.

I disagree with almost everything you have said. We purchased last year at 80. We live in the Village of James (all new homes) in Monarch Grove. The ages vary here but I doubt there are many under 72. Since we were all new, we all wanted to make friends. It is a wonderful neighborhood full of fun, fascinating folks.

No.
I would look for an over 55 community and buy in an established section. My assumption is that the established section will have more neighbors similar in age to you. But if you want to buy new I see no reason not to do that either.

They quit buying up homes in the historic side 2 years ago. There are 300 newer homes that were built 2-5 years ago. There is a non Villages builder in the process of building 3 new homes now in The historic side. Donna Fenster (#1 Villages sales rep) will be selling those even though they aren’t being built by The Villages.
