Considering the big move to The Villages but need help with understanding approximate annual costs for property taxes (and bond) and homeowners insurance policies for a $250k home in TV. Can anyone please advise on this? Thanks so much!!

We have an older frame home(more expensive to insure) and insured for 260K and pay around $1200 for insurance. Taxes are around $3000. No bond. Ours was paid off. As an aside lived in South Florida(near the coast) and insurance on a 300K home was $4600 and going up 10-20% a year.

The items you mentioned will vary quite a bit depending on whether you buy a newer vs an older house and the county where you buy, and if the house is in a city, like Fruitland Park or Wildwood. Newer houses will have higher taxes and bonds, but lower insurance rates. For a newer house in Lake County, Fruitland Park, the taxes and bond payments for a $250K house are about $3,800 per year. The insurance is about $1,000. But, similar older houses in Sumter County, may have taxes of less than $1,500, with no bond.

Do homeowner policies in TV offer "full replacement value" coverage? I'm in NYC and planning a move to TV. I also have Chubb (HUB International) up here ... is that insurer available in TV as well?

Replacement value insurance is pretty standard in Florida. And, yes, Chubb insurance is available.

Taxes also vary based on homestead exemption or not

We bought 2 years ago at $215 and it is worth $254 now. Insurance was under $700 but is up to about $850 now. Taxes were $4800 this past year which included our bond. Our escrow with out mortgage takes care of all 3 for us.
