View Full Version : Interested in buying or renting Premier House

We have visited the Villages a couple times for 3 days at a time and really like the people and the community.
We are presently living on a nice lake with a very large lot..
Thus we are interested in trying to find the same type of home in The Villages as we enjoy the water view and the extra space .
When I was last there about a month ago there was 1 premiere house for sale i think for about 1.7
that came on the market while I was visiting and before the realtor and I could see it the next day ..a contract was already pending on it .
In just one day..thats amazing
We realize the cost will most likely be in 1.5 area but there just doesn't seem to be any available.
Thus I thought i would ask the residents if there are any plans for more Premiere homes or homesites in the future.
Any thoughts would be appreciated

There are now "designer" homes selling for 1 million plus that are pushing 3,000 sq. ft. with all the extras. From what I understand there is a huge waiting list for premier lots to built on and if they ever become available they will be sold in minutes. There are occasionally premiers coming on the market in Lake Deaton area and the Pines along conservation trail in Lake County, they seem to sell quickly also.

Look at the latest Don Wiley (goldwingnut) YouTube video, he discusses the new area being developed next to Gray Fox Executive Course next to Fenney. In his latest video he discusses an area with 8 lots that look like they could be Premier type lots. Checking with your Villages agent is the best way to determine when these lots may become available. They will be in high demand if they are Premier type lots.

He did not say the were premier lots, he said they were premium lots and they wold be sold within minutes.

It seems that all homes are selling very well in the Villages
They have built no less than 12 new villages since Conservation Trail and no new premiers. I think selling more lots per acre is more profitable for them and with todays bond amounts I couldn't image what they would be on a large lot suitable for a large premier. They are building designers with 10 foot walls now that give a grand feeling when walking in which are selling in the high 6 figures. Another street you can keep your eye on is Iron Oak Way, very nice premier street.

Guess they make more by selling designer homes with smaller footprint than premier.
Do wish they would make more 4 bedroom homes though

The re-sales are selling very well. One problem over there is the higher property taxes due to being in Lake County.

My thought: Interview and select two sales agents to work with. One, an independent agent who is a licensed Realtor, has 24/7 access to the MLS, and will represent you as a buyers agent. Two, a sales representative with The Villages sales team that is experienced, successful, has access to up to the minute VLS listings, and they have the ability to take your needs/desires to "higher ups" and possibly get something out of the ordinary accomplished.
It should be expected that the buyer provide a letter of credit or a strong financial statement proving the ability to purchase a high end property. Work with both and follow through with whatever home works for you.

I don't think the Premier homes on Conservation Trail sold very well at all. Several of the Premier lots were still available after all of the other homes in Pine Hills had been sold.
Price tag on that last lot was $545,000

There is a near premier home for sale at $1.1 on Boudreau drive right now.
Closest you can get for a brand new house, about 1 year old. . .

We purchased in The Villages last week. After looking extensively at every model and floor plan, viewing every high-end resale, visiting the design center, looking at every available lot, and asking a ton of questions we decided to buy a smaller home then we want. This approach has 3 benefits, in our opinion. We get to "try out" The Villages before we spend a lot of money to design/build a large custom home, we have someplace to live during the design/build process of a custom designer home, and we can wait for a lot we love.
We learned a ton about the design/build possibilities during our stay and home search. No, they are no longer building the Premier floor plans, but basically any designer floor plan can be customized to suit your wants/needs (as long as it complies with the lot setbacks, of course). Thus, with a larger lot you can build almost anything you want (for a price, of course). Yes, homes do sell in a day because agents have lists of buyers and know about new listings before they even hit the market. Thus, you need both a Villages and MLS Realtor to "watch" for what you are looking for.
My advice is to look at the larger square footage designer floor plans (Ivy, Woodside, Laurel Oak, Bridgeport) and see if they can be modified to suite your dreams. They will stretch length and/or width as well as height, add a bath, go out to the sides and/or rear, enlarge the lanai, add a garage (or two) etc. But, they want to start with the foundation plan of one of their existing designer homes. Interior walls can be moved as you desire for very little cost, but plumbing is a bit more expensive so choose a plan that has the basic kitchen/laundry/master bath location and configuration you desire.

Don't guess or speculate. Find a longtime Properties of The Villages Realtor. The vast majority of pre-owned homes sell thru POV as do ALL new homes. They know when new homes are coming on the market. The best Homesite sell quickly.

One problem over there is the higher property taxes due to being in Lake County.
I would guess that most people buying a $2 million crib don't really worry about the higher property taxes.

They are still showing Premier Home plans on their website.
I don't know why they would quit building them when they sell so well.

There are Premiere villages and Premiere neighborhoods all North of 44. There appears to be a change of marketing targets south of 44. That includes a higher villa ratio and no Premieres. Whatever works seems to have served us well through the years.

I know what you're saying. We came to villages 6 months ago. We were insistent on LOCATION. We had to have between 466 and 466A. We wanted water view but couldn't find it. We heard about a home, San a bel in beautiful location. We were told it just came up and would hit listing the following day. (this is why you need a good agent. Pocket listings). We went immediately to look at it at 5pm. We loved it. We told the agent let's write it up tomorrow at full price. Somebody looked at the house at 6pm and wrote it up on the spot. We lost it. So back looking. After 22 homes we didn't find anything we liked. Then, I got the call. A home in Bridgeport at Lake MIona was going into listing. We said we'll meet you there in 1 hour. Loved it and wrote it up immediately. Whew. That was close. So happy the stars aligned and we found it. Thanks to agent. Be patient and buy what you want. It will come. But don't delay when it does.

Having an agent working for you/looking and listening for you is going to better 'get this done' for you, especially if you are not here. I would NOT recommend the MLS agent that we used, BUT, our Villages agent is amazing, very patient, knowledgeable, constantly keeping our needs in mind. We looked at a LOT of houses, but, when he found out about one he was pretty sure we would like, we were able to get in to see it a couple of days before it hit MLS. We bought it on the spot. He is Jim Amidei 352 572 8747 cell 352 572 2270 office.
