Reviewing the many problems some of the current and potential future residents of the Village's illustrates the true importance of the LOCATION,LOCATION,LOCATION consideration when buying a home site in the Villages. There are the problems of the Florida Turnpike and the noise it may brings to the home site. There is the risk the Developer may/will build apartments very near the home site and that brings a whole new set of problems for those residents near the apartments. Or you have the train going through some area which are close to the tracks. You can test the quality of the new buildings and are they of the same or equal to those of the past? There is the bond that will be applied to the homes, the risk that once you sign up for a home the Developer decides to change the profile of the area. I am sure there are many more things to consider when buying in The Villages and this is just a few to think about. We did extensive investigations of the risks about 13-14 years ago and today we think about the many risks that are involved and appreciate we made the right decision and that our decision led to a great hopefully protected location. In today's world there are more things to worry about than when we bought like future traffic flow, closeness to markets, banks, drug stores and time to get there in a cart ? The old adage that plans change is never more true than when purchasing in The Villages, as being demonstrated in today's world!:ho:

Most people do a little investigating before buying, but not all are quite that paranoid. Extensive investigations of risks, not too many will go that far. Most of us are too old to worry about what may or may not come to our neighborhood in the distant future such as apartments. The apartments that already have been approved are several years away. We came south of 44 when it was first opened, checked for train tracks, power line towers, and that was about it we then decided to buy and have absolutely no regrets after more than 4 years. It amazes me how many people like to live near pickle ball and the pools, they don't mind the noise and when those homes go up for re-sale they are sold very quickly. Those who regret buying or building their new home are in the minority, there are very few of them. With the way new homes are selling the good ones are gone as soon as released so you don't have a lot of time to make up your mind. There has been and always will be a buyer for every new home built in The Villages, the developers will know when that trend is about to end and that's when they'll slow down and concentrate more on commercial/industrial development.

It is confusing? Are you implying/asserting that it is paranoia to do an investigation before
buying? I am at a loss to understand such logic! Understanding the risks of any serious investment is the bedrock for making an investment? Just as an observation it is interesting to understand why anyone to support such a position? What is the payback for that judgement?:ho:

I believe that the risks of buying in TV are less than anywhere else. If you become unhappy with your original choice, selling is always an option. I don't see any place in TV that does not continue to appreciate in value and remain easy to sell. Not so in a lot of other places. So, I'm not sure what raising an alarm is all about.

Rube Goldberg method of home purchasing? Really complicated an easy task.

We came to TV, decided we wanted to live here. Found a home near everything. Talked to neighbors Bought the home. Easy.

No reason to be paranoid....

Once you get in here, you can always change your mind.

Not confusing at all, I was very clear in my reply. I think your "Extensive Investigation" is paranoia and based on the few replies you received you should not be at a loss in trying to understand the logic in my reply. To me buying a new home is not an investment, the stock market is and that does require "Extensive Investigation" Bye the way, those that jumped in without time consuming extensive investigation have seen a dramatic rise in the value of their homes no matter where it is located and while we are enjoying the financial gains of early buying we have lots of time to investigate before buying our next home. Jump in before it's too late.

In today's world more to worry about? I find history interesting. There were and always will be things to worry about.

We bought our home 10 years ago we were young seniors then ,now were middle aged seniors
After this past year we have redefined our retirement.
Turned off the news canceled the cable
Live love laugh support our family and friends be kind explore this great country and screw the rest
Dirt is coming fast

You can spend all that time looking for a so called perfect home in the villages and have noisy neighbors with yapping dogs move in and all that investigation means nothing , I bought all my new homes in the villages the first day I saw them and wasn’t worried about external whatever’s , including my last new home in fenney that I sold after 3 years for $88,000 more then I paid for it , gee I wonder what I would have made if not for the prison , explosions, feral pigs and no stores hmmm , worrying about stuff that most likely won’t happen or be a problem especially in villages is a waste of time and if you have a problem just move someone will buy your house fast FYI my home sold the first day to second person who looked at it for more money then listed because they were afraid of losing the home

Everyone needs to do their due diligence to find what they like. We ended up further up north than we ever thought but we love our house and neighborhood. We are somewhat close to the tracks which we love as we love trains. This is our last home even though we bought it when we were 55. Because we spent the time to look for the right house we do not need to move 3-4 times or over 10 as some have done, we will stay put. Our northern home is 26 years old and we bought it new so we tend not to move. Everyone likes something different in a house and a neighborhood.

Yep, can't pick your neighbors no matter how much investigating you do. We are very fortunate to have great neighbors, it makes life a lot easier.

There is a house in our neighborhood that has had a hard time changing hands. It has finally sold to the 3rd owner in 13 years. Wrong floor plan on the wrong lot, due mainly to traffic. I think it was a spec house originally.

So, yes, it is good to do due diligence, especially on location.

I am just curious as to what the reason is for this post. Very strange . Bragamonial or what? Dude be real if you bought the wrong house for you then right now is the perfect time to sell it to someone that doesn’t know better.

Prudence not paranoia. Before buying I made a weighted, itemized list, how important things were to me about the house and it’s location. Put everything I could think of on my list. Then when I went to look at houses I ranked each house on my list. Result, I am very happy with the house I bought, and the neighbors, and the area.

I will be even more carefully selecting the next home now that I know a lot more about living here. Personally I think if one is not prudent about such a significant purchase, then they are a fool.

We are so smart about the perfect house and because of that, those of lesser intelligence need counseling , to save us from the terrible mistakes we are all making . I’m glad he’s happy but after living in 23 countries and 15 homes and condos since retiring. 14 years in the same house sounds like a prison sentence for me lol , having just moved again at 82 I’ve got at least one more move back to Boston at 85 , That was always the plan from the day I came to Florida a long time ago

Thanks for your personal pontification! alot of personal projection about "many" when all locations "can" be said to have many "potential future" problems. Using potential makes it a grandiose statement, using future makes it open to anything possible, including a future meteor strike, as if you want to make a claim that you predicted it :blahblahblah::blahblahblah::blahblahblah:

But let's not forget about the potential risk of moving into a neighborhood where there are old people. Old people are more likely to die than young people. That means more homes are likely to be sold to new neighbors, who might smoke stinky cigars and drive really loud motorcycles that they start up at 7 in the morning. Or have driveway parties with hired singers who sing really badly every patriotic song they know through crusty old speakers on full blast, and can't even remember the words right. Or who knock on your door every day that you don't step out of your house no later than 9AM to ask if you are going to take your newspaper inside, because it's unattractive there on the edge of the driveway.

And so on.

You can't plan for everything. Pick the most obvious "can't live with this" items, then pick a couple more, and start looking.
