Has anyone replaced their garage door opener? Did you get the chain or belt driven? Who did you have install it. I would appreciate any recommendations.

It depends if it's needed. Mine is fourteen years old and works well. I perform maintenance regularly.

I've replaced one. It required replacing the sensors and wall unit as well. Not difficult.

Requires a step ladder and RFM.

I have replaced the original equipment with Chamberlin opener, both chain and belt drives, belt is quieter. These were DIY installs, fairly easy, second person makes it much easier. With a little planning I was able to reuse the mount above the door, and the original angle brackets mounted to the ceiling, just needed a few cuts to the other original pieces for the new unit to fit. I was also able to reuse to existing wiring between the sensors and the original opener, just be sure to record the new color codes.

By the time I am ready (ours are only 17 years old!) I would hope they have wireless with an app.....so I don't have to go back to see if we put the door down (I know we are the only ones doing that:icon_wink:)

Slightly off topic...

Has anyone added a keypad to open their garage door?

I know that Lowes and Home Depot sell them, but the none of the brands sold as "universal" list the standard Villages remotes as compatible...

You would have to get a keypad from Romac and they charge almost $50 I believe. If you are going to spend that much on a keypad you may as well get the Chamberlain belt drive that is MUCH quieter and comes with the keypad, when it’s on sale it’s $179. I just replaced our Romac and it’s so quiet that you can’t hear when it’s opened.

I bought 2 garage door openers for the car and cart for $35. Easy to program if that's what you are looking for.

I have an "Overhead" door opener. I found a matching keypad (wireless) on Amazon. Installed easily, works great.

We had "Greg" install a remote control screen door in our double garage. It was so quiet, we had him come back and install a belt drive opener on our big door. Really love both!

Get a belt drive. I installed it myself.

The Chamberlain belt drive took me about 90 minutes to install. That's mostly because it was the first one I've done and I read the manual 6 times just to make sure I didn't miss anything. I also had to add the wires for the blockage/safety sensor at the bottom of the door so running those took some time. If you could reuse older ones it would have been a lot faster.

It has an app and you can open and close the garage door from anywhere and check to see if it is open or closed. The latest ones have a garage camera too which I would get if I were buying one today.

If you are going for quiet garage door - one thing to do is replace your steel rollers with nylon wheels!

Amazon sells them for $20 a set (10 pack) and you really only need to replace all but the lowest roller. The lowest roller requires you to deal with the spring and cable. Also the lowest one has minimal horizon travel where the noise is created.
Super quiet and updates the bearings that wear out over time.

Takes about 1-2 hours with the garage door down, if you can handle basic tools.

We purchased a belt driven from Lowe’s and had them install it. $250 vs $700-900 estimates. Installed by ASAP.

Amazon has MVP key pads and the small individual remotes. Outdoor key pad is $40 and little remotes about $18.

Check out North Shore Commercial. I have purchased both the inside and outside keypads, plus 2 remotes from them. Good pricing compared to Ro-Mac.

Just did it, had an old Genie opener, too confusing to buy at Lowe’s or HD, so I ordered from EBay totally wireless, took me (I am 76) less than 30 minutes to pair it, great instructions giving me an UTube video. Most of the time it took to reposition on the frame so it would hide the previous screw holes, was less than $20 including shipping, HD and Lowe’s wanted $30 for theirs

I just installed two Genie belt drive units. Used the old wiring and mounting points. Not too difficult, but next time I'd get it with installation, which should cost less than $100 per unit. Genie worked with the HomeLink buttons in our car. (I couldn't get the old Chamberlin units to work with it.) Advantages of belt drive: Much quieter, and doesn't drip oil on the outside of the door when opening and closing, which the old chain drive units did.

Your garage door hope is available now. Look at Chamberlain Garage Door Opener "myQ" series. Will let you know if door is open or closed thru smart phone app. After it is open it will close automatically after a selected time period if desired. Other features too.

Call Ryan O'Cull (352) 617 - 0522. Very honest, dependable, knowledgeable, and reasonably priced. He has done work for many neighbors and friends. He is extremely responsive. He will probably answer his phone; or, leave a message and he will return your call pretty quickly. BTW-- he was the one who told us that ROMAC installed incorrect springs on our garage door. ROMAC came out and replaced the incorrect springs at no charge.

There is already an app that can open/close your garage door from anywhere there is wi-fi. It will verbally tell you when your door is opening or closing as well as allow you to check if it’s open. It works with the VIP openers in The Villages. Nexx garage door opener at Amazon $89.
The Chamberlain offer will not work with VIP.

It works with the VIP openers. Nexx Garage Door Opener from Amazon $89. The chamberlain offering does not work with the Roman VIP openers.

Has anyone replaced their garage door opener? Did you get the chain or belt driven? Who did you have install it. I would appreciate any recommendations.

What some are calling a chain drive is properly called a roller chain-similar to a bicycle chain. It comes in different widths, gauges, and is sold by the foot. You purchase the length you need and it is connected with a master link. Actually if you are doing this, you buy more than you need and using an inexpensive tool you purchase from a bike shop it is easy to remove links. People complaining about it leaking oil, have either improperly lubed it or hired someone who improperly lubed it. It can be cleaned and properly lubed.
You can also get that stuff form a bike shop or on line-not expensive.

I expect a belt drive system, will require special toothed belts, like used to drive the valves on some cars. Should you need a new belt, is it a standard part?

The rollers. People tend to lube everything with WD 40. It is not a lubricant it was developed as a mold release compound. Try it for yourself. Spray it on a piece of glass.
You will see in a few days it is gone.

Is this the one? The $89 one comes with two "smart plugs" which don't seem to be needed...

Yes, it's a toothed belt. Unless you jam it frequently, it'll never need replaced.

The garage door on my villa had an old genie chain drive in it. The sound it made was akin to the raising of the portcullis at the Tower of London.

I replaced it with a Chamberlain Belt Drive and now you hear some clicks. I didn't lubricate or replace any of the wheels. It went from shockingly loud to "is it doing anything? oh, it's moving" level of quiet, .

Whomever you choose , shop around some of these installers are really expensive and go fo the quiet belt drive always. I installed mine myself ,had chain and went with the belt drive other than the door itself making noice from folding no noise.

Romac did ours which is a chain drive. Quiet, and I maintain it myself. In other places, I've replaced my own and it's not a big job.

I suppose that you are right when you say it won't drip oil if properly lubed. But, I've owned two homes in The Villages. Both had a dirty line down the center of the door, caused by something dripping from the chain. I never lubed them...so, whatever it was lubed with was done by the builder. Belt drives that I installed seem to be easy to replace (if needed).

I just got mine replaced last week. I used Scotts Garage Door Service - 352-697-0321. They were fantastic! Told me the only thing that cold make mine even quieter was new roller wheels, but they would last at least another year. I would recommend them whole-heartedly, as others have done!

All of the above - Chamberlain belt drive, nylon rollers - easy. Two items to add - make sure the new unit will automatic close your door after 10 minutes (can be overridden), Chamberlain offers that feature. Second, buy a $5 can of lithium spray-on grease and lube your big springs every 6 months or so (or every year or so).
