Wife and I are nearing our one year anniversary as Villagers. Trying to help out friends of ours who want to come to TV for a LSV but are getting the run-a-round. Has anyone heard of problems trying to book a visit to TV?

I have a lifestyle visit coming up in a couple of weeks. I made the reservation about a month ago. At that time, they said they were booked up all summer, but they were able to find me a date that had had a cancellation.

Nope....have friends that just left to go home and get that one sold. Have your friends call directly to book, because they want payment for the stay when they book it.

We will be in down renting month of August and looking at homes. Seems like the Villages is short on inventory both new and preowned. What is your take on the inventory?

I watch the listings and they are selling fast. One came up for sale in our neighborhood and it was pending the first day. They have no problems selling homes here.
It is a wonderful place to live. I was so skeptical when we first came. I thought it way too good not to have a hitch somewhere. It truly is just wonderful to live here. And now we have gotten very old here and we still love it.

Maybe the run around is dates are not available that your friends want. May need to be more flexible. Our friends booked in March for July, they wanted to add days on, but there was nothing available

If it is hard to get a place on the Lifestyle Visits, why not rent a home style they fancy for a week.
Cheap in TV in the hot season.
Form your own opinion, and ask questions of the locals who already live here.

This site might help VH4R Home Rentals in The Villages Florida The Villages Rentals (https://villagershomes4rent.com/) for short term rentals. I would try and get one including a golf cart.

I counted 96 homes on the Villages Homefinder (the official Villages sales website) that were either already built brand new and never lived in, or pre-owned. I filtered out homesite that hadn't been built yet, and anything that was pending. If you include pending there are over 200, I had to stop counting to get dinner.
There are hundreds on zillow.

Yes, the supply of all homes for sale is at an all time low. Last week there were about 76 homes for sale, new or preowned. The Villages is an incredible place to
live and people are finding that out from friends, family and the incredible marketing The Villages does. If you see something that fits your criteria, you should make a strong offer and be ready to buy.
I’ve heard of some very disappointing home buying attempts lately. Be totally prepared if you’re in the market for a home here.

I can tell you this about Florida homes. We live four miles from the villages in another senior community which is 50% cheaper and we don't golf so it doesn't matter. Our friend is leaving due to health reasons and he got five offers in the first two days this thing is all. For 10 years we would normally have 80 or so homes for sale month to month, and right now there are exactly five homes for sale on the multiple listings and maybe two by owner. PS I live in a beautiful community old Pennbroke Fairways . Just four miles from The villages

I am coming for a LSV in July. They are probably booked.

No they are full until October and it is based on date requested to fill the openings. Supply and demand. Thousands are requesting to come weekly.

My brother just booked for October and had no problems. Not sure if this is new, but I previously thought the minimum nights was three, but he was told it is now 4 nights. If that is new, then that would also reduce the inventory of homes for the LSV.

Can always stay at The Waterfront and rent golf cart a d find a realtor to show you homes, which is what we did. Had a house in 3 days.

96 homes or 200 of everything is about a week to two week supply. The Villages Sales office are selling 200-300 new per month and another 200 resale. The MLS has very few available also (in The Villages).

It's a life style visit. Speaking of tours, have the trolley bus tours restarted?

Call the agent you used and see if he can pull some strings to get an earlier appointment for a stay.

We never did a lifestyle visit, we have friends in The Villages and we stayed with them. Why do a lifestyle when you can get first hand experience. We hooked up with their sales rep and everything was great.

We came for lifestyle package for 4 days. It is the best way to visit here. I know it has changed, but I don't know what you get in the package now. We got 4 tickets for the movie theatre, free dinner each night, free coffee, tea, bagels, and donuts every morning, free golf, Village money ( which was stopped because someone made conterfeit money) and if you didn't have the time to use all the play money, you could just use it when you come back. We had our home built in 2001. Part of the lifestyle package was a welcome basket when we closed. That basket on our kitchen counter had 4 more tickets to the movies, 2 beer mugs to freeze, 2 coffee mugs, and 2 drinking glasses all with their logo on it. I can't remember everything else. We were talking about the package at a swimming pool one day and one of the girls was listening and said her husband and her just drove in, went to sales office and decided to build. We didn't get anything, not even the welcome basket. She called her sales person and was told that it was part of the package if you buy. Boy, was she mad. Oh, I almost forgot. We got our money back the for our stay in a designer home the second time we came back and decided to build. I've never gone on a vacation that was that inexpensive. I still love it here!
