Hello all,
After many years of planning to move to The Villages, we are putting it in gear and will hopefully find a home in December. We’ve been here several times for extended stays and hope to find a home near Sumter Landing. We could really use some recommendations on realtors for both The Villages and ones that sell through the MLS. I know this information has been given before but a fresh list of current realtors would be appreciated. Thanks, and hope to see you soon.

We used Collen Wotring.

We knew where we wanted to be, she made some suggestions and showed us what we were looking for. Yes, she showed us new construction, because at the time, we were still interested in South of 44. But when we decided we wanted between 466A and 44, that is where she focused... Very happy with her. She walked us thru the sale, helped with the negotiations and stayed on top of everything. We would use he again in a heartbeat!

My wife and I used Andrew Wescher about 3 months ago. By stroke of luck he was assigned to us by the Villages real estate sales team. We had a great day touring with him, saw many homes and then he helped us complete our sale virtually from our home state. Nice young gentleman, no pressure and a veteran which I always have a soft spot for.

Whoever you use, they work for the seller, not you! Be careful what you say . Note that's homes are hot now , many with multiple offers . And over asking prices.

www.flfhr.com is a wonderful group to work with. Catherine the owner is fantastic! We used Laura Craver who works there. Very knowledgeable. She had worked as a Village realtor before going to Florida Fine Home Realty. Give them a ring a check them out.

I bought my house without a using an agent but I was not shopping new homes. If you are retired there is plenty of resources and time to do your own due diligence especially with the TOTV for existing homes. I called the listing agents when I was interested in a property. When they find out they would not have to share the commission then they become very motivated to convince the seller that you have the best offer.

always check to see what the homes sold before to check to see if the seller is trying to make a killing. Don't get suckered into paying the ridiculous prices that they are asking.

We used Lisa Marie Puccio. She knew what we would like after spending a short time with us and we love our house! Also there is no pressure from her and she still stays in touch and is my go to person as I learn my way around Village life.

Regardless of the Real Estate Agent you use the old adage that Location, Location, Location is still the bases for choosing a site to buy. There are many not the least of which
is being able to get to the bank, shopping, drug store, gas station, etc etc are key to where
you live. As an example if you check out locations like Winfred, Tall Trees, etc. for re buys
you will have a great location. There are other of course but these are the gold standard.:popcorn:

Villages agents are licensed but they are NOT Realtors.

You're technically correct.
But MLS Realtors can only show MLS homes which are approximately 25% of the ''pre-owned'' market. They never can sell a newly constructed home.

We highly recommend Wanda Lund from Sally Love Realty (239) 253-9079. She just sold our house and went out of her way to help us as we were out of the area

I used Brian Etheridge. Another person who grew up here, as did I, so his dad is a long time friend of friends. My parents live in Leesburg. I got my reference from a lawyer friend who also grew up in Leesburg but lives in McClure now. He was great and even talked me out of a house that was 20k more than the one I got.

I used Brenda Bell 352-427-8262. Her and her network were awesome. She knew the right people to go to if you wanted new (which I did not) while she showed me many homes that were MLS. She new what people like and what people avoid i.e. backed up to a busy street, power lines and also closed off kitchens but was willing to show me them anyways and brought them to me but just gave me a heads up on the pricing and resale. Make sure you ask around because some agents give you no after sale considerations while others will give you gifts and annual get-togethers.

Totally agree especially if it’s a MLS listing. You’ll have to be a quick decision maker. I live in the LSL area and houses last on the market as little as one day, IF they even hit the market.

53 pre owned homes for sale today on Village site, 54 yesterday, 50 the day before. The norm is 400-450 homes. December more people come down & homes last only a day or two on market now. No time like the present to come down & try to find your home .....Just saying. And note, getting workers to bid, or schedule right now is a 3 week process and most are months out.

Use a Villages realtor and an outside realtor. New through the Villages and resells through the outside agent. All people who are licensed to sell in the state of Florida. Do not underestimate the benefits of location but, that being said, locations further north are older houses and more traffic, location further south are newer. Due diligence on what you are close to in the south, such as the turnpike. You are sure to find something you like.

You might need two, a Realtor, and a sales agent. Realtors can't sell TV listed homes and vice-versa. TV sales agents only have access to their own listings and Realtors have access to the MLS. So, if you see a house you like and it's listed with a Realtor, then you can't use a TV sales agent and vice-versa.

We used Randy. He is a Buyer’s agent and works with Debbie Roberts in the ReMax Team. He was so patient with us and very professional.

I recommend that you look into 55placesdot com, and set up notifications to send you and email when a property in the villages gets listed. I usually get between 3 and 6 new listings every day.

You can look at the villages website to set filters too (price, model, resales, etc.)

I wouldn't feel comfortable to recommend an agent - some may do a good job for one person, then not so much for another....

We knew where we wanted to be, she made some suggestions and showed us what we were looking for. Yes, she showed us new construction, because at the time, we were still interested in South of 44. But when we decided we wanted between 466A and 44, that is where she focused... Very happy with her. She walked us thru the sale, helped with the negotiations and stayed on top of everything. We would use he again in a heartbeat!

There are several standards when you sell real estate and that's why it matters. And yes some Realtors even I've known, to be unethical and self-dealing.

It costs $150 a year to become a Realtor. There is some additional training. The vast majority of buyers do not care, otherwise there would be a glut of new homes for sale in TV. If you can’t tell an honest sales associate from one who is not then buy off the MLS.

We were very happy with our TV agent who was a Realtor back in Michigan.

I am very, very happy with Pete Laufersky of the The Villages.

Yes, I know village salespeople are not realtors. But hear me out.

Pete did a great job showing me houses and I know I found "the one". I've bought and sold 12 houses in my day (sideline fixing up houses and reselling) Pete could do for me what a realtor did, for example, analyze the market and tell me values. He knows the area well. Important: He is very connected to those who run the villages in a way a non-village person, though a realtor, could not be. I could give an example of a time Pete helped me with a vital matter that arose affecting my house - I had been turned down until Pete stepped in and did what he could do. Pete stays in touch with his clients. There is an annual dinner at a Village country club all are invited to for free. (Last year during Covid they gave out presents in lieu of dinner.)

Whoever you use, they work for the seller, not you! Be careful what you say . Note that's homes are hot now , many with multiple offers . And over asking prices.
Realtors have always worked for the seller. Thats nothing new. And decent homes will have muliple offers since theyre in demand. And yes, the housing boom has been happening for awhile now and is expected for possibly a couple more years. Obviously you have to set your limit on what youll pay and stay within that realm

We just closed on a house in TV a few weeks ago. As you likely know, realtors either are with The Villages properties or an outside firm. Realtors with TV can ONLY show homes listed with their company. That is perhaps 50-60% of all homes. Realtors outside of TV owned real estate firm will show houses on the "multiple listing" group.
We had a great experience with two realtors.
Jill Coyne, with TV properties (352) 875-1559 did a great job for us. We ended up buying thru her. Great person to deal with.
For properties within The Villages, but listed with the multiple listing option, we used Karen Kamperman with the Keller/Williams agency(352) 390-4800 . She worked very hard for us and put us on to several homes that were right up our alley. She was marvelous to work with.
We would highly recommend either of these ladies.

Have both. We used an MLS agent to look at a house for us after we returned home from our visit here. I made sure to tell both agents about the other one. Neither had a problem with that. We ended up buying the house listed through TV properties.

Exactly. They represent the villages not you. And probably don’t give clear information about the cost of living all the tax burdens and that they own everything here outright or an equity interest.

If you tell Lynn Bartlett exactly what you want (inside and outside including price range and area like Sumter), her son Chris will send you the latest updated listings weekly for your perusal. It worked for us and the purchase from afar was seamless.

I used Gary Lazdowski and he was great. I bought 11 years ago and he still keeps in touch every year and buys us dinner, lunch, or in the case of COVID-19 had a fresh pie from Fresh Market given to us. Very thoughtful and good! Would highly recommend!

Regardless of the Real Estate Agent you use the old adage that Location, Location, Location is still the bases for choosing a site to buy. There are many not the least of which
is being able to get to the bank, shopping, drug store, gas station, etc etc are key to where
you live. As an example if you check out locations like Winfred, Tall Trees, etc. for re buys
you will have a great location. There are other of course but these are the gold standard.:popcorn:
Agree, I would also recommend Glenview/Chatham/Piedmont area. Quiet with mature landscaping but still easy to get to everything.

I know there are approximately 110 replies so I’ll make this short and sweet - use a licensed realtor like Karen Kamperman from Keller Williams. She and associates can show all MLS listings and have Village contact for strictly VLS listing.

We should have bought several years ago when it was slower. All realities we have to deal with. But, thanks to some of you, we've got some good names and a place to start. Yes, have a Villages sales person, and also an MLS sales person and remember they are both paid by and are working for the seller not YOU. And also you can look for open houses yourself and for sale by owner. Also I strongly agree with Toymeister’s recommendations on the thread “The price of homes are crazy”. A house is a very significant purchase. Give yourself every chance to get the best one for you.
