Current time frame…. Design date till Closing

For those newer to The Villages, can you share the length of time it has taken to build your house. I have heard from one person it is currently around 5 months from design sign off to closing.

Is this a typical timeframe?

We reserved a lot in January, had the design meeting in mid-March, and will close the end of July.

Unfortunately that is no longer true. Because of material shortages some homes in St. Catherine were pushed out by up to 5 weeks. Windows were an issue for a few months. Our house was actually built without the master bedroom window being installed. It finally showed up about two weeks prior to closing. Many houses (ours included) closed without all the appliances being installed. When we moved in (late April) all we had was the cooktop. Three weeks ago we finally got our oven/microwave and two weeks ago we got our range hood. Thankfully we had a summer kitchen installed so we had the grill to cook on.

We signed the contract to build a Woodside model with a pool in Hawkins on April 30. They said construction would begin June 18, and it did. Scheduled occupancy is Oct 14, without appliances. We were told the pool would add a month.

I notice a lot of new build homes listed for sale are missing appliances.

Closed in Bradford recently. The Villages delayed closing twice. About two weeks late. They just cant keep up. Had to sign a contract that I would not pull a permit for 90 days as Sumter County is also behind. These are intersting times!

Hopefully taking 5 months will make sure they get it right the fist time. not have months of "repairs" and corrections done as some folk I know.

It’s about 6 months from start to finish but rest assured that your house will be ready on the date it is promised

All I know is that all you people chime in who had your houses built a year or more ago but are not count on your experience being the same now for new people.

Times now or nothing like they were before any other time. I double what they tell you.

3.5 months with pool - we signed the contract in February. They have changed the build time significantly because of demand and need for workers.

One Chimer stated June to October.

Another Chimer stated March to July.

Seem current to me.

We just had our design week with our final signing last Friday on June 18. We have a final build date of December 9, 2021. Due to building material shortages and delays, there is also a possible three month extension written into the contract, specifically to cover material shortage. We were told they have only had to make use of this extension twice.

Was told permitting takes 30 days or more.
Outside builders seem to need more time.

depending on what model and site, 3-6 months..and if you're adding a pool at the time of the build 9 months...that's the real story.

3 - 5 weeks after signing they break ground. With a few exceptions, 3-1/2 to 4 months after breaking ground will be the closing.

We just built in St Catherine and no one we know, regardless of design (about 50 other people that built) did it take anywhere near 9 months including those that have pools. There was a delay from the average of 3-1/2 months this past winter when they were having a problem with the window vendor that was causing a 3-5 week delay.... that's the real story from someone that has recently gone through it.

We also signed Friday June 18, closing December 15th with a pool. Don’t recall “three month extension” but did have a clause for a 30 day notice to extend closing date without any reimbursement from The Villages.

Design meeting was late April. Down payment delivered May 5. Closing set for Oct 12.

Design completed and contract signed 6/11. Scheduled to break ground 8/9 and close 11/30 with no pool. Contract allows for unlimited delays due to covid 19, otherwise they would pay for accommodations and storage.

I just bought a spec home. About 3-4 weeks ago, I enquired about building on a lot and I was told the earliest design appointments were in October and that closing would be May, 2022.

Is this a typical timeframe? We finished our design in February and just closed 6/22. It was about 4.5 months. They don’t start the build right after you sign and make payment. I think it was about 2 weeks. The building goes so quickly it’s amazing. They build a great house.
