Wow, I think a new record must have been set. I looked at new houses that were posted on Wednesday and again this morning, almost all of them have sold. The houses weren’t cheap either. Something may be new, price tags are left on the advertised homes, but when you click on many they say pending. Is this where we are at now?

Like most things depends on your view. I am neither buying or selling. Perhaps, interesting that it would be easy and quick if I wanted to sell. If, I did, I would buy something else and that too would sell quick and for top dollar. By the way that is not just true in the villages.
Perhaps, a reach. It was not that long ago that we woke up early, day after day to get a covid 19 shot appointment. Now as I laughed then they likely are giving a grocery discount card if you honor them by getting the shot.
Things always revert to normal or establish a new normal. I do not know what will happen. Mortgage money, interest, is low and inflation is rising. This will only last till it does not.

Pending means it has not closed. The people may not be able to get a mortgage etc etc etc I obviously creates buying panic.

This was something like when we purchased in 2013, every home we looked at had someone signing paper, we eventually bought a lot and built our dream home.

I think down here pending means waiting ahead of closing, don't know if they will accept a buyer that was not already approved for a loan and remember that more than 50% of buyers here pay cash.

I don't see that as much different than when we purchased 1 1/2 years ago. Then I was told if I found a home I wanted, to put an offer in on it and not wait because it was likely to be gone the next day. I was told the average time to sell at market was around 2 weeks.

Houses here in good condition and priced to the market often do go in one day.
