View Full Version : The Villages Construction Update #94 - Precast Construction Premieres

Update #94 starts out looking at the new Villa homes being built just south of the Rohan Rec Center, Ty Villas is using a precast construction method, while not new or unique in The Villages, it new to building homes in this method here. After taking a look at these villas and where the walls are being built, the video focuses on the areas north of SR44 all the way up to the Silver Lake Executive golf course and the First Responders Rec Center.
The ending segment of the video is a walkthrough of the proposed walking path location north of Lake Miona Rec Center recently greenlighted by the Project Wide Advisory Committee for construction bids.

Precast cost savings...................in a prior life, we used this method to construct warehouses (400,000sf up to 1.1mil sf). Compare to block, we saved about 20%. This might be a way for TV to hold costs rather than increase in the current environment.

Nice video, but the zooming could be a bit slower - it makes me dizzy as i focus on where exactly you are videoing on the map.

From an editing stand point that adds more time to the video. In this video nearly a quarter of the time is showing the maps between clips. Too much fluff and viewers tend to leave the video early, so it’s a balancing act between the maps and the actual content.

Absolutely loved the Google Earth transitions between video segments. Still being relatively new here it brings things into a more clear perspective on The Villages layout as a whole.

Another great update, Don. I too love the overview map, really puts things into perspective. My wife and I are also McDonalds fans and were really disappointed that the construction at Magnolia was NOT the new McDonald’s. You say it is the Omni Building…that is the first time I’ve heard that word. I know the McDonald’s and Seven Eleven have been announced, even the developer has mentioned those, but I have never heard about the Omni building…what is that? Thanks!

They use Omni building as a general term to describe a multi-tenant commercial building (think the buildings in a strip mall).

I found the maps really help me get oriented. I don't know the areas south of 466 very well. So the zoom out to the total view of the villages followed by the zoom in does allow me to follow along. Thanks for doing the First Responders build, we live close to this, but are snow birds so can't sneak a peak.

How's the new maps in #95? I tried slowing them down a little and made the titles a bit bigger.

Hi There is nothing wrong with prefab wall Built in the factory you better control of the quality. This method is no different having prefab walls made of wood in factories. The question you did not state was how the wall are attached to each other to the floor slab. You can have a very good wall but it is only as good as it is tied with the other walls and slab. I'm curious if they can make theses wall with foam attached to one or both side to add R value insulation to save a step later in the process of building in the field
