Frank D'Angelo is very popular but they get booked up very quickly. I just booked him to do my one year warranty inspection for next March.

Make certain you are also on the property when the inspector is there. Dont be afraid to ask questions and look around yourself. He should go inspect the attic. Run all of the appliances in their full cycle. Check all of the outlets to make certain they are all working. My inspector missed a defective GFI outlet on the outside of the house. Removal of the electric panel cover in the garage. Check the blinds, shades, windows, sliding doors. Check the sprinkler heads to make certain they are all working. Tell the realtor to have the CAC on hours before the inspection. The inspection if done correctly should most likely take 2 hours. Unless your buying the house as is?????

Jeff Asbach did our inspection. He use to be a builder, which I like. Both Asbach and D’Angelo are good but get a quote from both for the cost of the inspection.

My wife and I just closed on a house in The Villages in April and used him for the Inspection. Very pleased and reasonable cost. $100 for a 4
Point inspection on a 2 bedroom villa.

I just bought a home last Tuesday. I used John Stampler. 352-350-4099. I let him know
I was only there for a few days. He came on Friday. Excellent! Almost 3 hours. Examined every little thing. Did termite inspection too. $444. And a partial wind mitigation.

Do not use Lon Barnaby. Didn’t write a report tool a few photos, put blue tape on items but never took a photo of them or addressed it. Without letting me see the report sent it to TV and write you may not need to fix these ! Who does that ? Probably works for the villages needs to retire and poor communicator. Just awful

I would recommend using a home inspector that is a member of ASHI, a professional organization for home inspectors that sets standards of performance.

Owner is Bo Passen.
He did a very thorough job then went through the report with me.
Would definitely recommend him.

Be very, very careful! My son paid about $400 last year and within 6 months there was an issue with the A/C - $1,000 repair, the sewer line (another couple hundred), and the sprinkler system!
We were very upset.

I used pillar to post, when I bought my home in March. They did a wonderful job, checked everything, ran through all the cycles and gave me lots of good advice about how to do upkeep.

I recommend you wait to get the inspection until you’ve been in the home 10 or so months. Get it scheduled in advance to be sure it’s done before the 1 year warranty expires. The first year your protected from most everything. Do a thorough walk through with the builder’s representative. Don’t let him/her rush you. Make sure you understand how your mechanical systems work and how the warranty works. Well worth the time! Don’t delegate these to a friend or the sales rep.

ASHI is a great company and I graduated from their school. However, inspecting in Florida is totally different than other states from codes to insects.
I recommend hiring a home inspector who is a also a member of FABI, Florida Association of Building Inspectors. They teach education related to Florida History and
building/ inspection specifications.
In Florida, it is simple to study and pay for a Home Inspector License in Florida with out any experience !!! Yep, if you can study and take a test you can have a State of Florida license. In Connecticut, I had to perform 100 inspections with a seasoned Home Inspector and pay $50 for each inspection I interned on the job.
This is so very true. We are certified with all three major Inspection organizations, ASHI, Internachi and FABI. All three are much different. While Internachi has many very good online classes, one can actually pay them to use the term, "Master Inspector". Sadly, most Inspectors around this area ONLY belong to Internachi, and get all their training on a computer. At D'Angelo Inspections, we do not play that game.
To become Certified with ASHI you need to pass the National Exam and have at least 250 paid home inspections done. These reports are then reviewed by a national Board. We are proud to have achieved this.
We are all proud members of FABI also....the Florida Association of Building Inspectors. My two sons are Registered Professional Inspectors with FABI and I am a Master Professional Inspector with FABI. We have also taught other newer FABI inspectors through the years.
My two sons and I have done over 8000 inspections in The Villages through the years. Our company now specializes in mostly doing One Year Warranty Inspections. These inspections are more detailed than a typical "Pre-Sale" Inspection, because we do not only look for the normal mechanical, structural and safety issues, but also all the cosmetic issues that should be taken care of in a less than one year old home. Things like chipped tile, cracks in the grout and drywall, screw pops, cabinet adjustments, window issues, stucco cracks, etc.
Unlike many other inspectors, we walk all over your roof and crawl all over your attic, finding issues like broken trusses, missing insulation, etc. We are trained to look at your home with a Thermal Imaging camera, etc. We document everything with plenty of pictures and even video, and send the report to both you AND The Villages warranty department the same day, so you do not need to do anything.
We are often booked solid 2-3 months in advance, so it is best to call months ahead of time. Most folks feel this is worthwhile, as this is the last chance to get issues found and fixed without paying for it. The cost of these repairs most always cost many times more than the inspection. In the thousands of warranty inspections we have done in The Villages, I have never had anyone say it was not worth it.
