The Villages has abandoned a plan for apartments at the site of the former Hacienda Hills Country Club.
Villagers living within 500 feet of the site – where more than 200 apartments had been proposed – received a pleasant surprise Wednesday afternoon when they got a sneak peak of The Villages’ revised plan for the property.
Instead of apartment buildings, The Villages plans to build 25 villas at the site. The villas, yet unnamed, will be owned by residents of Florida’s Friendliest Hometown. There will also be two pickleball courts and a resort-style swimming pool.
Noticeably absent from the site plan was a previously promised restaurant.
But that didn’t necessarily upset neighbors of the property.
“Not having a restaurant means there won’t be as much traffic,” said Maria Guerrera of the Village Hacienda South.
Neighbors were thrilled that the apartment idea has been dropped. They had been worried about the possibility of a multi-story apartment building looming over them. They were also nervous about the increased noise and the less-invested nature of apartment dwellers.

It appears that The Villages doesn't really want to be in the apartment renting business. They scrapped the Richmond Lofts as well as this project. Maybe they saw all the apartments going up in the surrounding area and just didn't feel they could compete.

Since 2008 when we first moved here, I have constantly been more than satisfied with the decisions made by this family. All they get from some is criticism.
I think people some people are just jealous that their hard work and their sacrifice and the risks they took with their own money has paid off, and not only that, their business employs thousands of people.

Actually, I have always thought those townhouse buildings look very out of place in a retirement community with the all the rest being single story dwellings. As a general rule, stairs are not senior friendly, practical or safe.
I'm very happy for the new plans, especially for those living so close to the site. Win win.

Likely they felt it wasn't worth the effort or the fight and opted for this as a way to take the money and run.
Now the complaining will start with "...they promised us a restaurant, and a....", all the things that come with a prevalent customer based.
This area will now be forever lost to any kind of development or commercial venture and people will bemoan how the developer broke their promise to forever take care of them.
Be careful what you ask for, you may get it.

Very good news. I always thought that it was terribly unfair to the residents there. They have plenty of property along the turnpike to build apartments if they wanted to go that route.

The problem with the apartments is that the apartment renters don't have exclusive use of the facilities. Any village resident can use the pool etc.

Agree with the compete for dollar amount, but people pay more to live in The Villages. We have relatives that are renting at the Brownwood lofts while their home is being built, they told us it’s full No Vacancy.

Or perhaps potentially buyers of new homes on golf courses south of 44 were expressing apprehensions about paying a huge premium for homesites given the events that have unfolded at Hacienda Hills.

I personally thought from the beginning, that the apartments (and the parking lot) was simply a bluff/threat to scare the local residents from protesting/complaining - so they could do what they're now doing. It wouldn't surprise me, to see one of the 9's (or a combination of holes) to be shut down in the future so more villages can be built. After all, the land is a lot more valuable as a building site - than for golf holes.

It wouldn't surprise me, to see one of the 9's (or a combination of holes) to be shut down in the future so more villages can be built. After all, the land is a lot more valuable as a building site - than for golf holes.
Fortunately, the golf courses are designed as flood plains of last resort so developing the land would be problematic.

There is no shame for making money. Why the hostility? We have found the Morse Family to be fair and hard working and not at all show offey. Everyone needs to go to the State of the Villages meeting, when this Pandemic is over. It is once a year, at the Sharon, the tickets are free, but you must get one, and the Morse siblings and their children talk to the assembled crowd. They are good people and do not show off. They sell houses, and they have done a WONDERFUL JOB here.

good point--imo they are more expensive than what it's worth. it's crazy to rent @ that cost when you can put the $$ into owning.

I saw them do that to a nice golf course in Myrtle Beach. Closed it and put up apartments. People that paid premium dollars for golf course sites were now looking at apartments. Fortunately, like GG said, Morse's aren't going to let that happen. Everyone would be afraid to buy here then and that would be shooting themselves in the foot.

Really? So you actually believed that they would put in a large parking lot, so far from the hospital? As for our situation, you've been stalking me enough now (my wife is starting to wonder if you have a crush on me-lol), you already know the answers. Been retired for quite a while now, but will wait a bit longer to purchase for good (will rent again this winter) - when I believe prices will stabilize a little.

I'm actually pretty familiar with (and impressed) on how TV is designed, from a flood control/drainage perspective. There are some things they could do though, that would allow them to develop additional homesites, should they decide to eliminate some golf holes. It's pretty obvious, that they have a very competent civil engineering division, so it wouldn't be all that hard to develop more buildable land - after removing portions of golf courses.

I guess my response would be - how do you know? Since our first stay about 6 years ago, there weren't even rumors of them going so far south either. In fact, I recall a number of threads talking about the short time between announcing jumping the toll road and the time it took them to start scraping dirt and putting in utilities down there.

Again, there are lots of posts on TOTV pointing out how the actual number of golf holes, per resident/rooftop, has dropped in the last few years. In high demand areas anywhere, land will always be more valuable as homesites - than as golf holes. BUT, I hope you're correct.

Just a suggestion. Being a golfer and pickleball enthusiast, and living in this “North Villages”area I believe there are plenty of pickleball courts in the area surrounding Hacienda. Instead of the PB courts possibly a pool/eatery situation similar to Lopez would offer a place for golfers to stop after a round, and the pool goers also to enjoy. Plenty of full service restaurants nearby for the Villa dwellers to get to easily. Don’t know of any “Championship” Villages course that doesn’t offer an on site spot for at least a lunch or drink. Just a suggestion.

Not suggesting a restaurant, just a place by the pool for a burger and a beer. Pickleball there really isn’t needed, and it will be extremely noisy near the pool area.

I know because I stay up to date with the Villages news letters and the Daily Sun. New 18 hole course opening this fall. Plus 4 more Championship courses already planned. GOLF IS EXPANDING in the villages.

It was lost as soon as they tore down HH’s.
It was was in already built out and sold district decade’s ago. I think it was very thoughtless to crowd in 3 story 150 plus apartments towering over residents houses and not expect complaints. Remember when they blocked construction at 466 and B/V on property they didn’t own cause it was too close to their compound. So, the mentality I can build in you’re backyard, but not mine really sets standard don’t it.

HOWEVER...
when they take risks with OUR community, simply because they own a strip of property within the community, that makes it our business.
Remember the town squares are - for all intents and purposes, land-locked. They are surrounded by Villages properties within the CDDs. They exist -because- of the Villages, and they would know this because they're the ones who built it. The town squares would not exist, if the Villages had no residents.
So while they don't "owe" anything to us as residents and homeowners, it would be in their best interest to consider our interests when they make their business decisions.

This is wonderful news. Two thoughts: 1) yes people can do what they want with their money, but people cannot just build whatever they want next door to you. They have to get a zoning change, which must be approved by the popularly–elected local government. 2) The Morses did get the zoning needed, but I believed they decided not to build apartments because it was the right thing to do. They certainly had the money to do it, but none of the neighbors wanted it.
I applaud them for that, especially Mark, Jennifer, and Tracy and for keeping their father’s dream alive, the great visionary H. Gary Morse, without whom most of us would not be here today. A hearty THANKS TO THE VILLAGES!!!!!
Next the apartments in Spanish Springs.

Topspin, It is THEIR money. Not your money and not my money....and for my money, I say that group of family called Morse has made mostly well thought out decisions that benefitted most of us.
I say for you to wait and see how this pans out. I bet it will be another good decision. People are not fools. This is the most sought after place to live in the U.S.
Mostly because it has feisty old people like you and me.

I don't think they do, no. I think they are looking out for the interests of potential buyers of new construction, and I think they look out for the interests of potential buyers of construction south of 466 and in the greater Sumter Square area.

They no longer have to care, because they have hedged their bets very smartly and no longer have anything to lose by doing whatever they want with any property they still own north of Sumter Landing.

I don't think they do, no. I think they are looking out for the interests of potential buyers of new construction, and I think they look out for the interests of potential buyers of construction south of 466 and in the greater Sumter Square area.

This is wonderful news. Two thoughts: 1) yes people can do what they want with their money, but people cannot just build whatever they want next door to you. They have to get a zoning change, which must be approved by the popularly–elected local government. 2) The Morses did get the zoning needed, but I believed they decided not to build apartments because it was the right thing to do. They certainly had the money to do it, but none of the neighbors wanted it.
I applaud them for that, especially Mark, Jennifer, and Tracy and for keeping their father’s dream alive, the great visionary H. Gary Morse, without whom most of us would not be here today. A hearty THANKS TO THE VILLAGES!!!!!
Next the apartments in Spanish Springs.
So they wasted taxpayer dollars, and the time, energy, and efforts of elected officials in our town and county, countless meetings and legal fees, to fight for something and then change their minds - because it was "the right thing to do?"
They should never have done it in the first place. They could have sold the property for less. They could have renovated the existing property and gotten better management in there. They could have requested townhouses instead of a 3-story apartment building. They could have turned it into walking trails. They could have done a LOT of things.
NONE of the things they did was because "it's the right thing to do." There is nothing to applaud. They wasted everyone's time, effort, and money, until it was clear they weren't going to get what they wanted because what they wanted was the WRONG thing to do.

Topspin, It is THEIR money. Not your money and not my money....and for my money, I say that group of family called Morse has made mostly well thought out decisions that benefitted most of us.
I say for you to wait and see how this pans out. I bet it will be another good decision. People are not fools. This is the most sought after place to live in the U.S.
Mostly because it has feisty old people like you and me.

Reference the right thing to do. The right thing to do would have been to go this route in the beginning. The right thing to do would have been to forgo bullying the Amenities Authority into giving up almost 300 amenities. The right thing to do would be to abandon the plans to put apartments in Spanish Springs town square and Sumter Landing town square. The right thing to do would be to drop the law suit suing Lake County because they did not get approval to put apartments into SS.
I applaud the decision to put the villas in HH but believe it was done as business decision to end the poor PR being generated.

If the northern part of TV is over and done, why did they build the two villa communities on 42 or build the upcoming First Respond era rec center or add two more pb courts to the Mulberry rec center?

Two new villa communities and Chatham Acres are because they were able to acquire a significant amount of adjacent property to develop, they're developers, that's their business and what they do.
First Responders Rec Center and the pb courts are being built by the AAC, NOT the developer. They are using the funds from the lawsuit against the developer several years ago to build those amenities.
