My wife and I are close to retiring and looking at homes there. We're planning to come down for a visit soon.
Is there a good website to look for all homes for sale? I looked at the listings on the real state page here but I wasn't sure if there was a place to see all homes for sale.

Unfortunately, there is not just one site. You need to look at The Villages website at Homefinder - The Villages(R) Homes and Villas for Sale (https://www.thevillages.com/homefinder) and also a MLS like The Villages Real Estate - The Villages FL Homes For Sale | Zillow (https://www.zillow.com/homes/The-Villages,-FL)

Yes and to add to this, The Villages website is the only place you can buy new homes. Not this one. (This website is a forum run by residents of the villages). There’s a larger selection now than a month ago! Good luck in your search.

A suggestion. Rent for at least a month here before buying anything.

Place is huge and a weekend is not nearly enough time to figure out where to buy.

Realtor.com has all home nationwide on the MLS. Just search “The Villages” on that site and you will find all MLS resales there. Byowner.com and search “The Villages” for sale by owner. All new home sales are only by The Villages and only available in the far southern area of The Villages.

Yup, we have gotten outbid on three homes in the last two weeks. Two were listed for one day. BTW Zillow has mls listings and fsbo listings.

New people are often taken in by all the new developments south of 44 - do take a look at the historic side east of 27/441 there are lots of resales (bigger turnover due to the older people passing on) also some brand new properties where people have knocked down an old manufactured home. Saw a beautiful lakeside lot on Paradise Lake the other day ripe to build your own house. Our landscaping is mature with lots of Live Oaks - it's quiet (no through traffic like on Morse etc.) 10 minute golf cart ride to SS and lots of stores etc. Golf Cart access to Walmart/bealls/lowes/aldi and the new Bj's etc. etc.all on the east side of of 441 - prices are cheaper this side too 'cos the villages are pushing their stuff in the south. I have lived here for 20 years and just love it !!! Come see !!

Agree with this idea. If you haven't visited here before, you will be overwhelmed with The Villages.

Bought starter house & forever house here in "The Historic Side". Sold my car, everything is accessible by golf cart except Sams. Have a friend take me there when needed.
Live on Aloha Way, on the Lake, couldn't be happier. Larger lots & > 100 years old Oaks.

Be sure to check the MLS listings. Realtor.com, or Zillow will provide a lot of info and will have listings you won't see on the Villages site. Visit as many times as you can, and rent first if possible. This place is so huge it is hard to take it all in on a short visit. You may find an area that appeals to you but until you spend time it's hard to know how well you will like living there. There are loads of houses for sale. Good luck in your search!

The only official web site of The Villages is: TheVillages.com. They list info on all new homes and the majority, but not all, preowned homes.

You can find all MLS listings at Cissie Smith, Your Villages Real Estate Specialist (http://www.CissieSmith.com). Homes are listed by price, by village, by part of The Villages, villas separate, golf front and more.

We recently moved to the Villages. As some mentioned it's very easy to get enamored with building a new home in the new areas BUT i would seriously look for a pre-owned home first. Usually, pre-owned homes have any new home problems resolved like settling and builder defects, contain many updates that you will probably do to your new home, most people upgrade the landscaping, and you know exactly where your home is situated relative to your neighbors, highway, trails, streets, power lines, general noise, etc... Also the newer homes are slightly closer together and can have shorter driveways, etc.. As far as having Gas or Electric, because the Heating and A/C are using electric no matter where you buy, the only advantage of having gas is to cook, heat hot water and dry clothes. It's better but not a deal breaker. Now Gas prices have increased a lot so it's not too much difference.

When you arrive, you should contact a Villages realtor and non-Villages realtor. The homes are selling before they reach the market. Someone just sold their home and the person's realtor contacted other realtors with information about the home. The home was sold on the same day. Depending on when you arrive, there may or may not be a slowdown in the real estate market. Good luck.

You're gonna' get as many opinions as there are Villages... Everyone thinks their area is the best...

We bought in Osceola Hills, which used to be the Southern end of TV. Now, it is becoming the CENTER of TV... Is that good? We think so...

First you need to decide if you want a new home. If yes, only game in town is the villages and new builds are down south of 44. If new you also have to decide if you want to buy a lot and build or do you want to take a Spec home that is already built. Contact a villages agent to start this process.

If you want a preowned home then you need to spend some time in the various areas to get a feel for what it is like. I would suggest a 3 to 6 month lease to give you time to explore. When homes open up in your choice areas then you need to move fast. As stated above you will need two real estate agents, one from the Villages and one covering MLS. And don’t forget to look at FSBO sites to see if you can find any gems. Good luck!

Thanks for all the advice. We have 2 realtors now and we scheduled our visit for Dec 30th. Looking forward to checking out TV.
Btw, we're not looking for new. We'll be snowbirds.
