I do love living here in The Villages, but I want all Villagers to stop and think for a minute. The Villages currently has a population of approximately 140,000 people. Considering the amount of land The Villages still owns that has not been developed, by the time the future villages are developed our population will be well over 200,000 people. Remember, The Villages is not a gated community but a community with gates. On any given day at any time of the day anyone from outside the villages has full access to every road every street every business and all the town squares. If for some reason a person or persons with Less than honorable intentions approach a gate at 3 AM in one of our villages and you do not live in the villages you simply press the red button the gate goes up and you enter. The 20% of the villages that have gate attendants are not allowed to ask you what your businesses is and are not allowed to stop you from entering any village at any time of the day or night. Also keep in mind that many of our seniors who live here in the villages are allowing their grand children and children to live with them. Everything I mentioned above including a community future population with over 200,000 people is bound to see a significant increase in crime and traffic. why does being "big" make us more susceptible to gate encroachment? If anything, I would think being close to the center of a large Villages would make me less likely to be the target of person with "less than honorable" intentions, than being in the center of a small "community with gates"...kind of like being the middle fish in a large school of fish rather than the middle fish in a small school.
I have another thought for those who worry that TV is getting too big. Imagine if the TV developers quit developing. What would stop another developer from buying up that land and developing it? Would we, in TV, be better with other developers doing their thing around the current confines, or would we be better off with TV growing bigger around us?
I feel strongly that with the TV developers track record of success, with their well demonstrated ability to change with the times and desires of new retirees, we are well served by their continued interest in developing TV.
Someone is going to do it, it would be best for us if the people who are good at it continue to do it, rather than someone else, who may screw it up.

Okay, there are nearly 140,000 residents and what is the per capita crime rate? Will it go up when there are 200,000, I'm sure it will but most likely will be at the same percentage as it is currently. One thing you forgot to mention about the gates is that all entries are on cameras and criminals realize that many homeowners also have cameras and alarms as well as weapons. I feel completely safe here and will continue to do so.

when i was looking at houses in StoneCrest it was a major hassle to follow my Realtor thru the Guard shack .... after looking at a couple houses , i was approached by a Stone Crest resident who offered to sell me ID and a Villages Gate Entry Card for 60.00... so i know it happens , it happened to me! sometimes I question my decision to buy here in the Villages, but my neighbors here are the greatest!

I went to Margaritaville but spent the whole time looking for my lost shaker of salt. Then I blew out my flip flop , stepped on a pop top, cut my heel and had to cruise on back home to The Villages

I don't see much difference between The Villages and Del Webb and Stonecrest. At Del Webb and Stonecrest, you just tell the gate guy that you are going to the restaurant, and you drive right in. I think Top of the World is the same way. Maybe they have different rules when the restaurants are closed, but I don't think the security is really better than The Villages.

The Villages is getting too big but not for the reasons you suggest. We have outgrown our hospital system with too little planned for the future population.
In those developments the roads are private here they are public. I would suggest you look into moving to one of those just saying.

I felt the same as you for the same reasons when TV hit 40000 people. Is this a case of now that I'm here let's lock the gates ?

I don't think it's getting too big. I think the developers are conscious of building extra amenities needed with the new villages. The hospital shortage is a problem, but I think we all know how bad our hospital is, so it's always wise to consider going to another city for an emergency if possible (but this shortcoming should definitely be addressed!!!). I don't go down south to the new villages often and I'm sure the opposite is also true. Every village has been designed to have all needed amenities. As far as public using our squares, I think it's a nice change to see young people, especially kids! I'm personally happy more retirees will benefit from this fantastic lifestyle.

If you did your research when you moved here you would have known what their intentions were, but now you want to complain about it. I have been to some of the other communities you mentioned and none of them have what we have here and with all the activates available to us, this is how you spend your time?? Another solution....You can always move.

The one restaurant worth going to on On Top of the World is the Candler Hills Country Club. It's located just outside a guarded gate so no need to enter the property. They will not allow you to just ride around to visit, you'll have to go to the office to be escorted around the complex. If you have a name and address of a friend to visit you'll be able to get in but they take your name and license plate number plus the cameras get a photo of your car.

Totally agree with you especially your point about the hospital. I wish in one of these new villages in the south they would build another square for those people down there. That would help with some of the crowds in the other squares. Not sure with all they have added in the south there is still not a new square.

You are correct 20 plus years in The Sheriffs Department, Corrections, K-9- ICE if you only knew what is really walking around out there you would not be taking late night walks and it’s getting worse by the day just watch the news

We cannot stop any Tom, Dick & Harry from coming in.......a tad more security would be nice but not sure how that could be implemented at this point.
As far the new building the concern is that the quality of the new building is reportedly way down - cheapo builder specials etc.....yet crazy high prices to boot - not sure what the outcome of it all will be.

Truth-before moving to the villages I became aware of an island off North Carolina that was for sale. Roughly 10 acres with a nice home and a small herd of wild horses. I'm sure my wife would object to the manager-me.

I’m not concerned about crime rising in The Villages if it expands while maintaining its current makeup. Consider that at our current size, if you exclude people who live together getting into fights or ex-boyfriends and girlfriends stalking, or that sort of rare thing, there is essentially no crime in our neighborhoods. There are no murders, no assaults, no shootings, no rapes, no burglaries. Despite what you consider inadequate security at the gates, our residential streets are quiet and virtually free of cars. It’s rare indeed to see people driving around who look suspicious.
The fact that nearly all residents are older makes crime much less common here. Also, the sorts of people most likely to commit crimes are more likely to buy in towns where the real estate is much less expensive. So if we maintain our present gate situation and keep prices high and buyers old, crime should stay low. If the developer were to change its policy and sell to young families, that could change, but apart from one neighborhood coming up that is aimed at employees of The Villages, I don’t see that happening. If the housing prices were half as high, or lower, that could bring in crime. My only worry about crime is building within Wildwood city limits, as Wildwood has much more crime. I wouldn’t want Wildwood drug addicts using drugs in the proposed park with trails connecting Wildwood with new villages or using those trails to get into these new villages and burgle homes. I would prefer a high wall with no entrance.

I think anyone who has been here for 10 ton15 years would definitely agree with you. The original concept of Harold Schwartz and carried on by His son is long gone. The Villagers is a nice place but do not kid yourself, it has turned into nothing but a giant sprawling suburb with no end in site. Along with which comes increased crime, relentless traffic and all the other things that comes with over growth.

My view is it is not a 140,000 conglomerate but 70+ Villages of 2,000 people each. Brooklyn is HUGE but your neighborhood is where your world is. Citrus Grove and Orange Blossom Gardens are different communities.

We tend to think honest. The gates, do we think a criminal would not simply go around them. Your front door. Do you think someone braking in is concerned about damaging your new paint job that you invested so much time picking out the perfect color?
Increased security? I only have questions no answers. Do we want random stops to inspect your papers?

Crime that is a pattern/habitual/commonplace in a community can only a problem in a community that is in close proximity to very high-density housing that allows kids and lots of kids. The Villages will never meet this definition. Traffic, however, you are doomed.

Not sure why you mention Brooklyn but I am an ex-New Yorker. People from Brooklyn know or care little about it's history. Brooklyn WAS the suburbs of Manhattan. Few from Brooklyn know that both Brooklyn and Queens are on Long Island. Parking in Brooklyn?
Where can you park? When you find a parking spot you need to look in all the bushes, trees etc for the sign that says why you can't park there. The meter maid, will be out to ticket you as soon as she finishes her one the job coffee. Been there, done that. Why we left.

We have County Roads the other places are private roads.....From what I understand the villages used to be private years ago but had to change due to the County. We cannot stop any Tom, Dick & Harry from coming in.......a tad more security would be nice but not sure how that could be implemented at this point.
As far the new building the concern is that the quality of the new building is reportedly way down - cheapo builder specials etc.....yet crazy high prices to boot - not sure what the outcome of it all will be.
Do you know these things for a fact?- cheaper buildng? Go take a ride out of the northern bubble and see all the ammenities and walking trails for the younger retirees. So very tired of the folks in the North thinking they have “better everything”. Go on- get out- take a walk, ride a bike and clear your mind.

Yes the Villages is growing at a fever pace and that will create problems for owners if the developer doesn’t add sufficient amenities to meet the needs of a growing community. The real concern going forward is the number of apartment complexes that are being built around the villages. The town squares are more crowded than ever before and it’s not snow bird season yet. Navigating local roadways will become a nightmare once all the new apartment complexes are complete. These roadways were never designed to handle the increased traffic that have we will have to endure this coming winter. I’m hoping the powers at be have a plan to address these issues before they become unmanageable.

I went to Margaritaville but spent the whole time looking for my lost shaker of salt. Then I blew out my flip flop , stepped on a pop top, cut my heel and had to cruise on back home to The Villages

The development model here in The Villages works extremely well. That is, no doubt, why we continue to be a popular and sought after place to retire. Some have mentioned Stonecrest and Del Webb as having better security. But...have you been to Stonecrest? We played golf there a few weeks ago, and I will not go back. It was painfully obvious that place has run out of money. The lack of maintenance on their golf course was glaring...bordering on ridiculous. Stonecrest and Del Webb communities share one important trait: Once the development is completed, the developer exits and turns everything over to an HOA. Sometimes that works out, and sometimes it does not. Here, with the developer having a vested interest in the overall quality of life, things simply work out better.
Yes, there is no shortage of people here whose main "activity" seems to be complaining about anything and everything. Not me...I'm a happy guy. The Villages will continue to grow, until it doesn't. I doubt that most of us will be around to witness that end date, so just enjoy life and dig the ride while you're able.

Considering the amount of land The Villages still owns that has not been developed, by the time the future villages are developed our population will be well over 200,000 people. Remember, The Villages is not a gated community but a community with gates. On any given day at any time of the day anyone from outside the villages has full access to every road every street every business and all the town squares. If for some reason a person or persons with Less than honorable intentions approach a gate at 3 AM in one of our villages and you do not live in the villages you simply press the red button the gate goes up and you enter. The 20% of the villages that have gate attendants are not allowed to ask you what your businesses is and are not allowed to stop you from entering any village at any time of the day or night. Also keep in mind that many of our seniors who live here in the villages are allowing their grand children and children to live with them. Everything I mentioned above including a community future population with over 200,000 people is bound to see a significant increase in crime and traffic. Go to On Top of the World, Dell Web, Margaritaville, or Stone Crest. Try entering the property without authorization and see what happens. You will not only be stopped but you will be asked to leave. I’m just saying.

As a new resident, I consistently hear from people who have lived in TV for 10 years or so that until about 2010, they could go to a restaurant or schedule a tee time without hassle. TV management is so intent on selling more and more houses (ie revenue) that investing in infrastructure such as exec golf courses (ie expenses) is not profitable.
The question to me is not the size of TV, but whether the owners are willing to build the exec golf course, town squares, etc to accommodate this growth. Apparently it is "profit, profit profit" as the motivator. Just look at the tiny town square in the southern district or the lack of exec golf courses constructed in the past 10 years and the answer is obvious

I doubt that the quality of life in Chatham changes much as the Villages grows towards Orlando. I live in Poinciana, and I doubt that the quality of life here will change much as the Villages grows towards Orlando. The ratio of people to executive golf courses may change, and not for the better, but I feel that is offset by the addition of other usable amenities, such as more biking, and hiking trails. In fact, before we started wintering in TV, and were checking the place out, 5 years ago or so, I was disappointed at the lack of good nature trails to hike. That has changed for the better with the development of the new areas.

The current plans call for another 60K houses which would bring the total to about 120K houses or about 240K people. So, 300K people is certainly not out of reach and I would not be surprised if they continue to acquire land. It will take about 15-20 years to build the additional 60K homes. I think they will build about 4000 homes this year, which is above the average of about 2400 homes per year for the last 10 years or so.

One problem I see with all the expansions is that people south of 44 are having problems with services like a reliable company mowing your yard, landscaping, and the list goes on. There are not enough people that want to work or even do the work. The lead time to get even material in or a qualified contractor is difficult.

Perhaps. But for that to happen:
1) the land the parking lots are on must be owned by TV or a CDD
2) they would have to modify the lots to have a limited number of entrances/exits which might create traffic back up from the gates
3) They would have to be gates WITH NO RED BUTTON
4) You do realize that the businesses on the squares derive revenue from non-Villagers, and the entertainment is subsidized by those very same businesses, so that solution might obviate the problem, but not the way you think.

Okay, time to talk about facts vs fiction. 4th square is in planning stage called Eastport. New hospital and medical campus planned with UF in Lake County near 470 and turnpike. Second bridge over turnpike in process. New 18 hole championship golf course nearing opening and 3 additional 18 hole championship courses planned between turnpike and Marsh Bend and 470 on the south. Not to mention pitch and putts and putt and play courses. Neighborhood and regional recreation centers continue to be developed. Executive courses are not announced yet that I know of at this time. However, the developer know exactly how much each executive course is utilized and when additional courses are needed.
Once all of this development occurs there will be no reason for residents south of 44 to go north of 44 for any amenities. Because of the way the Villages are laid out and the amenities close to residents traffic should remain mostly local and use of golf carts further reduces any traffic issues. I really don’t see any traffic back ups here unless a wreck has occurred. And waiting one or two minutes for a light or to get through a roundabout, is that really a traffic issue?
Growth will occur here as you are living in a pro growth state, and you have choices. You can either embrace it and enjoy all the new amenities and offerings or just stay and be grumpy about the growth. I would rather enjoy what time I have left and be happy.

My ONLY complaint about TV is those who continually complain about TV.
Built our home here when TV was around 30,000......now that it is 130,000 I can honestly say our lifestyle has not been negatively affected.
On the positive side as the population reached critical mass more outside businesses have been attracted to TV and surrounding area.
In 17 years have never not been able to play golf when we wanted to play.....flexibility of courses and times is all it takes.
Those who thought they were buying into a gated community had/have no idea what a real gated community is and how it operates.
If we were coming in for the first time today we would make the same decision to live here.....it is ONLY better than it was 17 years ago......in our very humble opinion.

stop some people who may be up to no good , over the years people have been caught here doing the wrong thing because there pictures came up on cameras . I’ve had a home here since 2002 I’ve gone other places stayed for awhile and then would come back , I followed the growth with homes from Springdale to Fenny I love the villages and there plans for the future. I go out most nights for dinner around 7pm maybe when it’s crowded you have to wait a little, but so what , have a drink at the bar. As far as crime goes it seems mostly alcohol DUI or domestic and crimes of opportunity ie garage doors open . I have friends at Dell Webb big deal they have a gate they also have big nothing to do . I will tell you if the villages was still that sleepy little town it was when I first came here , I certainly wouldn’t still be here at 82 it would be soooooo BORING

I don’t find any problems with the size or growth rate of the Villages, but I am disappointed that the growth of new sports pools, golf (both Executive and Championship), and other recreational activities has not kept up with historic numbers per home. There has clearly been a change in the type/mix of recreational activities in the newer areas, but we live north of 466 so it has little to no effect on us. As other posters have mentioned, and unfortunately I have personally experienced, the health care system in and around the Villages is seriously lacking (far worse than the rest of the country). Also, it sucks for those living in the northern sections of the Villages that certain things we once enjoyed are being relocated to areas closer to where new homes are being sold, such as the wonderful weekly farmers market we used to enjoy in Spanish Springs. And don’t get me going on riding the Villages Airport Van ( which we will never do again) when you live in the northern sections of the Villages, being the first to be picked up and last to be dropped off is now close to a half day excursion.

This is just me but the ones that I knew that moved from TV said this was the biggest reason why they moved. People now already say they can’t get a decent Tee Time or do anything without being so crowded. If you think 200,000 would be to many people, try where we moved to Dallas/Ft.Worth there’s millions that’s just in these 2 cities not counting the cities surrounding them, Justin, Argyle, Bartonville, Flower Mound, ect. ect. This adds another million or 2 & if this isn’t big enough try Houston it’s 8 to 10 million. Yea, TV is getting big but If I had a choice I would like to be back in TV! So if TV is getting to big for anyone, nobody put a ball & chain around your leg. Believe me there’s worse places to live. I
like Dallas/Ft. Worth area because people basically are nice & you don’t have to worry about someone robbing or beating you up because just about everyone here carry’s some kind of protection. People here I really think they would jump in & help you. Not real sure about TV.

Said this 3 years ago when we bought that TV was TOO Big. Biggest problem that I fear is the lack of people who are still working who will be able to provide services to us. Appears we know have a shortage of people in the service industry now(after un employment COVID subsidies have ended) and it it not gong to get better as most of the new development is for >55 communities.
Have lived in Florida all of my life and TV is one of the hardest areas to get medical attention.

The lack of people to perform services needed by the villlages is happening everywhere , Cape Cod , ski areas , Branson and others ,the workers are being priced out of the area and it’s not just low level workers but cops, teachers, EMT’S, we are somewhat lucky that many apartments are being built in the surrounding areas , good clean places to live, work and raise families which will keep workers here , those who complain about the growth of apartments are mostly same ones who probably complain about slow service

Wow! Somebody got up on the negative side of the bed. I personally love it in The Villages and don't think I would ever consider moving away. But, that's just me and 140,000 other people!!! Any one of us is free to move and relocate. Why don't you look into that?

I don't see much difference between The Villages and Del Webb and Stonecrest. At Del Webb and Stonecrest, you just tell the gate guy that you are going to the restaurant, and you drive right in. I think Top of the World is the same way. Maybe they have different rules when the restaurants are closed, but I don't think the security is really better than The Villages.
You can't be serious!!! I live in Del Webb and this community of 3250 homes is
surrounded by fencing and 2 gated guard shacks. These PRIVATE roads are patrolled 24/7 by residents in marked trucks. Nothing in life is guaranteed, but after living here for almost 2 decades we feel very safe. There are no buttons to press to gain entry.

Good points. As well, in these gated communities, the HOA is responsible for all road repair and maintenance needs.
I understand some of the frustration with Brownwood crowds, but as they build out more and more facilities to go with the housing still being built to the south, you will find most folks now driving the bridges to come north will probably find their favorite stomping grounds a little closer to home. There will come a time when people farthest south talk about how crazy it would be to take the golf cart all the way up to Brownwood the way people in Brownwood area talk about driving all the way up to Spanish Springs now....
While Brownwood will someday be the center (or close to it), at our ages a lot of us won't be around to see it. Main reason we did not buy new...why wait for infrastructure if already available.
Crime? I subscribe to the "spot crime" reports....getting an email once a week which lists a animal noise disturbance call and an accident with injuries sure beats the "gated community" we moved here from 5 mile radius stats....
Yep, no where else we would rather live. Not perfect, but dang close.

We are in our 15th year owning property in The Villages. Recently I was told that I was a Sunbird. (Apparently a person who owns in TV and owns or rents up north for three months during the really hot and humid days of summer in Florida). We like being a Sunbird but to each his own. My only fault with The Villages is the Medical as I have posed on other Threads on TOTV. The medical community just hasn’t been able to keep up with the overwhelming fast growth of The Villages and Central Florida. They (medical community) are doing their best but continues to fall further and further behind. Enough said….we love The Villages.

I was responding to the OP's comment that you need authorization to enter the community. The restaurant is open to the public, and you can drive to it without presenting any identification or authorization. I have done it many times. The Villages has Community Watch vehicles that patrol the housing areas.

"Too big" is simply an individual opinion, that is moot until house purchases start to decline and the consensus by those not buying is because - "it's too big." So far, we haven't seen any indication of that happening anytime soon. The growth since our first rental over 6 years ago, until now, has been quite eye-opening. It is however, a bit annoying from both those who have the attitude of "if you don't like it, move" and those who imply "I got mine, you should go somewhere else." I'm also guessing that the slogan for TV will not be changed anytime soon to - "The Villages, we used to be really small and friendly." LOL

From someone who’s been here for over 16 years, my answer is YES, WAY TOO BIG!
We moved here from north suburban Chicago. We loved the ‘small town feel’ of The Villages back then. Only about 35,000 people, never over-crowded, all the amenities accessible with no more than a 20- minute golf cart ride.
Now the population is near 140,000 and still growing quickly. The relationship of residents with the Developer is non-existent. The length of The Villages from CR 42 on the north to where new homes are under construction is already about 5-6 miles longer than the City of Chicago (from the Evanston border to the south suburb of Dixmoor).
That’s too big for me, way too big. I moved from a large metropolitan area. Now the crowds, traffic, etc. have followed us here.

You can't be serious!!! I live in Del Webb and this community of 3250 homes is
surrounded by fencing and 2 gated guard shacks. These PRIVATE roads are patrolled 24/7 by residents in marked trucks. Nothing in life is guaranteed, but after living here for almost 2 decades we feel very safe. There are no buttons to press to gain entry.
You should feel safe, since there is nothing to do there other than sit at home and watch TV

I do love living here in The Villages, but I want all Villagers to stop and think for a minute. The Villages currently has a population of approximately 140,000 people. Considering the amount of land The Villages still owns that has not been developed, by the time the future villages are developed our population will be well over 200,000 people. Remember, The Villages is not a gated community but a community with gates. On any given day at any time of the day anyone from outside the villages has full access to every road every street every business and all the town squares. If for some reason a person or persons with Less than honorable intentions approach a gate at 3 AM in one of our villages and you do not live in the villages you simply press the red button the gate goes up and you enter. The 20% of the villages that have gate attendants are not allowed to ask you what your businesses is and are not allowed to stop you from entering any village at any time of the day or night. Also keep in mind that many of our seniors who live here in the villages are allowing their grand children and children to live with them. Everything I mentioned above including a community future population with over 200,000 people is bound to see a significant increase in crime and traffic. Go to On Top of the World, Dell Web, Margaritaville, or Stone Crest. Try entering the property without authorization and see what happens. You will not only be stopped but you will be asked to leave. I’m just saying..

If desired, one can just stay in their particular village area. If in the North, there is no need to go South and vice versa. Personally, I enjoy going outside the bubble and welcome any law abiding individuals into our community. My prior residence didn't have any gate or surveillance cameras at the entrance of the neighborhood. I do not feel unsafe.

We tend to think honest. The gates, do we think a criminal would not simply go around them. Your front door. Do you think someone braking in is concerned about damaging your new paint job that you invested so much time picking out the perfect color?

The red button does not activate the camera.
They are activated by motion sensors at both the residence and visitor side gates.

Totally agree with you especially your point about the hospital. I wish in one of these new villages in the south they would build another square for those people down there. That would help with some of the crowds in the other squares. Not sure with all they have added in the south there is still not a new square.

I don’t see this as being compared to anything there is out there currently. Top of the World has what, 3 golf courses? This is large for a reason. It’s meant to be a town, it IS a town, with 3 zip codes. It’s Florida’s friendliest home town! Everyone has their area that is close and can travel to the other parts when they want to. I think the developers are smart as they see the newer retirees wanting something different than people wanted 20/30 years ago and they’re adapting to it. Nothing changes for the folks up north. They have the same places they’ve always had and shouldn’t see much additional busy-ness. I for one live south of 44 and never ever have been north of 466. Going to Fresh Market or my fav Bone Fish is too far because i have other things closer. It’s brilliant to be honest. People moving in now, 55-ish are really into outdoor things. All the bike and walking trails and the preserves are fantastic. IMO, Fenney ( not where I live) is so lovely. So, no I don’t think it’s too big. I think it’s perfect. And looking forward to it getting bigger with the new hospital and town square and Sawgrass grove. And No, I’m not at all scared living here.

I would humbly suggest that the Community Patrol have more TEETH in their role as "peacekeepers" - and have night vision cameras mounted on their roofs and images sent back to A.I. recognition screens at a central headquarters that could dispatch serious law enforcing squads when an investigation is WARRANTED. Also, drone cameras would help. There IS something about public roads that prevent TV Land from REALLY having ANY gate security. Why waste money on human gate guards that just smile and wave. They could easily be replaced with an information machine set up at major gate entrances. And PLEASE change the Community watch to something that works - crime IS RAMPANT in TV Town! And with blue-collar jobs leaving the US, the blue-collar workers will be forced into becoming criminals. AND TV Land is SURROUNDED surrounded by BELLIGERANTS! Good luck!

I’m not concerned about crime rising in The Villages if it expands while maintaining its current makeup. Consider that at our current size, if you exclude people who live together getting into fights or ex-boyfriends and girlfriends stalking, or that sort of rare thing, there is essentially no crime in our neighborhoods. There are no murders, no assaults, no shootings, no rapes, no burglaries. Despite what you consider inadequate security at the gates, our residential streets are quiet and virtually free of cars. It’s rare indeed to see people driving around who look suspicious.
The fact that nearly all residents are older makes crime much less common here. Also, the sorts of people most likely to commit crimes are more likely to buy in towns where the real estate is much less expensive. So if we maintain our present gate situation and keep prices high and buyers old, crime should stay low. If the developer were to change its policy and sell to young families, that could change, but apart from one neighborhood coming up that is aimed at employees of The Villages, I don’t see that happening. If the housing prices were half as high, or lower, that could bring in crime. My only worry about crime is building within Wildwood city limits, as Wildwood has much more crime. I wouldn’t want Wildwood drug addicts using drugs in the proposed park with trails connecting Wildwood with new villages or using those trails to get into these new villages and burgle homes. I would prefer a high wall with no entrance.

A couple of blocks away and a few days ago, Police had to subdue and use a tranquilizer shot on a resisting burglar.

And he did several other things including defying a Judge's order to see a SHRINK!. So, the old grandparents, their children, and grandchildren that are living here will flat out rob and hurt you! One problem I see with all the expansions is that people south of 44 are having problems with services like a reliable company mowing your yard, landscaping, and the list goes on. There are not enough people that want to work or even do the work. The lead time to get even material in or a qualified contractor is difficult.
Nationwide, male blue-collar workers are re-evaluating their situations and are reluctant to return to work. I don't blame them - there have been ZERO increases in wages in constant dollars (considers inflation) for the last 30 years! And women have the SAME concerns PLUS the added cost and difficulty finding child care.

Perhaps. But for that to happen:
1) the land the parking lots are on must be owned by TV or a CDD
2) they would have to modify the lots to have a limited number of entrances/exits which might create traffic back up from the gates
3) They would have to be gates WITH NO RED BUTTON
4) You do realize that the businesses on the squares derive revenue from non-Villagers, and the entertainment is subsidized by those very same businesses, so that solution might obviate the problem, but not the way you think.
Some people might be willing to increase the activities fee for those changes to happen??????? Just asking.

Okay, time to talk about facts vs fiction. 4th square is in planning stage called Eastport. New hospital and medical campus planned with UF in Lake County near 470 and turnpike. Second bridge over turnpike in process. New 18 hole championship golf course nearing opening and 3 additional 18 hole championship courses planned between turnpike and Marsh Bend and 470 on the south. Not to mention pitch and putts and putt and play courses. Neighborhood and regional recreation centers continue to be developed. Executive courses are not announced yet that I know of at this time. However, the developer know exactly how much each executive course is utilized and when additional courses are needed.
Once all of this development occurs there will be no reason for residents south of 44 to go north of 44 for any amenities. Because of the way the Villages are laid out and the amenities close to residents traffic should remain mostly local and use of golf carts further reduces any traffic issues. I really don’t see any traffic back ups here unless a wreck has occurred. And waiting one or two minutes for a light or to get through a roundabout, is that really a traffic issue?
Growth will occur here as you are living in a pro growth state, and you have choices. You can either embrace it and enjoy all the new amenities and offerings or just stay and be grumpy about the growth. I would rather enjoy what time I have left and be happy.
Not sure if an executive course is a good idea. Younger senior people are losing interest in Golf and have shorter attention spans so might not have either the time or the skill for a longer course. And the course itself must be harder and more costly to maintain.

As a new resident, I consistently hear from people who have lived in TV for 10 years or so that until about 2010, they could go to a restaurant or schedule a tee time without hassle. TV management is so intent on selling more and more houses (ie revenue) that investing in infrastructure such as exec golf courses (ie expenses) is not profitable.
The question to me is not the size of TV, but whether the owners are willing to build the exec golf course, town squares, etc to accommodate this growth. Apparently it is "profit, profit profit" as the motivator. Just look at the tiny town square in the southern district or the lack of exec golf courses constructed in the past 10 years and the answer is obvious

You can't be serious!!! I live in Del Webb and this community of 3250 homes is
surrounded by fencing and 2 gated guard shacks. These PRIVATE roads are patrolled 24/7 by residents in marked trucks. Nothing in life is guaranteed, but after living here for almost 2 decades we feel very safe. There are no buttons to press to gain entry.
Thank you for setting the record straight. You would probably be the best kind of people to have around you at the squares.

In the last 7 years, 9 executive golf courses have been added. They also added the pitch and putt course and the Marsh View 18 hole "short" course. Prior to that, there were approximately 1500 homes per executive golf course. I believe they have maintained approximately the same ratio of homes to executive courses during that last 7 years.
Just look at the tiny town square in the southern district or the lack of exec golf courses constructed in the past 10 years and the answer is obvious

We are in our 15th year owning property in The Villages. Recently I was told that I was a Sunbird. (Apparently a person who owns in TV and owns or rents up north for three months during the really hot and humid days of summer in Florida). We like being a Sunbird but to each his own. My only fault with The Villages is the Medical as I have posed on other Threads on TOTV. The medical community just hasn’t been able to keep up with the overwhelming fast growth of The Villages and Central Florida. They (medical community) are doing their best but continues to fall further and further behind. Enough said….we love The Villages.
TV Land IS much more attractive when you can leave in the summer. Be nice if there was a Village SISTER community to go to somewhere like the finger lakes region of NY. Sort of dreaming that!

From someone who’s been here for over 16 years, my answer is YES, WAY TOO BIG!
We moved here from north suburban Chicago. We loved the ‘small town feel’ of The Villages back then. Only about 35,000 people, never over-crowded, all the amenities accessible with no more than a 20- minute golf cart ride.
Now the population is near 140,000 and still growing quickly. The relationship of residents with the Developer is non-existent. The length of The Villages from CR 42 on the north to where new homes are under construction is already about 5-6 miles longer than the City of Chicago (from the Evanston border to the south suburb of Dixmoor).
That’s too big for me, way too big. I moved from a large metropolitan area. Now the crowds, traffic, etc. have followed us here.

I do love living here in The Villages, but I want all Villagers to stop and think for a minute. The Villages currently has a population of approximately 140,000 people. Considering the amount of land The Villages still owns that has not been developed, by the time the future villages are developed our population will be well over 200,000 people. On any given day at any time of the day anyone from outside the villages has full access to every road every street every business and all the town squares. If for some reason a person or persons with Less than honorable intentions approach a gate at 3 AM in one of our villages and you do not live in the villages you simply press the red button the gate goes up and you enter. The 20% of the villages that have gate attendants are not allowed to ask you what your businesses is and are not allowed to stop you from entering any village at any time of the day or night. Also keep in mind that many of our seniors who live here in the villages are allowing their grand children and children to live with them. Everything I mentioned above including a community future population with over 200,000 people is bound to see a significant increase in crime and traffic. Go to On Top of the World, Dell Web, Margaritaville, or Stone Crest. Try entering the property without authorization and see what happens. You will not only be stopped but you will be asked to leave. I’m just saying.
No one is forcing anyone to live here. Some of your statements not accurate. For example. is crime increasing proportionately to the increase in population or is is growing out of proportion? This is not a gated community. We checked out all the alternate locations you mentioned before we decided on the Villages. They are great if you want very very limited activities. Great for some but not for us.

People seem to forget that's where I least is 6 - 12 retirement communities within 10 to 20 minutes of The Villages itself. We live in Pennbrooke Fairways and while the gulf is not free it's extremely reasonable for those that want it. Or housing costs are approximately half of what you guys are paying in The Villages get the free golf and if you want to talk about crime and golfing accidents I can't remember one golf cart tipping over from being a driven by a drunk in the 10 plus years I've lived here

why does being "big" make us more susceptible to gate encroachment? If anything, I would think being close to the center of a large Villages would make me less likely to be the target of person with "less than honorable" intentions, than being in the center of a small "community with gates"...kind of like being the middle fish in a large school of fish rather than the middle fish in a small school.
I have another thought for those who worry that TV is getting too big. Imagine if the TV developers quit developing. What would stop another developer from buying up that land and developing it? Would we, in TV, be better with other developers doing their thing around the current confines, or would we be better off with TV growing bigger around us?
I feel strongly that with the TV developers track record of success, with their well demonstrated ability to change with the times and desires of new retirees, we are well served by their continued interest in developing TV.
Someone is going to do it, it would be best for us if the people who are good at it continue to do it, rather than someone else, who may screw it up.

Yes, some of these other places have guards and cameras, but you forget, there are plenty of security cameras in The Villages too. Many have “Ring” doorbell or something similar and they pick up movement all day and all night. If something serious happens, there are plenty of antidotal photos to catch perpetrators with ill intent anywhere.

If the villages dont buy the land someone else will. If another builder builds house after house with no re centers, pools, golf ect and just let everyone go to the villages for their entertainment we will be over crowded for sure. At least the villages build all the extras for their area to enjoy. Think about that.

As a seasonal resident own purchased our home, I am concerned about the growth in new homes that will compete with ours when we are ready to sell because of health issues or death. I’ve noticed that town squares and restaurants are more crowded and traffic is more congested and winter snow birds haven’t arrived. When will this end?

As I’ve mentioned before moved with the villages from Springdale to Fenney buying 6 different homes and loved what they have already done and what they plan to do , you sure could in 2001 move around quicker because there was nothing around to move to ,, at 82 I would never be living here if it stayed like that I embrace the growth not complain about it and last night I was at Blue Fin it was crowded but my 7 pm reservation was right on time food was excellent as usual and waitstaff were very good just maybe because they are paid properly , I see this complaint about restaurants being overcrowded and I wonder if these people ever go to restaurants at all , I eat out most nights do I have to wait a little sometimes yes but it’s always manageable and what else have you got to do

I don't see much difference between The Villages and Del Webb and Stonecrest. At Del Webb and Stonecrest, you just tell the gate guy that you are going to the restaurant, and you drive right in. I think Top of the World is the same way. Maybe they have different rules when the restaurants are closed, but I don't think the security is really better than The Villages.
The restaurant in On Top of the World is outside the gate as is the semi-private golf course. You obviously haven't been there. The gates are manned and you have to check in.

I think anyone who has been here for 10 ton15 years would definitely agree with you. The original concept of Harold Schwartz and carried on by His son is long gone. The Villagers is a nice place but do not kid yourself, it has turned into nothing but a giant sprawling suburb with no end in site. Along with which comes increased crime, relentless traffic and all the other things that comes with over growth.
Been here20 years and still can say it was the best move we ever made. Close to 42 means we have no problem with the growth in the southern portion of The Villages. If you keep up with the news you will know a new town square is on the horizon in addition to a new medical campus with a hospital.

As the Boomers die off there were be no hoards of people in a financial position to do what the Boomers did and then tons of deceased Boomer's houses on the market with no one to buy. Ultimately, it will have to open up to non-55'ers to purchase to in order to get things sold and have someone to pay the ongoing fees and taxes.

I disagree with most of this. Our kids have worked hard and saved hard. They have good jobs and nice houses, and one has a vacation home.
Plus when the Boomers are gone, their kids will have the houses and $ inheritance their Boomer parents left behind. Ours are going to split our two houses between them. It's not like we Boomers didn't have any kids so there will be nobody left behind to snap up these homes. Or the leftover money.

You’re missing an entire generation. Gen X. That’s ME! We work hard. Still do! I love my job, make great money and have no interest in retiring any time soon. But I work about 4 months a year and live a retired lifestyle otherwise, so here is perfect for me. Who retires at 55 anymore?

The houses and other homes being built near 466A before 462 are not occupied yet and there are traffic problems already having to do with volume of cars. The builder keeps building and a lot of roads can’t be enlarged. The reason we all moved here years ago will be gone soon.

The houses and other homes being built near 466A before 462 are not occupied yet and there are traffic problems already having to do with volume of cars. The builder keeps building and a lot of roads can’t be enlarged. The reason we all moved here years ago will be gone soon.
EXCEPT.....The Villages developers aren't building anything on 466A near 462---that is Beaumont, part of the Trailwinds development. TV has no control over that.

The Northern section complained when The Villages expanded below 466. The the same was said for 466A, then 44.
How would you feel if they stopped below 466 and you never got to live here?

The Villages is a city, just like Ocala. On top of the world is not a city. You can not stop someone from driving around in The Villages or driving around in Ocala. They are both public streets. To refuse access to either of these cities is against the law. On top of the World is located in Ocala and is gated because it is private property. The Villages is not private property and the streets are run by the city.

Maybe the folks who feel The Villages is getting too big, are really confusing the idea of TV getting too big with the population growth of the area. Admittedly, most of that population growth IS from TV expanding, however, if TV weren't the entity expanding, it is very likely that other developments would have moved into this areas. The population growth could well be occurring anyway, just not as part of TV.
In my opinion, that would certainly have occurred, and the effects of that population growth would still be felt in traffic around TV, and to some extent, IN TV, as those people would still have access to the squares, and shops, and put a strain on the infrastructure, but without the proven organization and planning of TV's developers.

No, TV is not getting too big. Every new area gets its own pools, golf courses, groceries, etc. If you live in the north you don't need to drive to the south, so why would you care?

But the problem is no one has found "big" on the map, so no one knows how to get there, not to mention the problem of moving 32 sq. miles of the Villages:1rotfl::1rotfl::1rotfl:

Some are run by the town. The Town of Lady Lake handles the road maintenance up in Village of Country Club Hills.

No, no one "needs" to drive from one end to the other. Many do, however. The executive golf courses are all open to all Villagers. There are golfers who try and golf at as many as they can throughout the year.
There are also pool groups that hop from one pool to another. That's actually a good thing. Imaging a single group of 20 people always occupying the same pool every day, and that's the pool closest to where you live, and you want to relax in the pool. But you can't. Because in addition to the non-group people, the group people are always there too. Thankfully - they move around, so everyone gets to enjoy having a fun group of pool-hoppers sometimes, and they also get to -not- have the group the rest of the time. It's a win-win for everyone.
There are also clubs that only meet in one rec center, and if it's an activity of particular interest, then that's where you need to meet other folks with the same interest.
Different rec center buildings have different amenities as well. If I want to go to a pool that has a jacuzzi, there is only one that I know of, in the entire Villages that's open to all residents. And that's on my side of the Villages, the Historic Section off 441 across from Spanish Springs Town Square.
So again - no, you don't "need" to go north or south. But you are paying for the option to do so if you wish, and the more people who live in the Villages, the more likely you are to see people who choose to take advantage of the option.
