I'm just curious to know why there are SOOOOOOO many pre-owned houses for sale in The Village of Hadley. Does anyone have a clue????? Seems like everytime I inquire about a pre-owned home it's in Hadley. Is something going on there that we don't know about? It's not that old of a Village but people are moving to other Villages.

Really not so many. 19 in Hadley And in Amelia about the same age, 13, And in Duval about the same age there are 38.
Sigh. I can't think what is out there we don't know about. Looks fine to me and I live in Hadley....unless that is the reason why 19 are moving....

Agree with Gracie - and some Villages are bigger than others. I also think a lot of people wait until fall when the snowbirds come back to list their properties.
You know what they say about the average Villager moving 3 times - Village of Hadley is about the right age for people to be deciding they want to move up or down in size or type of home.
I think this (average Villager) is on the high side - I don't think 50% (or however they define "average") of Villagers move, perhaps it's a myth perpetuated by the real estate agents to keep 'em moving. I think the turnover is a lot lower than "average," but I could be wrong.
Lots of people do move within the Villages, but just based on what I've seen in my neighborhood it would seem like a lower # to me. If there are statistics I bet they're including those who end up moving back north or wherever their children are once they are widowed or in poor health, or those that have entered assisted living or you know what.

Too many parties in Hadly. F16, Graciegirl and Kathie are party animals. :024:
But I do wonder about the stories behind resales that are beautifully furnished and only six months old. Hopefully it is people moving back home to be with family and friends, and not cases of illness.

I have no idea what I'm doing on the site. Have some questions, so maybe some nice person can redirect me???
We are looking to retire in TV, but have heard several times, that the homes are overpriced and it's crowded in the winter season and hard to get into restaurants, etc.
We are discouraged and wondered if anyone else has had the same feelings and has any input about their research in other active adult communities and how they compare in the nearby area. Harbor Hills and another adjacent community(can't remember the name of it??) we've heard have better values, but don't know much about the lifestyle in the others. Can you live in a nearby community and still join the clubs, go to the clubhouses, etc in TV?
Really appreciate some info........don't know what direction to go at this point . Thanks so much

Trying to keep it short: I think the Big Draw here is that you have several options, all if not most of which are accessible by golf cart!
I looked in Harbor Hills before settling on TV. At the time (just about 6 years ago, now), I was offered an absolutely beautiful site overlooking Lake Griffin. But, I wasn't prepared to put down the amount of money that they wanted that same day!
Since then, the realization that I can do virtually all of my "errands," from this small hardware item to that big prescription drug necessity, by traveling in my golf cart says it all!
It is pretty much true that it's crowded here during the "winter." After all, there are some 80,000 folk here at peak season - that translates to "crowded," to me!
All these folks do certainly clog up the restaurants. My observation is:
if you want variety and/or flexibilty, especially during Peak Season, then plan to eat out either before 5:00pm or after 7:30pm!
Yes, folks who are not residents of The Villages (TV) may enjoy various amenities offered in TV, but there are distinct limitations!
Is there a fun event taking place on one of the squares? Anyone is permitted to attend, whether they are Villages residents or not.
Is there a group with an interest that intrigues you (a group having once lived in your former neighborhood, for example), that meets in a Villages Recreation facility? If you're a non-Villager, you're not entitled to attend this group's meeting.
Only known exceptions: if the group is a non-funded medically-oriented support group, non-Villagers may come to meetings which are held in Villages facilities!
To most of us, the Lifestyle is what it's all about! And, while the many "retirement" communities nearby are certainly attractive and enticing, they do not and can not offer everything that TV can!

No doubt the homes in TV are more expensive than surrounding retirement communities. But very inexpensive for the amenities and ambiance offered.
If you drive around and visit retirement communities and then come to The Villages, I think you'll make the same decision that 80,000 other people made.
P.S. The winter season is vibrant and exciting because so many enthusiastic people are arriving daily. :clap2:

I've only been to TV once, but I would move there tommorow if I could give up the working thing... If you go on www.thevillages.com, click on homes, you can look at both new and pre-owned homes listed by TV sales reps. Prices range from $80,000 to $600,000+ depending on age, size, amenites, etc. When I was at TV in July, I saw several homes in my price range, and I'm a single (unwealthy) woman. As far as winter crowds go, I have not been lucky enough to visit TV in the winter, but I live in suburban Chicago, so 80,000 people is not crowded to me (everything is relative). I'm hoping to rent a place in TV next summer for a week or two when rental rates are lower to get a taste of what it would be like to actually live in TV.
If you are interested in TV, you may want to call the TV sales office and ask for a Lifestyle Preview Visit. I don't know what the rates are for these visits, but the TV sales people are very friendly and informative. I plan on taking one of these visits when it gets closer to the time I would actually plan on moving to TV.

Duval is one of the larger villages. Of the 38 homes listed for sale 8 are sale pending. Sounds like things are hopping!
