Anyone know which Village is the largest?

Today, I took the time to observe over 1000 mailboxes at the Hawkins mail center. At first I thought maybe they incremented by 10's or some other number. But no, there are over 1000 mailboxes.

I'm thinking the Village of Hawkins is a top 5 largest.

The swimming pool is very small. I'm thinking this pool is a top 5 smallest.

I'm curious if anyone has the stats on the largest, smallest, etc., Villages.

Duval is the largest with 1550 homes.

I'm pretty sure that Fenney is currently the largest, but Hawkins is starting another phase. No telling how many homes will end up there.

Fenney is currently the most populous. But I agree that Hawkins will be huge once phase 2 is finished.

Well, it is hard to imagine someone living in Nebraska would care, although I've been asked similar questions in New York.

For example, I've been asked how large each "Village" is, and I hadn't really much of a clue until this thread. I never thought to count mailboxes.

I'd be interested to know how big the smallest Village is, and what the average size is.
I hope there is a way to get that information without counting all of the mailboxes in all of the Villages.

I believe that the smallest village is Valle Verde just north of 466 off of Chula Vista.

According to the info published in the new 2021 - 2022 Newcomers Guide: the largest village is Fenney with 1937 homes. The smallest is De Allende with a mere 22 homes.

By the way, for those who get curious about the eventual size of new villages being built...the first thing built in a new village is the postal station & neighborhood pool. The mailboxes are numbered, so you don't actually have to count them. The number of mailboxes is a pretty good estimator of the number of homes that will be coming.

Yes, the Premier Village of De Allende is sort of located behind the Tierrra Del Sol recreation center.
I found it by accident one day...very exclusive, one street only.

I once had a goal of visiting every state in the USA, and setting foot on every continent. Those things are unlikely to happen.

Maybe I'll replace those goals with the goal of visiting every village in TV.

For the record, I didn't count mailboxes, I just read the last number -- 1,000 or whatever it was. I did check to see if they were ordered in increments (10, 20, 30, etc.).

After seeing what you guys posted, I am surprised at the sizes (both large and small) of some of the Villages.

I hear the Village of One is very exclusive.

Is Fenney Hammock considered Fenney? If so it will be huge.

That must be where they are coming up with the Fenney numbers. There are currently 1,515 homes in Fenney and another 530 sites published so far in Hammock.

Always interested to know how somebody got their figures thank you for supplying, for all it's might, Google still isn't perfect with a lot of questions you ask how many you still need someone with a human brain to figure out where to go to get the facts thank you again although I really personally don't care which is largest and which is smallest it's still interesting to know one can be 1,500 homes in another one is 22 and you can wonder why the developer did that

It would be cool to have a passport / contest to see who can do the PGP (pool golf pickle) challenge; starting Jan 1 2022. It'd be really cool to have it all digital (check in with phone GPS or APP and on a website. I don't know any programmers or I'd help develop it. I think it would be similar to Geo-cache app.

I knew a guy that swam in all 5 Great Lakes on the same day (him and his family).

That appears to be correct....618 is the number of lots that were sold as of mid-September (according to the Sumter property appraiser website).

Mat not all be for Hawkins. The Village of Harmswood has no postal station - they have to come over to Alhambra for their mail...

Spanish Springs Villas are a part of the Village of Hacienda.

I wonder why Hickory Head Hammock isn’t listed. I would have thought it was the smallest. Does anyone know how many homes are in there? It is really a small area.

The. Bond formula isa little more complicated than just # of houses. You can find details on the districtgov.org website, search for bond formula:

How does the District arrive at the amount? Does everyone pay the same amount?
The Bond Debt Assessment was set at the time the bond used to build the infrastructure was issued. The formula for calculating each lot’s proportionate share starts with the total cost of the bond (including interest) issued to pay for the infrastructure. That cost is divided equally among each assessable acre in the “phase” of the District for which the bond was issued. That gives you a cost per acre. The cost per acre is then multiplied by the number of acres in the unit in which you live. That gives you the obligation for the unit as a whole. The unit total cost is then divided by the number of lots or parcels in the unit, and that computation gives you the amount of the assessment levied against each property. Therefore, each lot within a unit pays the same amount. Amortization schedules for each unit are located on the Districts' website; Village Community Development Districts (http://www.districtgov.org) under the Finance Department link.

They are Country Club Hills, Orange Blossom Gardens, Silver Lake, Del Mar, El Cortez, La Reynalda, La Zamora, Mira Mesa, Valle Verde.
