The Villages Dropped The Ball

The developer has really dropped the ball at the intersection of Morse Blvd and SR44. This intersection and south of Morse Blvd towards the new Ty Villas has to be the most unattractive intersection in the city. No trees, no palms, no landscaping...just overgrown weeds on both sides, including The Villages Grown Farm. Why was this entry point left untouched south of the intersection?

They may still have plans for the area, they're digging up along 44 near the Village Grown. I think the power lines are the biggest problem as there is no way to hide them or even make them blend in.

Lol...You probably ought to drive down there. It is an intersection much like 441/Morse; 466/Morse; and 446A/Morse. Each of which have landscaping on all four corners and in the medians. I am not talking about an entry point into a Village, it is an entry point into The Villages being the first major intersection coming from Leesburg.

I did. They said it will remain that way because the developments south of 44 "were going to be different." However, go one mile south to Warm Springs Rd and Morse Blvd, the palms and landscaping starts back up.

It could be but the OP couldn’t pass up a chance to rail on The Developer for their inactions without knowing all the facts.

The section of Morse Blvd south of 44 has a higher speed limit, I think it is 45, and there are no street lights until you get to the roundabout at Warm Springs. It is definitely a road that is not typical of one that is inside The Villages.

Not all property down there is “the Villages”. You have entry into a trailer park as well as a church. I think the corner near Villages Grown is for sale as commercial property (or it was last year) so they may be waiting for someone else to improve that side of the corner???

I've actually talked to the state roads division, and they are doing the full study of route 44. I don't know what that entails but it's really funny that you're complaining about one intersection out of a thousand. I'm pretty sure when it gets bought and paid for by someone we'll either see some stores at those intersection or some homes with landscaping. Not everything in this world can be perfect and there are certainly parts of the villages that I can't stand especially route 441 with all the development of stores and the traffic

If I remember right, the Villages don't own that intersection and it is maintained by the state or county.

There are daily car hits golf cart related incidents.
I completely avoid that circle. Too Dangerous. I put in several recommendations to TV.
Move the cart path down Morse, and get rid of that ridiculous circle. There are already plenty of cart paths there.

NW and NE corners look nice and I'm sure the SE corner will as well as they build out that little area between morse and the chitty chatty bridge. And, as mentioned above, something big is going on just W of the intersection on 44 so the SE corner may develop into something nice someday. I'd sit tight and see what happens, it's not in its "final state" quite yet.

The north side of the intersection was very well done. It is not as eye catching since they left large open areas before landscaping begins.

I am sure there is a good reason for it as the developers are very frugal with land management.

The south side of the intersection has no homes until you get to the Chitty Chatty first entrance. So it would look out of place to to dress it up.

I am sure we will see many more changes as the area fills in.

I agree with the OP. The villages owns all 4 corners. Every other major intersection (other then 44) is landscaped beautifully. Any time someone visits the TV how neat, clean and well kept are some if the 1st comments. 44 and Morse looks like ant rural Fl intersection. Clean it up.

You call that traffic? Not from what I'm used to. Long Island, New Jersey and South Florida has The Villages 441 stomping ground beat by a mile when it comes to traffic. I LOVE the 441 corridor with all the retail, restaurants and health care facilities nice and close to home. That is the reason we purchased in Mallory Square; close to shopping and close to LSL too.

Seriously? Daily golf cart related accidents? I use that circle frequently but have never seen so much as a close call with any vehicles. I guess I've been lucky. You know what "they" say......."Better to be lucky than good".

IMHO, the prettiest corner is the NE corner of 466A and Morse Blvd. The water fall is the nicest and grandest among all the corners that have landscape with fountains.

As I mentioned earlier....the prettiest landscaped corner is the NE corner of 466A and Morse. I don't see anything close to that lovely intersection south of 44 along any main intersections. That is what is missing to me and is the reason south of 44 is not as eye catching and beautifully landscaped as the more established Villages north of 44.

There are courtyard villas
being built on the southeast side of the intersection. Just be patient. Yet to be determined

You don’t know how to use a roundabout then maybe you shouldn’t drive down there google any safety site and it will tell you that a roundabout is the safest way to keep traffic flowing much safer then 4 corner stops and as one guy said you pick one intersection to pick on when we don’t even know the plan and I believe when the state , county or Morse family get through with it will be fine just like all the others and sadly my Patriots lost again in OT but there’s alway the Bucs my 1Avfor many years

We have been here over four years and just love the well maintained landscape, but can't believe the number of posts that are anti developers. In our search the Villages offered the most and the best maintained. If it is that bad, move to Arlington Ridge, Plantation or Citrus Hills.. Good luck.

We absolutely love TV as well and the beautiful landscaping throughout. My point was the landscaping at that intersection and south on Morse Blvd is non-existent until you get to Bradford. Just don’t know why they chose to leave it so blah when the north side of the intersection is landscaped. FYI, I did call TV and they do not have any plans to install any additional landscaping.

Daily car/golf cart collisions???? Where did you get that information?

I used to live in that area and used that round about all the time. In almost ten years up there I recall hearing about two collisions between a car and a golf cart.

Please show me some evidence that there are daily collisions.

we're at the intersection of Morse and SR44 more than a few times a week....the undeveloped land across the street that the OP is talking about is just that, undeveloped ...at some point something will happen there....right now I suspect it is home to a number of critters, who's natural habitat has already been drastically reduced...let them enjoy it while they can

the nicely manicured intersections within TV are all eye pleasing, but quite frankly unless I'm sitting at a red light, I'm not looking at them, I'm watching the cars around me and driving defensively
