I've been wondering for the longest time what engineers are responsible for the horrific engineering here. UNBELIEVABLE so much of the designing they've done that is horrible at best, not to mention so unsafe, yet the money paid well I'm sure!!

What "horrific engineering"are you referring to? It couldn't possibly be the system that prevents flooding in the residential areas and routes all the excess rain waters to the golf courses, could it?

The villages is the most beautiful place I have ever lived. Impeccable designing. After coming down from up north I feel like I’m at Disney world every day.

… I think all these things are great.
Most things are exactly right here in The Villages but there are exceptions. Our 5 year old roads in Soulliere Villas to the north will probably be torn up in the near future so drainage can be rectified. As it is now a high water table pushes water/soil up where the road meets the concrete apron. In many places the concrete apron or sidewalk has cracked and has been pushed up 6 inches higher than the roadway. CDD 4 is trying to hold the developer responsible. This will be a very expensive fix.

We’ve lived here for sixteen years and have often thought how thoughtfully and well designed The Villages was. If you’re going to post a criticism like this, it seems to me that you ought to provide a listing of your specific “engineering criticisms”.

I agree on the bridges. Lake Sumter Landing & particularly the 3 new bridges to improve connectivity. Why were they not made wider to allow for walkways for pedestrians? I feel so bad when I see people trying to cross. During peak season it is very unsafe. Same thing could be said for tunnels. But I also wish walkers would have some kind of light on then when in tunnels.

I would say a right turn lane from Morse onto 44W would help. Parking lots are a mess. They make no sense. Hard to find a way back out onto main roads. An example would be the Shurman Williams store on 44 across from Brownwood. You have to go back to a side road, get in line at a long traffic light (which also has no right turn lane) to get back out onto 44. Why is there nit an entrance into 44 from the parking lot? There is a light 1/4 mile down the road to provide the break in traffic. I agree with the original commenter. What a mess. And there are 100 more examples.

From our first rental more than 6 years ago, I have been impressed overall that TV seems to learn from their mistakes. Going from the very north to the south, you can see where they've learned/improved as they went and done things like make the MMP's (and tunnel entrances) wider, relocated the trails from in front of the gates (you can still see the old path) to wind behind them on the BV trail, Etc., Etc. The one thing I think they should continue however, is to pinch down the roundabouts to one lane (like they've already done with some of them) to lessen the issues that happen with two-lane RA's and the need to cross lanes while in the roundabout - whether it is advised or not. My other big criticism is the narrowness of the cart portion of the Morse bridges and that they should have made them a few feet wider. Yes, with my background I am fully aware of the cost of every additional inch on roadways/bridges/trails/Etc., but in some places I think it would have been worth it. All in all though, the engineering of something so large and complicated - has been pretty impressive. The other big thing I would suggest, is to build a dedicated MMP on the east side of Morse north of 466 so as to avoid the dangerous left-hand turn before the gate when southbound on Morse Blvd.

We have visited the Villages and will be visiting again next month. Can't wait! My husband is already retired and is waiting on me so that we can move to TV. We too think that the place is AMAZING! It is very sad that so many people on these forums complain about things. I have thought it through and realize that some people simply cannot help but to see the negative in things whether it be because of physical or mental health issues or because this is the way that they were raised and all that they know.
I also think that some people were not as prepared financially to move to the Villages and this must stress them out about fees and taxes going up while watching others who have two houses, travel often, etc.
Who knows, maybe after living in The Villages for a while, I will feel differently but for now it seems that there is no better place on Earth... for my hubby and me anyway. Of course, to each his own.

So far I love the 70 square miles or so oh, but the only complaint en engineering would be the overpasses for the golf carts that have to be rebuilt to to them being in the Lakes and I would also say just the circles themselves being too small in my opinion precious having traffic intersections and stop lights

Not sure what the OP is complaining about, but here is an engineering challenge that provides some of us good entertainment. ...
The entrance road to Chitty Chatty is a visually pleasing S curve. However, the bends in the S are a wee bit too tight for large trucks. Think 18 wheelers hauling roofing trusses for new construction at the far end of the village, or large moving vans.
Every time a long truck goes through the S it knocks down the gate control box and sometimes the gates themselves.
THEN... every time the villages repair crew reconstructs the gates, we in Chitty Chatty start the betting pool for how long the new gates will last. The record so far is 3 days!

The engineering is BRILLIANT! What’s even more exciting is with every phase of development they pay attention to what minor issues they made have had, and fix it in newer phases. Down South development is impressive to say the least!

I’m not one who drinks the villages kool aid but the villages is one of the best engineered developments around. It does have a few issues but all in all it’s great engineering

As an degreed engineer with 50+ years experience, and a PE license, I think the planning, engineering and design is great. They adapt to an ever changing environment, with the wants and needs of the population, and they react accordingly. They may not be perfect, but they get an A+ in my book.

In my opinion the engineering is exceptional. In the benefit of hindsight, I think the northern sections of the villages would have been designed differently had the eventual growth/size of the population been anticipated. The Villagers is the first ever retirement community of this scale, so it was somewhat of a learn as you go process. This can easily be observed by the different designs/layout as you go from north to south. This is most evident by the roads, golf cart traveling options, tunnels/bridges, and recreation facilities. That being said, we have no major problem with the design/engineering of the north as evident by the fact we bought a wonderful home north of 466.

I'm a runner and haven't worked up the nerve yet to run over the Water Lily and Brownwood bridges. I do wish there were dedicated pedestrian lanes all the way across!

The three new bridges are the width that they are because FDOT wanted to discourage pedestrian traffic. They were afraid of people throwing things onto the roadway below, something us as senior citizens are famous for. The developer fought for more width but lost.
Having worked with the FDOT and the FTE (Florida Turnpike Enterprise) for 7 years, I can tell you that they don't always see the trees for the forest in their decision-making processes. It's a little cliche, but it's their way or the highway.

That area is not the Villages. Talk to Sumter County or DOT.

Ummm... the Sherman Williams store is on the South side of 44. That is NOT T/V's problems. It was commercial developers. So... only 99 more examples eh?

Have you seen any planning for revisions at the Regan Road / 501 entrance as part of the southern expansion?
Today that is a single entry gate and there is no diamond or pedestrian path from Dagenais to the MMP.
Pedestrians need to walk in the stteet with cars and carts using the turn lane South.
That entrance will get golf cart busy once the path is connected South.

Agree. There is no other community like this in the world. The infrastructure that we have here in The Villages to accommodate golf cart traffic with vehicular traffic is absolutely stellar and could not have been done without expert engineering.

Sorry to hear of this. Hopefully it will be rectified sooner rather than later.

I must say - that I for one - TIRED of seeing various Threads started, such as this one where the OP makes statement or such then NEVER adds to it, adds comment, or answers questions. One example is this one, and the one re a "golf Cart" hit & run off Pinellas Place.
Over time I have seen examples as these "hit & run" OP Threads. Unsure if they are Trolls as some suggest or just narcissists wanting attention from others, and they sure seem to get it.

I've been wondering for the longest time what engineers are responsible for the horrific engineering here. UNBELIEVABLE so much of the designing they've done that is horrible at best, not to mention so unsafe, yet the money paid well I'm sure!!
So frustrating!!

Most things are exactly right here in The Villages but there are exceptions. Our 5 year old roads in Soulliere Villas to the north will probably be torn up in the near future so drainage can be rectified. As it is now a high water table pushes water/soil up where the road meets the concrete apron. In many places the concrete apron or sidewalk has cracked and has been pushed up 6 inches higher than the roadway. CDD 4 is trying to hold the developer responsible. This will be a very expensive fix.
For the most part the engineering is great but how about this problem in Soulliere. Not many commented on it. The developer should be held responsible.

We have visited the Villages and will be visiting again next month. Can't wait! My husband is already retired and is waiting on me so that we can move to TV. We too think that the place is AMAZING! It is very sad that so many people on these forums complain about things. I have thought it through and realize that some people simply cannot help but to see the negative in things whether it be because of physical or mental health issues or because this is the way that they were raised and all that they know.
I also think that some people were not as prepared financially to move to the Villages and this must stress them out about fees and taxes going up while watching others who have two houses, travel often, etc.
Who knows, maybe after living in The Villages for a while, I will feel differently but for now it seems that there is no better place on Earth... for my hubby and me anyway. Of course, to each his own.
Make sure you hire a good building inspector. We found thousands($) in work that was needed to our house due to poor/cheap constction. Most of the repairs were due to other contractors(non original builder) poor workmanship. For example a contactor installed a 20+ pound ceiling fan directly on drywall with no box, lanai installed over an existing outside porch had a 6 inch slope over a distance of 12 feet, < builder quality windows, etc.
Cost of living is 30% less than in South Florida and TV is better maintained than very high end golf course communites where monthly assocition fees are $500 and higher.

I would say a right turn lane from Morse onto 44W would help. Parking lots are a mess. They make no sense. Hard to find a way back out onto main roads. An example would be the Shurman Williams store on 44 across from Brownwood. You have to go back to a side road, get in line at a long traffic light (which also has no right turn lane) to get back out onto 44. Why is there nit an entrance into 44 from the parking lot? There is a light 1/4 mile down the road to provide the break in traffic. I agree with the original commenter. What a mess. And there are 100 more examples.
Is their paint any better than Sherwin Williams? If so, I'll have to give it a try!!:1rotfl:

So far I love the 70 square miles or so oh, but the only complaint en engineering would be the overpasses for the golf carts that have to be rebuilt to to them being in the Lakes and I would also say just the circles themselves being too small in my opinion precious having traffic intersections and stop lights
I prefer the RABs to be smaller. Larger RABs would allow more traffic within the RAB. Less (vehicles) is better within the RABs, IMHO.

You’re right this place sucks I’m going up north!
All that said, it all got better as development moved south. Then why not come back and fix some of the minor problems that were not anticipated. No sidewalks or multimodal paths to relieve traffic on our narrow streets north of 466. Pedestrians jump in the grass to avoid golf carts, bikes and motorized scooters. Or, El Cortez gate - no stop signs on Avenida Central at the Gate or Rio Grande Ave. at Chula Vista Ave. and Rec. Center where the roads are not aligned - install stop signs so we are not putting our lives in jeopardy trying to turn or cross at either intersection.

I searched the orig. posters previous posts. I believe by poor engineering he/she may be referring to overcrowding, houses being built so close to each other.
I can understand his frustration. However, we all go into this thing with eyes wide open. No one has been “forced.” Anyway, just 2 or 3 years ago you can buy acreage in TV but those lots had a premium of approx. $500k attached to them. Of course, I wish I had more room but it is what it is. My TV lot is smaller than my NYC lot but I feel I will live longer down here. The rat race is not for me.
