I was surprised to receive a notice yesterday that our amenity fees will be increasing $10/mo. for 2022. I had the impression from different posts and podcasts that they generally increase $2-3 a year.

Is everyone seeing this kind of jump, and is this a normal increase? We just purchased in January 2021 so this is our first annual increase.

The amenity fee increase is based on the consumer price index -- urban. In the past, over a year it went up a little over 1%, but this year it has gone up by a lot more, hence the boost.

Who actually sets the amount?

Who actually sets the amount?

The amount it set in the sales contract you sign when buying a house. The developer sets the initial rate (it goes up every year or two), and then the increases after you buy a home are set as per the contract (CPI, and the calculation is based on the month you signed the contract, which is not necessarily the month you closed).
