:mornincoffee: Have another coffee...... No claims and a new roof suggests to me they PAID for it..... a lot of us paid for roofs and got rates hikes to pay for the free ones! :ohdear:

State Farm on Warm Springs Rd. We bundled our home, car and golf cart. Spend a couple of hours for the driving course (at home on line) and get a good discount.

Have asked current broker to come up with other quotes - you would think that would be part of their job anyway, but I guess if they're receiving a percentage as commission then the higher the premium the more they like it.

Have Villages Insurance “shop” your HO coverage. Also, as someone else suggested, check with State Farm. Ask if there are discounts for bundling your home, auto, and golf cart coverages, and if so, get quotes for all. As BogieShooter mentioned, home values are also increasing, which will increase premiums, but certainly not by 56%.

I would take issue with your comment about commission. Agents have hundreds, if not more, clients’ policies renewing each month. It’s pretty difficult to review each one; it’s probably more a case of the squeaky wheel …

If your home value went up 30%, (about average in TV last year) it should increase your taxes by a larger percentage than your insurance. OP, I would definitely be “shopping” for a better deal on my homeowners insurance. :boxing2:

Our homeowners increased by $1800. We called Kin, recommendations from 6 friends. Not loyal to any insurance, so if I am not happy at renewal, will review what’s available

Homeowners like it when the value of their house goes up. But the opposite side of the formula is home insurance and property taxes also rise with assessment values.

Is homeowner’s premium a product of house value or replacement cost? Inflation and supply chain issues caused the cost to replace the home much more expensive.

Every other place I’ve been, it’s been a product of replacement cost. Here, it seems to be home value.
I called my insurance agent about calculating replacement cost on our home, and was told that the insurance policy value is for both home and any other structures on our property. As you know, we’re not allowed that here, so that value is added to the value shown for the home. So apparently there’s some “wiggle room” for what we would get if our home was destroyed.
Skeptical, but that’s what I was told.

I have to different with you on whether or not the insurance agent has time for just your policy. Is something called computers today and it's really automatic to be able to shop for new policy quotes. If the agent isn't willing to do it they're not worth their salt They get a nice percentage every year for very little work

I’m on 3rd policy in 5 years - they give good price when you sign up but the second year they bonk you over the head even with no submitted claims…I’m current with farmers….

They did provide a better rate than my current insurer, however, on the sinkhole rider their deductible was 10% of dwelling (which I'm told is fairly normal) while mine with Castle Key is $2,500. Our increase was substantial as well but we're hoping that's temporary due to the supply chain mess (building supplies like lumber in particular) Washington doesn't know how to fix.

we went to Kin after being with Villages Insurance agency companies for 10 years - get better customer service without local agent, and better prices for insurance. I now have flood insurance added to policy and paying less total for year than before I switched.

Yes.
Progressive would not give me sink hole coverage - said had to have a home where no sink holes were within 5 miles. Hard to do in most areas of TV

I had my 21 year old roof replaced by my insurance company more than a year ago and my insurance premium this year went up $24 without any coverage change.
Insurance companies are much smarter than the scam roofers.
If your roof was damaged by a storm, your insurance company will repair it or replace it.

I had a similar experience with a different insurer that indicated they would not renew my HO insurance due to the condition of my 12 year old roof. I contacted my agent and got the decision reversed but "saw the writing on the wall". I shopped around and am finding that insurance companies in FL are reluctant to write on homes with "old" roofs (I had my roof inspected and it is fine).
I went with AAA (after trying other companies). I did get some discount being a AAA member and I did convert my auto policy to AAA too in order to get the bundle discount. I saved money on both policies going with AAA. I also switched my liability umbrella policy to AAA also and saved a little money.
After the policy was in force, they did sent someone out to take pictures of the roof but I never heard anything from that.

We are on our first year with Kin. Even if my rates double next year, it’s still $998 less than any other insurance.

Yes, insurance companies are smarter. It cheaper to replace roof that litigation in most cases. The roof scammer know this.
I Had no roof replaced and it when it 650 plus bucks. The agent said the main reason it when up was due to all free roofs. Yes maybe few roofs needed replaced, but the majority ( IMO 90% didn’t need replaced). Couple shingles replaced IMO.
Another thing, villages covers wide area. I can only react to what happen in my area. Some area may had had more damage the others when got 20 mile swath. In my area only few shingles got ripped off (coiple at most) Some claimed peas size hail damages their roofs. Peas size hail don’t damage anything, not even my pepper pants at the time do the so called hail storm.

If anyone has an answer to will all insurance companies pay if a major disaster happens in TV is a question not one of can answer. Until it happens. My family owns multiple independent agencies. Gave us an evaluation on companies who to use. We own more than one home in TV, not one has the same insurance company.

We just got hit with a 40% increase from Progressive in the Villages. We put on a new roof 2 years ago...and paid for every penny of it. Been living in Villages 12 years; No claims. We're out searching for new insurer too...and looking into a bundling package. Home/Car/Cart.

Farmers. Used an agent In Orlando. All transactions by telephone. Roof 18 years old. Increase in premium this year was very small.

Suspect that you are being sarcastic regarding your question. I was in the insurance adjusting business. Only entity who can give you a "free roof" is your insurance company. Insurance compnies paid for new roofs due to fact that if they deny a claim and the homeowner contests the denial, the insurance company can be responsible for your attorney fees and the cost(s) to hire their own attorney to defend their denial. If insurance company loses case, they can 2-3X more than if they pay for a roof. In the end we all pay for these "free roofs"
I bet less than 1% of the homeowners in TV actually had water infiltration into their home after the roof was "damaged"
