There is an area where we would be interested in building, south of Brownwood and 44 and north of Richmond, west of Meggison Rd. The lots haven't been released yet. What is the order of operation? Do we make an appointment for a design first and then wait for the lots to become available or do we have to get the lot first and then do the design? Also, any idea as to how long it will be before those lots are available? Thanks

Lot will come first so you need to get with a sales rep to start the process.

You definitely need to work with a Villages sales agent. Lots nowadays sell within hours of being released. You won't get assigned to a designer and the design process until you have made a deposit on a lot.

Pick out a lot and set up a campsite. Florida has Squatter's rights. It worked for the Kwimper family in 1962. I heard their son was a good singer.

Not true...at least, not yet. But, desirable lots will have multiple potential buyers lined up waiting for their release. A batch of new lots that overlook Lake Okahumpka recently came available, and we're sold at asking price in a matter of hours. Many people were left in the queue.

Just passing on my recent experience.

The sales agents find out about the lots that are coming available the day before release. The next morning the sales agents can put a "lock" on the lot for up to 3 hours. During that 3 hours, the buyer must either put down a deposit or it is released to the 2nd in line. They have 3 hours to do the same and then it goes to the 3rd.

For highly desirable lots, there are often dozens of sales agents putting down a hold for multiple clients. For one of our lots it was rumored there were over 60 buyers attempting to get it. It took us multiple attempts over several months to get one of the more scenic lots we wanted.

If one is okay with just a normal lot, there will be no trouble getting it.

TV usually let’s the sales reps know morning of release of lots. Yes you have to have a contract to design your home when we ask. I suggest you get with a sales rep and establish a relationship to stay upfront on lot release.

Just be prepared…view lots are running $275,000 to $325,000. That’s just the lot.

The southern area has very little in the way of amenities, shopping and a very difficult long way to get to the areas north of 44 for that purpose. In addition, the bond fees are much higher than the area above 44. If I were you, I would look for a pre-owned house for sale north of 44 or 466a.

Get with an agent, Carol Clark, those that want the lot are put into a pool and are drawn randomly, price doesn't change, if your picked #1 you have 3 hours to commit. If you don't, then #2 drawn has 3 hours to commit and so on...feeling lucky..if so better get with Carol
so you at least get into the pool...Bingo

Be sure you know what model house you want so you can be sure the house fits. Some lots don’t fit every house model.

No one listens to your everything south of 44 is horrible rhetoric anymore. And if you would take the time to look, you would know the OP lives in the Village of Charlotte and is well aware.

Op, simply call your sales agent (assume you have one) and let the agent know which lot you have in mind and be ready to put your deposit via credit card when the lots are released. Your agent has a vested economic interest in getting you the lot. I would suggest you have an alternate lot too just in case you don’t get your first choice. Good luck.

Yes - a good agent is crucial. Then, scope out possible lots (ie 24v18 on mincey loop), look at them to see if they will fit the house you want - pool? bigger birdcage?
Pick 3 in order of preference and let your agent do the work. Be available to your agent - lots become available on very short notice.
We got a wonderful lot because we were in the right place at the right time due to our agent. We put a hold on it a minute after release. Within an hour there were 4 back up offers. Our lot was slightly unique in shape so we were limited in the design - we needed wide rather than deep, but it all worked perfectly for us.
Good luck! Meggison is the area to be now - Sawgrass opening is imminent and once the new bridge opens we will have the newest town square! Play the long game!
Design happens 2 months after lot selection. Build starts 6 weeks after end of design. 4 months to complete once started.

Procedures change but this is my experience. Lot reserved last Nov, I think and closed in June 2021.

Sales people told about new lots on Tuesday, and they are available for reservation/sale on Friday 12:00pm.

My agent showed me a street of new lots on a Wednesday, they were not yet released. I picked the lot I wanted and gave him two backup lots. How will I get the lot I want? He said it comes down to who presses enter first at 12pm on Friday. My agent has been around a while and knows the routine. He sits at the computer Friday as the clock approaches 12 noon and the moment the computer says 12pm, he hits the enter button and the lot was mine. Later I learned there were two other agents wanting that/my lot. Fortunately, my agent knew how the game was played and took care of his client/me. That entire block of lots were sold in 2 minutes. There was a premium on these lots because no neighbor behind you. Privacy runs at a premium in TV.

All your questions should be answered through an agent from TV Sales.

What might those amenities be that are missing south of 44??? the only thing I can think of is horseshoes as they have been replaced with corn toss.

Hunh? Everything you could possibly want is south of 44, just newer. Many of the pre-owned older homes north of 44 are in need of updating and in some cases remodeling. The new homes have everything that buyers want - vaulted ceilings, higher bath counters, nice lighting, stainless appliances, etc. plus they haven't been baking in the Florida sun for 30 years. We moved from the northern part of the Villages to Marsh Bend two years ago and love it! Highly recommend the area.

We love the area that we're currently in, it's convenient to shopping, golf and restaurants. What is drawing me to building is that the I've been watching the pre-owned market and it's insane. To get what we'd want we would have to outbid and overpay and then renovate on top of that. Small designer homes that have a partial view are going for $650k plus. Designers that back up to a pond are on the market for $850k plus. It's like the used golf cart market out there.
