Just bought a lot in St. James

We just purchased a lot in St. James on Capstan Court. Currently we plan to build an Iris model on this lot. Also, plan to stretch home in the following areas - lanai 4 ft., front bedroom 2ft., garage 2ft. and maybe the garage width 4 ft wider. I'm looking for any comments or suggestions as we work our way through the selection process. Also any opinions on having granite done through the villages or install later from an outside vendor (home depot or lowes).

If you can't have a golf cart garage I would stretch the garage as much as possible, makes it so much easier to manuver in the garage....gn I agree wholeheartedly with golfnut. Though we're not homeowners in TV (yet!), it seems like a peeve for many is shortage of garage/storage space. We've gotten so used to the garage space we have in OH that I don't know that we'll ever be content with whatever we wind up with in TV. Anything you can do to grow the garage is nothing but a good thing IMHO. And consider having them put in the attic storage space over the garage as well.

And enjoy your new home!!! We're jealous! :)

I recently moved into an Iris in Buttonwood. Next door neighbors!!! We did not extend the garage or the front bedroom and I wish we had. We did extend the lanai 4 feet and are thrilled with that decision. We don't have any trouble fitting two cars and a cart into the garage but an extra 2-4 ft extension would be nice. We also have neighbors who had the Villages pour a 12 by 12 foot patio. The only reason TV would do it is because they still owned another spec home which had the patio. It is really nice. I was adamant that we get granite in the kitchen. I love it and would do it again. We also got the wine rack and are glad we did. The neighbors chose a stucco home and had a border put all around every window. This looks very sharp. I don't know if you said when you would be choosing colors etc but you might want to PM me and come over and see the extras in person.
You will probably never look back when you get here.:pepper2: My husband didn't but I still miss family, friends and coworkers quite a bit. :cryin2:

Not a direct response to this part of your post, but here's something to perhaps consider re: granite countertops - - -

We looked at granite and absolutely loved the look of it. Nothing beats the natural look it presents. The one thing we got hung up on was the need for ongoing maintenance of the surface - it needs to be sealed periodically. So we considered quartz countertops and ended up going with that. Not quite the natural look of granite as the quartz product is man-made with natural quartz minerals and resin (basically). But it doesn't require the maintenance/sealing as the surface is non-porous! That was a big plus in our minds. Heat, stain, and bacteria resistant as well. It's produced and marketed under several different brand names: Silestone, Zodiaq, CaesarStone, and HanStone are probably the most popular.

Just an FYI---we had to have our home in VA treated for radon, and were told that granite held radon. Never looked it up because we actually like the quartz better. But it is something to check on. Also, our home stager told us that granite was "on the way out". But so many people have it, I can't believe that, and it always looks good.

We came down in October and also purchased a lot on Yankee Clipper Run. We are planning on moving there sometime in the early fall. We put $7500 down so we have till next October to start construction. My name is Linda and my husband is Sandy.
Our lot is #69, which is right down the street from from Bill. We are going with the Lily model. We are going to stretch the garage 4' to the side and 2' forward. We are also stretching the lanai 4' back. One other consideration is strecthing the front bedroom 2' forward. On the Lily model that front room is a nice size already, so we will see. We are not doing a golf garage, the only way we can fit it on this lot is with the Iris and we like the Lily more, we like the straight in entrance as compared to the angled one. We are going to downsize to one car, so our garage will work for us.
I look forward to going through this process with you all, the hardest part will be is moving away from our kids:(.

We purchased a lot in Buttonwood and will begin building next year. We also picked the Iris and made the same extensions as yours. We thought about purchasing the basic package and then adding granite, tile and whatever later. We discussed the various options, we came to the conclusion that we wanted to move into our home completely finished and start enjoying The Villages without being torn up or worrying about when, where and how these projects will turn out.

So we loaded our home with granite, tile, tub in master bathroom, kitchen upgrades. We are so excited about moving into our new home and playing. Dang we have worked hard all our lives and now it's time to be comfortable and free of building projects. Plus the Villages guarantee their work.

You'll make the right decision.

We have granite up north in our kitchen and all the baths. It has never needed sealing. We cut on a cutting board, simply because it can be put in the dishwasher and sanitized.

We clean the granite by washing with hot soapy water and drying with a clean cloth. We have Black Galaxy in the kitchen and it shows smudges and handprints.:shrug: When we get our forever home in TV, I hope to get a lighter color of granite or Silestone.

All granite is is sliced polished rock. I love that you can take stuff out of the oven and put it right down.

Very pretty and thousands of years old..lol.

I also love the Silestone with sparkling metallic flecks in it. Beautiful!

That's a great idea! I have Zodiaq quartz in this house. I wanted a light color because I have cherry cabinets.......and the granite choices were ugly. In my TV house, I want light and bright.......white cabinets and I'll probably have to go with a dark granite for contrast.

Advice: I have ceramic tile floors in laundry, bathrooms. I had the tiles glazed and I would NEVER do that again. The floor is very slippery and I fell and sustained a concussion last year. :( When I visited TV models in January, hardwood was not an option so I'll probably stick with the tile in kitchen, bathrooms, etc. However, not glazed. Oh yeah.....another piece of advice.......don't slip on the ice under the snow while walking the dawg....causing another concussion. Oh............guess I won't have to worry about that in TV!:icon_wink:

Even though the Cape has milder winters than the rest of MA, still too cold for us. Can't decide between the Gardenia or the Bridgeport (with new bedroom layout like the Holly). Lot is large enough for expansions. Does anyone know where stretches can be done on the Gardenia? 2nd and 3rd bedroom are a little small. Love the kitchen in the Bridgeport, but who wouldn't love the lanai in the Gardenia with the nesting doors. Decisions...decisions.

When I moved to The Villages, I had certain criteria. The first was for a resale only - since I did not have time for a new home to be built.

I wanted a golf front or water view. I also wanted an Eastern exposure so the afternoon sun would not come directly into the lanai.

I looked at several homes and chose one with a golf front. I chose that after determining the direction of most golf balls would be away from my house. I have live here about 19 months and have only found about 8 golf balls in my yard. I have heard of too many homes fronting the golf courses getting windows broken on a fairly regular basis.

I did get the Eastern exposure. It is wonderful to sit in the Florida room in the morning, watch the early mornng sun, read the paper, and have breakfast.

I mentioned "Florida Room". The person I bought from had the lanai area completely glass enclosed (rated up to 145 mph windspeed) with sliding windows. I recommend this to new buyers. It will add on to your cost but is a great investment. The room is heated in winter and airconditioned in summer so it is all four seasons.

The Villages is a great place to live. All of you will definitely enjoy it.

Was the heat/ac put in at the time the home was built? I have a glass enclosed sunroom with sliding doors here up north........and it can get very hot at times. It can be absolutely freezing outside but in the 90's in the sunroom.....love it! I hadn't thought about enclosing the lanai in TV. Oh no, more $$$ :sigh:

There are regs around heating/cooling when you enclose a lanai. I believe that they are county specific. We were able to extend our existing system with the glass enclosure; with acrylic we would have needed to add a separate unit. Overall, that made glass less expensive.

We will be away in early June for a bit, but if you would like to come by when you first get here, you could have a look.

I do like the Gardenia's lanai better - though only if you stretch it; otherwise it is too narrow. We extended ours the four feet that was allowed and I really like it. We can fit a love seat, two chairs and pub dinging table - plus all my faux trees. If we had more room at the back, we might have held off until after construction. As it is, we will put a cage off to the side of the lanai to have a spa.

I really like the half bath. It is great if you have houseguests or parties. And with that kitchen, we have parties!

Ceiling fans are almost a necessity in Florida. We have ceiling fans in the Florida Room, the living room, kitchen, den, master bedroom, and spare bedroom. If they were all turned on at one time, the roof might just fly away!
