Can people recommend Property Mgmt companies? We want to rent our Designer for 1 year as an unfurnished rental. The Villages won't rent it as it has a Murphy bed in it.

We've done rentals here for years. You might find little demand for a 'short-term', unfurnished home. The cost of moving in and then out might be prohibitive.

Going back to the orignal question, anybody have any recommendations for a good property management firm for a home?...short terms rentals, takes care of everything, ...marketing, communicating with renters, collecting rent, prepping property for next renter, taking care of needed maintence and renter calls, etc. Thanks!

I agree. Who would want to furnish a designer house, set up utilities, cable TV, lawn service, etc. and then need to move out in 12 months? It would be much more attractive to furnish the house and arrange to pay for these items as part of the rental agreement.

If you want to use The Villages, why not just move a bed into the room where the Murphy bed is located?

Why are they against murphy beds?
I don't know about unfurnished rentals, but they are very picky about the furnished ones. I had an agent tell me that they won't rent a house if the dining table only has 4 chairs. You need to have 6 chairs. Go figure.

One year is a long term rental. If you advertise long term unfurnished at a competitive price you will have people knocking the door down to get in. As far as Property management you don’t necessarily need that with long term because you will have a resident in there and you can just call a service company if anything breaks down and the tenant can let them in

Since 2010 Our 2 long term unfurnished rentals, had no less than 20 to 30 people wanting to rent. 2022 was no exception. Rent was for 1 year at a time, with options to renew at our discretion. We used the Vil4 rent.

Moving within the villages is inexpensive compared to outside the bubble. Some wanted to live here and decide we’re they wanted to live, some wanted to be here so they could watch new build. One stayed at the same house for over 9 years.

Do they think a Murphy bed could be dangerous if the renter tries to put it down?

The liability would presumably be on the owner not the management company so do not understand why they frown on it

I agree with NPWalters - we have used Remax Premier since 2014 without any problems/extremely positive. They have recently gone through a reorganization which seems to have enhanced our experience. The fee they charge is minimal when you figure out the work entailed (advertising, background checks, collection deposits and payments, collecting taxes and filing taxes, scheduling house keeping and obtaining residence/guess passes, ect.)

FYI - when we were looking for property management companies in 2014 (for short term rentals) the Villages required us to "rent" our own place at market rates whenever we wanted to use it ourselves! This was a no go for us. I understand you are planning on a long term rental, but this may come into play if you decide to do start short term rentals.

Good luck in your venture. We love the Villages but have not been able to make it there full time (like yourselves) so renting out our place has worked well with us.

Definitely Not Down Home. Once they have your listing, they do not return phone calls, they do not respond to emails. But, they have no problem taking their cut of the rent. They overpromise and vastly undeliver. While superficially nice, they are simply and totally incompetent.

yes you do, TV rentals has a requirement list a mile long with which you have to comply, or they do not accept your house, including EXIT signs over all doors, no golf cart, no grille.

Basically, they are owned by the morse family and want the renters to use the town squares as much as possible for their cut of the business there. .

Google unfurnished rental, TV, and find out the current PM who have the listings. . not hard, and then interview them yourself,

Where did you get this info? We rented from TV for several months over a year ago and ouf home had ZERO exit signs. And there was a grille on the patio...

Plus, I just checked several of their listing. Not a single EXIT sign to be seen...

To your last point. Sure, if you say so...
