Hi purchasing a new home in hammock at fenney , not sure of decision is anyone aware if you can get your 2500 deposit refunded if you keep looking

I think you can probably apply the deposit to another house.

We switched houses after we signed the original contract. It was no big deal. Supposedly there is a $75/day penalty for switching. Not sure it was ever charged though.

Yes. You really need to talk to your agent to get this information.

All of your fees, water, reclaim water, sewer is on one monthly statement with amenity fee.

I was told about 240
A month plus 179 amenity seems like a lot for Florida
Thought all would be included with property tax

You will get a monthly bill for about $240, that will include your water (potable and irrigation), sewer, trash pickup, and amenity fee. The $240 includes the $179 amenity fee.

You will get an annual tax bill that will have an ad valorem (based on value) section for your property tax, and a non-ad valorem section for your fire rescue (about $250), maintenance fee for the local infrastructure (about $500), and your bond payments (principal and interest). The non-ad valorem section is not a charge from the county, but it is included on your county tax bill for convenience.

We purchased a Designer Home at Marsh Bend - and were given 3 months to finalise designs ($10,000 deposit). We came home thought about it and went back 3 months later and decided that we didn't like the lot after all. We were able to change with no hassle whatsoever to Chitty Chatty (which had just been released). The process was VERY simple - one document.

Speak to your realtor and they will talk you through the options.

If you decide you do not want the house you went to contract for you cannot get your money back. But The Villages will sometimes at their discretion put it in a TBA ( to be allocated ) account for 90 days but they will penalize you depending how long they had the house off the market. But they do not have to do this for you. Your representative can find out if they will do this for you and how much your penalty will be. Also, if you find another home and you just switch from one house to another the new home must be able to close on the same day. I was a Village sales rep retired 2 years ago. This is how it was done unless its changed.

Our complete bill is right at $274.00 to $285.00 depending on how much water we use.

That includes water sewer, irrigation amenities fee and trash collection if the $179.00 amenities free removed the rest would be $95-105 per month just watch your sprinkling it can make a difference.

Amenities were $143.50 when we bought summer 17 and have seen annual increase each year since

Are you saying you put money down on a lot without understanding what things cost?

Look around at the landscaping, pools, rec centers, flowers, etc.I would say that fee is very reasonable compared to fees in other areas.

Trash pick up and sewer use is on the same bill as water and amenity fees. Sumter Utilities

You will receive your CCD bill for amenities, trash, water, sewer, sprinkler all on one bill showing each individual charge

That is all not paid each month. The bond and taxes are paid in November. The insurance is paid separately to whatever insurance company you deal with. Your MONTHLY charges should be around $300.00.

It's actually really inexpensive for FL - go look around or make calls to other over 55 communities in the area. I have friends who live both north and south of TV in other age-related communities - one of them pays well over $600/mo for the same services. Ours averages about $260, but our house is larger. TV, for all it offers, is incredibly reasonable.

Back to topic - can you get your $2500 back.

When we purchased in 2015, it was made very clear, both by our agent and by reading older TOTV post that the developer was very strict about their sales policies. I recall a thread when buyer said they lost their $18,000 / 10% down because they backed out for medical reasons.

My advice, ask your sales agent, not us on TOTV and more important read the documentation defining what occurs with the $2500. I would also look carefully for words like "non-refundable" and would take the written word as the real answer.

Years ago you could get the deposit back within three to 10 days. After that time period you could only apply it to another new home purchase.

Why would you put a deposit on a house, then ask what the costs are ? You need to talk to your agent .

Typically you can apply the deposit to another home, whether existing or new a home.

The Village insurance is who we are with.

We are not in Sumter so our bill is trash and amenities at about $187.

We get a water and sewer bill from Marion County with is just water and sewer, does not have separate irrigation water.

In our mortgage payment we have escrow for taxes, insurance and bond so we never worry about actual bills for those.
