Friends are interested in purchasing in Hawkins but notice the waste facility. Are residents in Hawkins affected by that smell. Does it permeate through the village. How bad is it.

Depends on which way the wind is blowing, we have traveled in area with a golf cart and can smell it, I hate the thought of living in there and have to depend on the wind to sit outside

Why would anyone pay a premium price for real estate Knowing a waste treatment plant is in their backyard. Same issue with noise, buying close to a highway or industrial park.

The facility between Hawkins and the Florida Turrnpike is a well water treatment facility - processing our drinking water not sewage. Both Fenney and McClure have had "smell" issues which emanated from sewage pump stations. The Villages augmented those pump stations with additional equipment and the smell is mostly gone.

My understanding is same as Brwne's. Well water treatment, not waste. We drive by it sometimes on Meggison and can smell it. Not real strong but definitely noticeable sometimes, but not all the time. Someone who actually lives nearby, such as across Meggison from the facility, would be the best source of information and can probably provide a more specific response.

Mostly gone? Not completely gone, just mostly gone? In other words, still there, just not quite as strong???
May have to hire a crop duster to Fabreeze the area.

Not correct. The smell is gone, you can stand beside the lift station and not smell anything. Irrigation water is another story, that stuff stinks.

This is correct, it is 2 wells and a million-gallon storage tank. You can pull the plans and see for yourself at the county permit website or the SWFWMD website. It is NOT wastewater.
There are several of these throughout The Villages.

I don’t know what it is but when you are driving by it on Meggison, it definitely smells like a sewer but only about 25% of the time. 75% of the time, there is no smell. Don’t know if that is because of wind or some other factor. The houses in Hawkins are very close to it so caveat emptor.

Same fragrance you get along El Camino Real from that treatment plant , wonder if local residents ever get used to it I would not .lol

That place smells everyday and is not going away anytime soon. If somebody thinks the smell is almost gone, they are positioned in the opposite direction from the direction of the wind. You can be on the other side of the interstate at riverbend and smell it depending on the wind. I have been over at Hawkins phase 2 and it smells.
Do you think you could get used to it? Maybe, but what happens when you have friends over, what happens when you want to sell it? You going to tell them you will get used to it?

Villages put out a notification that they aware of the smell and are in the process of fixing it. However, there have been some delays with parts arriving timely due to the current manufacturing and logistic nightmares in the US. If I remember correctly it’s on track to be fixed by April….and it is water treatment, not sewer.

We live in Hawkins down by the round about entrance and can’t smell it at all. I know sometimes when you drive by on Meggison, it does smell bad but like someone said, that is only about 25% of the time. I don’t think I would want to purchase right across from that thing in Hawkins but Hawkins is very large as most villages and I walk all the time through Hawkins and can’t smell a thing.

That area stinks to high heaven quite often.

Have lived in Hawkins over a year now ... walk daily ... and have not encountered a 'bad smell' ... not even once.

In addition to the smell, don't downplay the turnpike noise, which is oh so close to Hawkins and all the other new Villages being developed over there, especially Deluna (Phase 2) where you can shake hands with the drivers on the pike from some of those houses being built. There are quite a few who are blinded by the fact they will be so close to Brownwood and Sawgrass Grove and then have buyer's remorse. Always ensure you do your due diligence. IMO, they may be better off looking North of 44A, or in Chitty Chatty if they are looking for a Villa with a view.

When we drive up from St. Catherine my wife says she can smell something and I barely smell anything. I have ridden my bike past it many times and have no recollection of ever smelling anything despite my huge consumption of air pushing hard on the pedals and deep breathing. No, I didn't lose my sense of smell to CV19. Maybe some are more sensitive to it.

yes, & that's the issue we had also, but it seems to be stronger only @ certain times. before that waste treatment plant, i was told they moved the 'water' by truck (eew!) & that's when we had the smell coming very strong, but weirdly enough, only around 3pm! now that the treatment plant is here, it's gotten MUCH better. also,...
this is a problem throughout florida, imo. i've visited several points, & i get that smell no matter what. isla key in st pete is a beautiful area, but that nasty smell is constant, all the way down to the don cesar hotel.

Chitty Chatty has 4 lane highways on 2 sides of it and a huge power line right down the middle. It is the only village where the developers are discounting new homes as they can't sell them where other new homes are being sold as fast as they can build them. Phase 2 of DeLuna goes pretty far south of the turnpike so only the northern section will be noisy and those homes will be well discounted making great deals for those that are not bothered by the road noise.

My guess is that the well water is used for irrigation and not potable water. The CDD does not have information on its website for that area regarding source of irrigation water. However North of RT 44, the irrigation water for residential areas comes from the Lower Floridian Aquifer. I suspect that it also is used South of RT 44. This water is non potable. It has hydrogen sulfide in it which is what is the source for the rotten egg smell. The water is treated mildly with chlorination according to the CDD presentation to control biological growth in the piping. When this raw well water is stored it is likely that some of the hydrogen sulfide gas comes out of the water and collects in the tank vapor space.
If the tank has water levels that go up and , no smell happens when the level goes down since fresh air is drawn into the tank. When the level goes up the hydrogen sulfide is pushed out through tank vents and wafts around that area. The irrigation water itself can be smelly as stated in previous threads on why does our irrigation water stink. It is not coming from treated waste water since that is not used for residential irrigation water.

This resident was very transparent for that she deserves an award? I being a plumber would advise you to unload this house as soon as possible that is a very bad negative, That and living within 1 mile of a major HWY which is very noisy. Anyone that buys their must do their due diligence before putting money down.

Mmm, those "highways" are a County Road that is dead after 10pm, unlike the Turnpike and a Boulevard that is also quiet after 10pm. can't say the same for the Turnpike. To each his own.

I think if you buy directly across from the facility in Hawkins, there is a chance of the smell, but I think it dissipates quickly.
This resident was very transparent for that she deserves an award? I being a plumber would advise you to unload this house as soon as possible that is a very bad negative, That and living within 1 mile of a major HWY which is very noisy. Anyone that buys their must do their due diligence before putting money down.

My self being a master plumber Please would never buy a home near sewage disposal plant, or near power line, or near major hwy or close to a commercial area If I did that house would half to be reduced by 50%. That is what most wise people would do.

When then it must be a good thing since what's being discussed isn't a sewage plant, it is 2 potable water wells and a million gallon fresh water storage tank. There is a big difference, of course you being a "master plumber" would know that...
