I noticed there were price reductions on homes for sale on TV home finder site for Village of Linden. Anything going on there?

The model homes owned by The Villages went up for sale, some completely furnished, all have contracts in work now, some had up to 20 backup offers....

Very possible that the sellers were asking more than actual market value.

Technically these homes have had no one living in them, but how you can list model homes that have have people going through them for over two years as "new" escapes me.

Per the app, the furnished houses in Linden are all pending. How much were they discounted..?

Looks like discount was between 25-50 grand on the more expensive homes

I am neither buying or selling but as far as pricing. I've noticed some very strange things.
Homes are priced at like 593,487. when, if they drop the price say $400 it is then 593,087. Mighty strange. A price drop would normally be TEN or TWENTY thousand.
Seems to be a game just to get some new attention

Real estate is strange to say the least. It does not matter unless it is in writing. The contract will surely list it as a display home and the buyer will or should get a discount.
Like so many things, you need to decide to buy it or not and at what price. The market is hot. Prices are up everywhere not just in the villages.

Some people want to choose the counter top, floors etc. We chose a home that was completed on speculation. We, I am pleased with the choices THEY made. Time and stress for the wife to decide flooring, appliances etc etc etc would take years and then after it was all done she would change her mind.

Standard practice in TV for years. Even the lifestyle homes when done are sold as new.

Prices are only reduced if homes aren’t moving fast enough at prior asking price.

Last several homes are sometimes reduced or discounted to close out sales in a Village. :ho:

funny, I have no interest in following the price of housing in TV... yes I'm glad that it's going up, but
I'm not going anywhere....they'll carry me out of this place

I'm glad they're going up, but it really doesn't matter to me...I'm not in the market

I'm following the prices of the bottles of wine that I like

Yup. It looks like they are selling off the model homes in that section.

They may have been selling them furnished, but now they're unfurnished...

Probably have already built new ones in a different village...

had a wife like that once upon a time. In desperation i would never allow any delivery of anything without her inspecting the items inside the truck itself because she would always find something wrong to ship it back anyway. Anyway, sent her to find wilson.

Whatever the discount they're all overpriced by 50% when you figure the real cost of construction is still about a hundred and a quarter per foot

I. My 25 years experience as a realtor selling new and resale construction. Model homes usually sell for more. but have many extras. Close out homes in a neighborhood sell for a little less. The builder wants to close the neighborhood buyers have moved on to a new section. The builder goes through the model and fixes everything. It usually is a good deal. It is sold as new construction.

The house price is determined by demand. The Villages prices houses start high. If they do not sell they decrease the price. The house prices are up about 25%-30% from a year ago.

When we bought our new home 4 years ago, it was reduced $20K. It was one of the last in our Village, and they wanted to close out sales so the developer could move on. This happens in nearly every Village once you get down to the last few home.

When determining the selling price of a home (or anything for that matter), the price of inputs like construction costs, materials, labor, etc do not even enter the equation.

Prices are determined by the "market". Only about 20 percent of Americans understand the basics of supply & demand in setting prices.

When you sold your home, did you consider your original cost, upgrades, financing costs, etc? No. You only considered how much you could get NOW, which is determined, usually, by comparable sales.

Well…not really. My friend sold homes here for many years.
. He always said that all the foot traffic is Jan Feb Mar.
But the serious buyers come back in May June and July.
