So any of you Villages sleuths have ideas on what type of home will be built in this new section? Judging from past villages it appears the developer tries to put some of every model home in the Village. Richmond will be close to Brownwood and I am sure will be very popular when it comes online. I'm wondering because of that if the developer will forgo the smaller cheaper models and opt for the designer homes and upper end courtyard villas?
I did see a recent video speculating about courtyard villas going into a small section of Richmond. If the video is accurate, it looks like they will be modeled after what they put in Chitty Chatty where are each home will but up against wetlands/nature area. Thoughts?????

They know which homes give them the biggest profit so what is now selling will be sold in new areas plus perhaps a new model or two.

Patio villas, Courtyard Villas, veranda homes, and designer homes are all slated to be built in Richmond. It will be the same mix as has been seen for the last 3 years.

My wife and I agree that Brownwood is a dump and I doubt it will make Richmond "very popular".

There is no natural beauty at Brownwood like there is at Lake Sumter. The builders ignored the three lakes around Brownwood and just built a bunch of stores.

We feel good walking around Lake Sumter, but not at Brownwood.

Brownwood is far from a dump. May people go to the squares for restaurants, shopping and music. Brownwood has 3 excellent restaurants BlueFin, Harvest and Prima.

Brownwood a dump, no. It is different than Sumter for sure but the Wild West was not built around pretty lake settings. We did not like Spanish Springs when we first came down but we love it now.

In Chitty Chatty the built Villas on a gross dirty swamp full of bugs and snakes but priced them as if you were on a lake on the golf course. Asked why they were so expensive and was told because of the view. I said pass. The Chitty Chatty Villas should not be $450,000 and up but rather in the $300,000 or under range.

Hopefully the newest section will have a nice mix but prices have gone up. My wife and I talk and if we did not buy 3 years ago, we are not sure we could now. Owning a second home would not be in the cards.

This is so great. One response to the original poster’s question was with a useless question, and this one bashes another village for being built within a nature preserve.

Richmond will have its own unique qualities just like every other village, including Chitty Chatty.

Brownwood is too dry, IMHO. Spanish Springs has beautiful fountains and Lake Sumter has the lake. Even the lakes on the outskirts of Brownwood are below the viewing line primarily. They could add some water feature to Brownwood and it would make a big difference.

The focus of the square in Brownwood is the stage/entertainment as it should be. That water feature at SS takes up a quarter of the square. The bleachers at Brownwood along with the Bar shacks are the best design of the 3. As a whole you can't beat LSL

My wife and I agree that you and your wife had bad taste and poor manners. My neighbor and his wife agree as does his cousin and his wife. My brother and his wife have no idea what Brownwood is, but think you are simple people that don't understand architectural themes.

So, besides your assessment of there should be non money making lakes instead of money making businesses, please let everyone know why the two of you think that BW is a dump?

Scratch out a check for multiple billions of dollars and you can build a village and a town square just to suit the both of you.

Yes, we will stay away from Brownwood, but we love going south of there to the wonderful walking/biking trails, Fenney Grill, Marshview golf course, and Ednas. We are definitely looking forward to Sawgrass being completed.

Yeah, we like food trucks. When Rita's was there, we often got a delicious pork burrito to take home. Since they left, we didn't see anything at Edna's that we wanted to eat.

However, we just like to sit there and have drink and listen to the music, especially Gilley and the Girl, Joe Hand, or Dale Stumbo. I had never heard the Byrds song "Feel a whole lot better" sung live until I heard Joe sing it.

That place is not a dump.

And interestingly, VA, it has taken YEARS for the Brownwood stores to rent.
There's more than one hidden message in that, me thinks!

Every square has vacancies... Brownwood has only a few... 1 where Van Heusen went out, one near Cody's and one down by the Street of Dreams...

What is the "hidden meaning" in that?

There has been a pandemic for the last 2 years. I'm surprised there aren't MORE vacancies...

No food worth eating, just a place to sit and have a drink...

Edna's and the Marshview golf course are absolutely beautiful places that we truly enjoy visiting them.

We recall riding our bikes down there a few years ago when the little golf course was under construction and we thought the whole area was breathtaking. We never imagined that area would turn out so nice.

Jim, you weren't here say, five to seven years ago or so when there were tons of empty storefronts in Brownwood. It took a loooong time for those places to be rented.

"Hidden meaning?" Well, there is nothing cheap in what the rents probably are that the Morses charge in addition to how much they get from the receipts of each store. A few restaurants have gone out, and more stores than what you've mentioned. Brownwood has always been the ******* stepchild of the three squares and certainly, not the most desirable location for all of them. There's probably more "hidden meaning" than any of us is aware of, as well.

I visited 2 1/2 years ago and we were taken to Brownwood. There was still major construction going on at that time...

Yeah, we like Lowlands but we don't like Loblolly. We walk the course and Loblolly requires us to walk with our push carts along a busy MMP which we refuse to do.

The original model in the visitor center showed there would be a walking path from #6 green to #7 tee at Loblolly but they never built it.

When we walk the course, there are no carts driving on the path on the hole we are playing.

On Loblolly, we would have to walk along the MMP where carts are going to and from Magnolia Plaza. The grass along the MMP is not cut as low as the fairways on the golf course, so it is no fun pushing a cart through it.

Still, I am not complaining. Before we moved here, I had heard the exec courses were free. I was really surprised how much fun they are to play. I have never pared #7 Bacall from the black tee. The black tee on #8 Sweetgum is great where you have to carry a lake and the resident gator.
