When we purchased our home we were told there was going to be a new bridge over the Florida Turnpike. to make it easy getting around . then we were told about a Gas station and a small strip mall on Warm Springs Road, I have written to several people and have not got any answers. Anyone have any information or is what we got what we get.

Not unusual. The Developer promised a resident's only restaurant (Katie Bell's), and closed it down. My real estate sales people said build-out would be just north of 100K. We're at 135 with no build-out in sight. They have stopped updating the movie theater in Spanish Springs and we are left with an eyesore. It's become pretty common for promises to be ignored around here.

They opened the Water Lily bridge last year and they are currently building a 2nd one (I believe it will be called the "Southern Oaks Bridge"), scheduled to open next year. I also believe a gas station is currently being built @ Magnolia Plaza...

I live in the same village. They are coming, just like the McDonalds. The other gas station is supposed to be on Warm Springs and 301, so we'll have that and the 7-11 going in at Magnolia. The second bridge is under construction as mentioned earlier. I've used Water Lilly to get around and it's not bad, it does add some time if you are going to play South Oaks but the new bridge is only a year away...

Well, yes, things are not progressing as fast as some may hope, but then it's not like there was anything going on for the past 2 years to slow things down.

All those things will come in time... it took longer than I expected for a grocery store to be built in the new southern area of The Villages

Once Costco decides where they'll build, things will happen faster. :icon_wink::icon_wink:

All those things will come in time... it took longer than I expected for a grocery store to be built in the new southern area of The Villages

Once Costco decides where they'll build, things will happen faster. :icon_wink::icon_wink:

Still working on getting us a new Costco. At lease we are getting a BJ's. Stores do not come until they get enough people to support them.

The second bridge over the turnpike is being built (I think its called the southern oaks bridge).
I am pretty sure the first bridge was actually open 18 to 24 months after they initially thought (I am not positive, but I think it was fairly late).
Same thing with Sawgrass Grove, it is opening later than anticipated.

There is the Water Lilly bridge over the turnpike and Magnolia plaza just off Warm Springs, could those be the bridge and strip mall you were told about? The second bridge over the turnpike will get you to Southern Oaks but that doesn't seem to get you closer to anything north of 44.

From The Hammock, all you have to do is go up Warm Springs Road to cross the Turnpike.

Kinda' hard to do in a golf cart...

3 of 4 bridges are complete. The turnpike bridges took a long time for permits so it delayed everything. Using those bridges you can get everywhere in the Villages. There has been a golf cart gas station for awhile and regular gas stations are being built.

The original build was going to stop at 44 but when the developers of Fenney went bankrupt the Villages decided to take it over and build it. Once they did that they wanted to connect Fenney so they went with more expansions to work through that. I think it was an additional 14,500 homes to be built, might be more now.

Someday everything will get done and all will be good.

In regards to the building that is going up rapidly on the north side of warm springs at 301, I don't believe that will be a gas station as they ran a ton of piping and electrical all around that building and no fuel tanks have been installed ( I have been checking daily as I go past there twice a day). That being said my guess is there will be a gas station closer to the corner where they put in a turning lane on 301. We might all be surprised with a Walgreen's too as they don't like not being close to CVS which is going in the Magnolia plaza. One last thought or comment, they are building a large retail complex on the west side of 301 just south of the turnpike ramps, these usually have a large anchor tenant so I would guess that something big will be in there but who knows what at this point. We have been down here since May of 2017 and are only just seeing these signs of future retail.

There’s also a bunch of concrete blocks stacked up on the south side of Warm Springs and 301 a little west of the building going up now.

I'm confused, have you been there?

Everything you ask about is within a 15 min cart ride today. And more under construction.

Many Fenny residents waited up to five years for them.

Perhaps they should just take a drive around.....kind of hard to miss all the construction going on down there. Perhaps they could pick up a shovel and help speed up the process?

You all do realize there our 3 Bridges already up and running don’t you….. Water Lily…Chitty Chatty and Brownwood…….

Promises ? Business decisions are not promises. They are business decisions and guess what… decades after those decisions are made, additional business decisions are made. Remember when you promised your spouse you would buy a house ? Chances are you sold that house years or decades later. Same thing.

With all of the YouTube videos online that have drones that show you what’s happening in all of the lower villages, I’m surprised you aren’t up to date. When the new bridge is finished, you will be able to take your golf cart from fenney/Eastport up to sawgrass grove then continue on the mmp along Morse as far north as you want to go. The new bridge will be for cars too not just golf carts

what he said. we had to wait 2 years to get magnolia plaza, & maybe 3 to get the bridge over 44. it will happen, maybe not today or tomorrow, but it will in good time. i was once told a lot of the delay is due to zoning, but i have no way of knowing if tht's true. the new gas station build is underway on warm springs, & i'm hoping one of the new shops are a bealls

The bridge is in the process of being built. Hard to miss, you just need to be more aware of what’s going on in your area. The strip mall is in process as well. Not sure if gas station is part of the plan. If you watch the Gold Wing Nut videos and TV update videos you’ll see the updates on all the in construction in TV

Fenny Hammock is probably never going to be like the villages that surround LSL or Spanish Springs as far as access to amenities , it's kinda way out there on its own. At the moment anyway. But I bet it's nice and quiet there and you're close to two great executive corses and the Fenny Grill so I can see the appeal.

Not sure how the new bridge is going to help get around except to Sawgrass and Southern Oaks CC.

I think the construction at the corner of Warm Springs and 301 has a villages sign. Across from the housing, where you make a right onto 301. Also the new traffic signal on 301 is marsh bend trail and might have retail?

Bridge is in the process of being built. It will probably take 15 minutes to drive a cart from Fenney to the new bridge which will be south of Monarch Grove. Yes there's a gas station planned.

Due diligence works best. Hammock at Fenney is the most far away from anything and everything (except Fenney Grill :-)). Good luck!

1. Add two years two any timeline the developer gives for the construction of any project.

2. When they say that there is a defined limit to the expansion of The Villages, know that they are lying.

Because it is a matter of honor and trust. If a pledge is made and it can not be fulfilled then the proper action is to explain why, especially when it is a repeat occurrence. Remember, people made major life decisions based on their word.

Would have believed you but have found some glaring exceptions.

We were in Juneau Alaska(52K population) and they had a Costco(about 1/2 size of a regular store)

Gypsum Colorado with a population of less than 10K and 30 miles from Vail has a full size Costco.

Have been in both and ? if these stores, particularly the Colorado store, break even.

The villages along the turnpike are booming. The population is exploding. No matter what commercial development happens in this area it will fill quickly. From what I understand, the south side of Bexley bridge will be mostly commercial to support a new hospital in the works. That shouldn’t be too far from Fenney.

You will be told a boat load of garbage in order to sell you a house. We have been here for 15 years and I don't remember except two. The villages was not going to be build beyond 466A. The other was that you have an one year warranty. They don't honor the warranty if it is an expensive fix. Buyer beware. Get a good house inspector. Nothing local because they will be buddies with the big owner.

There is new construction going on right now at 301 and Warm Springs. I have been told there is a WaWa convienence store going in. I have not heard what else is coming in the future, but there is condsruction on both sides of Warm Springs.

It is not a WaWa, they are wide open about where their 2022 new openings will be and it isn't here. Today coming home from that great new model train store on 301 in Wildwood I noticed that the large building on the north side of Warm Springs has a drive thru window on the west side of the building. I would assume that is either a Bank or fast food but a bank usually has several drive thru's so I'll go with fast food. It is taking shape and someone should recognize the style of the building and be able to "Name that Business". Maybe a Wendy's or Dairy Queen, etc. take a look.

Our Villages sales agent most certainly told us that "build out" would be at 466A and it would take another two years. That was around 2008. When construction started south of 466A, I knew then that there was no end in sight but I never imagined The Villages would be encroaching so far south and east of the Turnpike. That seems like a whole other community.

'Stuff" should hang around near the turnpike.
