View Full Version : TV final phase map
I just noticed that the free map of TV they hand out at the sales office shows the planed layout of the final build out of TV. It shows the Brownwood retail center currently under construction as well as Buena Vista and Morse Blvds extending down to route 44.
Below the intersection of Morse and 44 is county road 468 (not shown) that currently extends down to the Florida Turnpike where a new turnpike exit for TV will be built.
Here's a rough scan:

Was told that the exit for 468 on the Tpk will be south bound from 468 or north bound from the Tpk. This will not be a clover leaf setup which would be just fine for TV. There's a lot to be seen in the future here. Should be very interesting.

Hey Thanks!
Just one question. Have you some information that the section to 44 is the final build out?

Wonder how far the new TV turnpike exit/entrance is from the existing exit/entrance at 301. And how many millions the residents in the new villages will pay for it in their bonds. I don't think they can make it a toll collection point as 301 isn't.

I think it's about 4 miles from the 301 exit. TV developer already owns land by the proposed exit, don't know how that will work - does the state buy the land from him? Does it get "gifted" to the state?

There is vacant land south of 44 that potentially could become TV. Some of the land was purchased by an Orlando developer who never built anything. Some is owned by Wildwood Villages. Some has been owned by the same people since the 60's. And then there are some commercial and residential properties mixed in the area. These areas are all south of the new town square.
If you go east of there, along the route to the proposed Turnpike on/off ramp there is vacant land that is owned by Bailey Brothers Inc, purchased quite a while ago; and also property owned by Carter, Daryl M., Trustee, purchased in 2007 for over $22 million.
Looks like it would be quite an undertaking to develop further, land kind of split up and some pretty pricy.

Yes, The Villages stops at 44. When the economy warms up, other land owners/developers will probably start projects around the edges, as they have along 27/441.

Back in the day, I believe the historic villages area was built on the edge of the Spruce Creek (South) that had all site built homes when the villages was single and double wides similar to water oak, blue parrot, etc.
I can see the map scan - - -

I am using an iMac with Apple's Safari browser.

Somebody has to pay for it, why not the entity that it is being constructed for?
The existing 301 exit/entrance works fine for me, I'll probably not use the proposed new one and don't want to pay for a convenience for just new residents on the far south side (and maybe beyond) who could very easily use the 301 exit/entrance. And, I don't want it to impact future cost of tolls on the system either.

Might be something in your Firefox preferences.
For example, I have mine set to "Load images automatically" and "Enable JavaScript". Also I do not check "Block pop-up windows".

No home construction has started. Guess is there will be no building until majority of inventory north of 466A is sold.

The new championship golf course below 466A is underway, and if it's on track, it will be finished in about a year. The Sweetbay shopping center below 466A is started, and the widening of 466A is almost done. The golf cart tunnel under 44A (which has been under construction for the last 3 months or so) is almost finished. We'll probably see more roads going in soon. That way they'll be ready to start houses when the villages above 466A are finished -- two years? At the rate they're going, it may be less than that.

Can't see the map? It's probably one of two issues:
1) Internet setting (in Options, check load images automatically)
2) The Ghost of Halloween Present. Boo!

the only development currently is the work on the golf course along 466a, Buena Vista does extend down to 44 now and is a good way to bypass Wildwood construction when going to the turnpike (BV to 44 mk rt to 301 mk lft to tpk). they are working on 44a all the other roads have not been extended from Buena Vista as yet, take a ride and check it out.

Mark Morse said last spring that Brownwood is the final stage.
Here are some pictures I shot this morning:
I'm standing near the pactice range at Colony Cottage (across the street from 466A) looking west.

Here's a close up with the Morse Blvd starting to cover the tunnel. We are looking west and Morse Blvd. is running over the tunnel from right to left:
https://www.talkofthevillages.com/forums/picture.php?albumid=341&pictureid=2268
Finally, here's a closeup of the tunnel. It is roughly 20 feet wide but each section is only ~ 8 feet deep so it could have been brought in on flat bed trailers without needing wide load permits.

I can see the pictures fine.
If it is 20' and 8' long sections it was definitely precast, trucked to the site and offloaded and set with a large crane (maybe 180 ton Hydraulic) - no reason to pour it in place in only 8' long sections.

Nice pictures, thanks for sharing. I have been taking some shots down there as well. What amazes me is how much the grade has changed over the tunnel just since I shot some a week ago.
Have you ventured out to see there is already a round about carved out. These folks move so much dirt so fast it is really fun to watch.
