Polysparatic Coating for Lanai

My wife and I recently moved into The Villages and would like to have our lanai coated. We’ve researched epoxy and epoxy type coatings and we are leaning towards a polysparatic. It seems like it’s durable and can tolerate the sun well. We have a quote of about $2,000 for the approximately 200 square foot lanai and the approximately 70 sq.ft. concrete pad outside the lanai. First, any thoughts on the coating and second does the cost seem reasonable?

Before we had our house built in 2016, we visited another house that had something called cool-deck on their lanai and we thought it looked great, so we asked to have it on our new lanai.

T&D did the work and our house is now 6 years old and it still looks great. It is easy to clean with a broom or vacuum and a couple times a year we use a power washer to clean it more thoroughly.

Is Garage Living doing the install? They put polyaspartic in our garage and lanai last summer. It has held up well. It is more expensive than epoxy but at least it is 100% chip coverage when Garage Living applies it. We would do it in our next house too.

Like most things I'm sure you can find reviews on the internet. Cost? I can only say we had our entire home, exterior, about 2600 sq foot home, with Sherwin Williams paint and the cost was roughly $2500 for two coats and we got a great job. Right now we are loaded with snowbirds. Any of these guys have more work than they can handle, so the price goes up.

OP, Make sure that the final coat has a friction additive (like shark grip) or you may end up with a very slippery surface when it is wet.

Oh, I missed the "approximately 70 sq.ft. concrete pad outside the lanai". I don't think the polyaspartic (or epoxy for that matter) will hold up well on that concrete pad. In the lanai (or garage) it is protected from the elements to a degree but completely outside is another story.

Are you sure it is polyaspartic they are applying and not epoxy? Who is doing the application? Price would be in line for a polyaspartic coating.

Polyaspartic coatings are durable and will handle the Sun whereas epoxy (1 & 2 component systems) coatings are sensitive to yellowing and color change. One concern I have is in regards to the concrete moisture levels. Any migratory moisture within the concrete has the ability to create bonding and adhesion issues with the polyaspartic coating. Make sure to do a moisture test on the concrete before application. I cannot speak to the price being a good one. Generally speaking a polyaspartic coating may be ~20-30% higher in raw material costs than an epoxy system.

We had polysparatic coating on our garage floor and it is the best. Price was in the same range.

polysparatic Is best option to coat concrete. Expansion rate is very close to concrete

Epoxy loses adhesion after a few years. The expansion coefficient of concrete and epoxy are quite different. Hence adhesion breaks down with temp changes.

Liquid Floors USA did our garage 2 1/2 years ago and it still looks brand new. Our neighbor had their garage and driveway done by Liquid Floors about a year ago and the driveway still looks perfect.
