The timing of when my wife and I will be moving down looks to be about the same time the new DeLuna area will be opening up. (I know they are building Designers & Courtyard Villas there already; we would like to get a Veranda.)
I've looked at the Sumter County interactive map (https://www.arcgis.com/apps/webappviewer/index.html?id=0f1f020d62c242bcaeb8689876d99881&extent=-9202100.9938,3309346.4355,-9082859.2297,3380738.6199,102100) and the list of street names (https://www.districtgov.org/images/street%20listing.pdf) so I have a bit of an idea where the Verandas will be built. Are there any other sites that provide info on the new sections? Maybe building permits or the like?

Yes, building permits are also on the Sumter County Website.

You really need a Rep watching for you, good locations sell immediately. With backup offers...
Check the Villages app daily, lots and Street names are visible on the map there.

Another hand and interesting source of information is a YouTube channel for GoldWing Nuts, he does construction updates through out The Villages and actually got to see my home at different phases of construction.

It looks like DeLuna is a long way from The Villages.
To get out of DeLuna, you have to take Marsh Bend Trail.
If you go out to 301, it is a long way to get back into The Villages. If you drive along Marsh Bend Trail to Magnolia Plaza, the speed limit is 25 mph, so that is going to take you awhile.
It simply will not be a convenient place to live.
Maybe consider waiting until the new houses open up in the Village of Richmond.

It's not very far from Brownwood. And it will be pretty near the Lake Okahumpka area.
To get out of DeLuna, you have to take Marsh Bend Trail.
If you go out to 301, it is a long way to get back into The Villages. If you drive along Marsh Bend Trail to Magnolia Plaza, the speed limit is 25 mph, so that is going to take you awhile.
It simply will not be a convenient place to live.
Compared to? Right now inventory is extremely low. There are very few Courtyard Villas or Verandas available. At some point, you buy what is available. We're hoping we can move fast enough on a new Veranda to actually buy one.
Maybe consider waiting until the new houses open up in the Village of Richmond.
Richmond is a bit too far away (time wise) for us. I'd also be interested in out by Citrus Grove. Maybe we'll move down there once Eastport is up and running.

Marsh Bend gate at 301 is open now. Very convenient from DeLuna but depending on time of day and turnpike northbound tie ups there may be traffic jams going north on 301from the new gate.

Congrats and welcome-in advance. I live in Marsh Bend and pass thru De Luna and over the Waterlily Bridge to get to Brownwood-less than 15 minutes by golf cart, and some of the prettiest areas of all the Villages. Natureboy, I think you'll love it here.

Of course, if your idea of a fun time is going to the Cherokee Trading Post and having a nice meal at O'Shucks Oyster Bar in downtown Wildwood, it might be your idea of heaven.

New DeLuna is large (over 1mile along Marsh Bend Trail). We live 100 yards from new DeLuna in old DeLuna. We can be at Magnolia Plaza, Brownwood in a car or golf cart in 10 minutes and on I 70 or the turnpike in about 5 or 6 minutes.

DeLuna looks to me to be a traveler's DeLight.
The Hogeye trail is a scenic shortcut around Marsh Bend, through the preserve to Everglades Recreation and Magnolia Plaza.
You can choose to travel the Marsh Bend Trail by cart or car. Along this route, one would pass the Waterlilly Rec Center, Ednas on the Green, Cattail Recreation Area, Lowlands, and Marsh View Golf Courses.
The Waterlilly Bridge, at the edge of DeLuna, provides an easy jump to the Villages both north and south of the Turnpike. It should also bridge nicely to the new Buena Vista commercial extension.
Should one want to leave The Villages, the Turnpike entrance is just a skip up 301.
So, "If you believe all that, I have some swampland in Florida I want to discuss."

I doubt there is any need to discuss swampland with any of the new residents of DeLuna. They have already bought their own swampland property.
If you doubt what I say, look at the google maps. Goldwing's video even shows a canal they built to hopefully drain the swampland.

We bought a new Indigo in Citrus Grove in January.Quality of the construction finish was deplorable.Will take many weeks of work with us being there working with many contractors to fix this.Going back now due to medical conditions.Very disappointed.Buy a preowned home that you can get inspected prior to purchase

I don't eat oysters but I can tell you that O'shucks is packed with people every evening throughout the year. I went there once to try their fish fry which was excellent and saw no problems other than being crowded, I don't like crowds so never went back but I pass it at 6:00 5 days a week and the parking lot is always full with cars even parking in the woods behind it. Amazing business, they must be doing something right.

There is a section up near the turnpike, but there are also a lot of houses south of the rec center that are further away - I’m hoping “far enough” away. But those houses are closer to the Spyder MX motocross track!
I also heard the area at the southeast end of Citrus Grove should be opening this summer. I may need to do some homework on that section.

Have eaten at O shucks so can comment.
Sat outside. Turns out restaurant is next to a dump and lots of flying things around enjoying us for dinner. Waitress after we complained about getting bitten up, sprayed us with a bug spray.
Will say food was good but could not wait to get out of there.

We were in Wildwood yesterday and wanted to walk the Hogeye loop trail, so we drove thru DeLuna to get there.
The left turn off 301 to enter DeLuna is a little nasty. We had to wait for the left turn arrow and it was kind of uncomfortable with the cars whizzing by on both sides. US 301 is a very old fashioned road that my family would take driving from Ohio to Florida in the early 1950's.
In DeLuna, I was surprised the speed limit on Marsh Bend Trail was 30 mph. It stayed that way until we got to the 'historic' part of DeLuna, where it changed to 25 mph.
I didn't see the drainage canal that Goldwing pointed out in his video. Like all new areas, it is amazing how fast they can put houses in.
The walk around Hogeye was as beautiful as always. Maybe even nicer because the lakes were filled up. It is good that they have very substantial barricades to keep the golf carts off the walking/biking trail.

Hi as a long time owner, my advice on location is stay away from the turnpike, 301 and Rt. 44 along Marsh Bend. It has gotten to be so very busy. Stay north of that location. You want to be north of Brownwood.

Many of those buyers are from The Villages.

Let's not forget about 466A, 466, Buena Vista, Rolling Acres, Powell Road, Racetrack Road, and the infamous 441/27, add to that the railroad tracks/crossings on both 466 and Powell Road, all north and east of brownwood. Makes south of 44 seem a little countryish.

I believe that request was directed to me following my post. To summarize, when a new area is released by the Villages, the sales agents are notified and we make every effort to see if we can secure the right size lot for the type of home you want to build. Once logged in you can search for Address that "contains" a street you are interested in.
The "Permit Info" tab will have a line like: "Short Description: 3/2/0, BELLEVILLE-A (GPC), 124V/33". Here you can see the number of bedrooms & bathrooms, the house model, and the... I think it's section or something.
You can also search for Description "contains" and type in the model. You'll probably get a lot of results, but they are sorted by time, so you can hop to the last page. That info can be used to find streets where Verandas (or whatever) are being built. e.g. You search for a model, Monroe. Find the street(s) recent ones are being built on. Then go back and search for those street names to find all the models in that series that are being built on that street. Rinse and repeat until you are bored or overwhelmed with information.
On the "Permit Info" tab is a list of attachments; among them are the plans for the house.

My understanding is that the Verandas & Villas are built "on spec" i.e. "on speculation". The Villages builds them and hopes people will buy them. Only the Designers involve purchasing a lot and then choosing a type of home.

On the last page I see "SAMANTHA CT", "BROOKE LN", and "LACOURSE PL" among the SITE_ADDR values.
You can now use those values in the "Search By" menus. Select "SITE_ADDR", "Contains", and enter one of the street names.

Two: If you go to The Villages web page and search for new homes for sale, you'll get a list of "Pending" homes. Use the model names to search the Sumter County permit site.
This approach is imperfect. If you look at the Sumter County interactive map (https://www.sumtercountyfl.gov/map), you can zoom in on the new DeLuna area and see lots of roads and lots. But there's no link from there to the permits. If you're familiar with TV you can kind of guess what sorts of houses are being built where; the shape of the lots gives you good hints.
Note that all this only works for construction in Sumter County. There is also new construction happening on the north side of the Turnpike down toward Leesburg. As far as I can tell, their online resources are not as sophisticated and up to date as Sumter County's; I couldn't find any info on the houses being built there.

We had a deposit in a lot in DeLuna, but let it go when we saw how close the houses are to the street. The front yard would be so so small that we could not put in a palm tree. A pickup truck would not fit in the driveway without the bumper hanging over the curb!

They did that to give people larger back yards. Some prefer it that way. Others? Not so much...

Is the turnpike noise a problem for you in this location?
We do not live in DeLuna.
We often walk on the trail around Hogeye Sink and along that trail there are many houses very near to the Turnpike. When the wind is blowing toward the turnpike, the noise is OK, but when the wind is blowing away from the turnpike the noise is much louder.
If someone says the noise is not a problem, don't believe them. They may be basing it on a day when the wind is blowing toward the Turnpike.

We had a deposit in a lot in DeLuna, but let it go when we saw how close the houses are to the street. The front yard would be so so small that we could not put in a palm tree. A pickup truck would not fit in the driveway without the bumper hanging over the curb!
I took a look at some of the plans for Verandas (the model I'm interested in) and I see that the distance from the front of the lot to the house is 17' or 18'. An F150 is about 19' long. My SUV is a bit over 16' long. I agree, that is a very short front yard.
Looking at the backyards, I found one with a 7.5' backyard! But some others are in the 20' range. And one of the view lots is 43'.

The lots and setbacks are all different. We have a small back yard but it goes into a pond which is nice as we have no maintenance back there and it's very private. In the front we can fit 2 cars in tandem in the driveway, much larger than the back, some of the other streets are just the opposite, short driveways and large backyards. Just tell your agent what you would like to have, a good agent will get you what you want.

You do know the new Deluna area is rapidly being completed. My complete guess is within 30 to 45 days it will be sold out.

Is the turnpike noise a problem for you in this location?
Yes it is, I just visited their last week, its a very nice area however the front section is to close to the highway, the back section is better but I was surprised how much traffic noise
there was at night.

Yes. The lots and Designers are being sold & built rapidly.
The Verandas & Courtyard Villas aren't available to buy until they are built and The Developer releases a block of them at once.
My exercise here is to find where the Verandas are being built, find a handful that I wouldn't mind buying, and then having my salesman put my name on the list to buy them. If everything goes my way, I'll be first in line for my first choice.

Let's not forget about 466A, 466, Buena Vista, Rolling Acres, Powell Road, Racetrack Road, and the infamous 441/27, add to that the railroad tracks/crossings on both 466 and Powell Road, all north and east of brownwood. Makes south of 44 seem a little countryish.

On the other hand, just wait a few months for the interest rates to significantly increase. Then there will be fewer buyers and the spec hones will all be discounted like they were in 2016. There will be lots of homes to choose from.

About 80% of sales here are cash and demand is high for used homes since the builder will no longer sell new homes to be used as rentals.

Start here (https://etrakit.sumtercountyfl.gov/etrakit3/Search/permit.aspx). You'll need to create an account and log in.
Once logged in you can search for Address that "contains" a street you are interested in.
The "Permit Info" tab will have a line like: "Short Description: 3/2/0, BELLEVILLE-A (GPC), 124V/33". Here you can see the number of bedrooms & bathrooms, the house model, and the... I think it's section or something.
You can also search for Description "contains" and type in the model. You'll probably get a lot of results, but they are sorted by time, so you can hop to the last page. That info can be used to find streets where Verandas (or whatever) are being built. e.g. You search for a model, Monroe. Find the street(s) recent ones are being built on. Then go back and search for those street names to find all the models in that series that are being built on that street. Rinse and repeat until you are bored or overwhelmed with information.
On the "Permit Info" tab is a list of attachments; among them are the plans for the house.

Thanks again. I just started poking around today. Very informative. I once asked a Villages realtor for an “as built” floor plan for a listing - had more bathrooms than typically- and now I know where his file came from.
An observation about looking for a certain model or model on a given street - once you search for description/contains/Winslow (for instance), if you then place your cursor on the permit-ID field you can click/toggle and the system will display them 3 different ways, one of which is descending permit order with the newest at the top. Look for 2022/2021 etc for example BDWW2022-1600. Chances are, you are then looking at the names of the new streets and the most recently permitted lots. A quick corroboration with the villages sales site bears that out.

Yeah, we understand. In 2016, we were cash buyers because we had sold our home in Virginia and had cash in our pocket.
With interest rates increasing, the people up north will have to sell their homes for less, which means they will not have as much money to pay cash for homes in The Villages.
The good news is that Jimmy Carter is still alive so maybe he can save us like he did in 1980.
