What are people's thoughts about the new area of De Luna? There are spec homes being built quite a ways back from the turnpike. What are the pros and cons for people who live in/near this area?

If you like the location and are ok to wait on the amenities that will follow and it is not affected by turnpike noise go for it.

I started the other thread, but I'll reply here, too, with my general opinion of the area.
It is on the far west side of TV. I don't think TV has any plans to buy up any more land further west with all the other land they have. That means as Eastport and points SE get built out, they will be a bit of a drive from DeLuna. But it will be fairly centrally located from a north-south perspective.
I am concerned about the properties to the west of DeLuna being sold and something noisy or smelly being built there.
The Turnpike and 301 are certainly things to consider and try to stay away from, if that bothers you. On the other side, southwest, is Spyder MX motocross; that could be noisy.
Big power lines run through the south section. In the recent video, some trails are shown underneath them. You can decide if high voltage lines will give you cancer, make you sterile, senile or all three.
As has been mentioned elsewhere, it is swampy. We'll see if that turns into problems with the houses or an abundance of mosquitoes.
Okahumpka & Brownwood are pretty close.
In the end, you have to live somewhere. And every place will have its plusses and minuses.

My thoughts. The village itself will be fine, they will tackle any swamp they come across and mosquitoes are also taken care of. Noise, not only the turnpike but 301 especially when it becomes 4 lanes. There will be a ton of construction on the west side of 301 as directly across from DeLuna Marsh Bend will continue into a large family housing project and just north of that there is 1800' of frontage that is being built as a retail development directly across from DeLuna, just south of Marsh Bend on 301 is another industrial park that is being built.. So, traffic along with traffic and construction noise for years to come.

Every area has its pros & cons. I'm the type of person who likes to list the cons; that way I can see if any of them are deal breakers. For example, I do NOT want to live right up next to the Turnpike, pickle ball courts or a town square.
