I have a friend that would like to rent my home for a few months. Any idea where I can find a friendly rental agreement? I would also let them use my cart.

I would start by asking The Villages Hometown Property Management for a copy of their rental agreement, or one of the other rental companies. You can also get free contracts online, or maybe buy one at Staples. I don't know what you mean by friendly, but if it doesn't comply with Florida law, it's probably worthless. If there is a way to exclude the golf cart from the contract, it may reduce your potential liability. Maybe let them use the cart for free and not mention it in the rental contract.

I would make it a requirement for the renter to have golf cart insurance, or do not include access to the golf cart.

When I rented out investment property a few years ago, I was very happy with the information and sample contracts available in the books written by Nolo Press. They have a website.

The lease agreement was very thorough, even included things I did not think of, such as written advisements that neighbors may smoke and second hand smoke is a known carcinogen. All kinds of clauses that Cover Your *ss.

Are you close friends? Sometimes it’s not good for rentals. Sadly we allowed friends used our home while they were closing on their home.
Some damage to furniture, left sliding doors unlocked, bigger problem was the golf cart.

We asked them to rent their own cart, sadly they used ours instead, and ran into something doing damage to steering. Not a word to us, we found out when we returned. Cost to repair $300, Carts and clubs guy said it was damaged by hitting something like a curb head on.

Are we still friends, NO

Check with your homeowner's insurance company. Not all companies/policies will cover renting. If they don't and something goes wrong, you won't have coverage and could be personally responsible for any damages and liability. Not something I'd risk.

You can also check with the company that you have golf cart insurance with. You can usually allow them to use the cart but if you Rent the cart, it won't be covered and you will also be liable for damages to persons and property. Usually you can allow the use of it - just not rent it.

Lastly, you will need to open an account with the sales tax department of Florida and pay the required sales tax on the rental and cleaning fee amount. If you are in Sumter county that will be 7% of the rental and cleaning fee. Any deposit amount is not taxed.

First off you should check with your insurance not all insurance companies allows for it to be rented it will not cover any damage that your tenant causes you.
It depends on your policy. On another note we have search for golf cart insurance for Rentals and we cannot find it anywhere. If you can find a company that will insure a golf carts for a rental tenant please let me know. But we have not found any that best advice we got on the golf cart insurance has to have people supply their own homeowners insurance which should cover it. If there is damage done to it. And Not all landlords and tenants are sworn enemies. I have been a landlord for close to 30 years now and although I have made enemies yes in my tenants world I have also made friends and still know several of them to this day. And for your first question finding out a rental agreement I have google searched everything for all the free rental agreements only for them to want a credit card on file for a free rental application lol. And I don’t think any other rental company or management company will give you one for free. If so I would love to see a copy of that as well. I do have one that I did manage to get and I would be happy to send you a copy of it if you would like to see it. I truly do not know how legal it is in the state of Florida but it is a Florida rental agreement.
And as others have said I’m here it is tough to rent to family and friends in case there is a issue. Best of luck and if you’d like to see a copy of my rental agreement please send me a message and I will forward you a copy of it.

Here is a link I put in my Google Drive for you... it is a very simple lease form - useful in Florida. Hope it helps.

As far as I know the Tenant cannot get insurance because they do not own the Cart. The Owner can get a separate Liability policy for under $200 that will give the Owner some protection,

What limit of liability protection can you get for $200? Some people have such a low limit of liability coverage that, if they get sued, the insurance company will just pay the maximum limit and let you go to court on your own.

What's a "friendly rental agreement?" Renting out a house, or anything else for that matter, is a business and should be treated as a business. It protects the owner AND the renter. Sadly, the hand-shake day of dealing are long past.

When we first came here we rented. Golf cart came with the rental. The golf cart was on a separate agreement, in which we purchased it for a specified price, paid $1 down with the balance due at the end of the one year home rental agreement, but with the stipulation that we could return the cart and cancel the sale any time within that period. This way we “owned” the cart and were liable if we had an accident, or if we damaged the cart.

Check with your golf cart insurance company very carefully. Most of them will not cover your cart when it’s under a rental arrangement.

Having had rentals I agree with your comment. Friends and business is not good and like you found out they are no longer your friends. I wouldn’t let anyone use your golf cart that is not covered by your insurance. If you do that’s a recipe for disaster. I rented my home when I first bought it and didn’t let anyone use my cart. I provided them with a few cart rentals instead.

Clever but substance over form will cause you to lose in court. Insurance companies won’t pay. You will be covered until you file a claim. False sense of security

I would make it a requirement for the renter to have golf cart insurance, or do not include access to the golf cart.

We called our ins comp on that, they say someone can't get a policy on it bc they don't own it. We have extra on our policy, but we also ask they carry some extra liability, ie, an umbrella policy. It's never easy, huh
