The recent article documenting the Lady Lake town board meeting addressing the Developer’s request for approval of seven apartments said that at one point the Developer said they would ultimately request approval for 45 apartments around the Spanish Springs town square!!

At the same ratio of parking to apartments, there would be few if any parking spaces available for parking at Spanish Springs events, the car show drive-ins, for the restaurants and other retail establishments, etc. Clearly, the MVP health club and theatre property would be closed and replaced with apartments.

In fact, that announced plan calls into question whether the Developer intends to continue Spanish Springs as a resident-welcoming entertainment, dining and shopping venue at all. The answer appears to be NO!

That statement by the Developer is a clear cut statement of their intent to ‘re-purpose’ Spanish Springs to a residential neighborhood rather than a location for resident entertainment and dining.

Is that what we want for Spanish Springs? Is that what we were promised when we bought into The Villages? I don’t think so.

Is that what we want for Spanish Springs? Is that what we were promised when we bought into The Villages? I don’t think so.

1. They can request it, sure. That doesn't mean they'll get it. (see recently rejected 7-unit request for precedence).
2. The MVP building was initially supposed to be a hotel, when it was first built. I think that'd make a great use for the building. Maybe a hotel/apartment luxury property, similar to some that exist in cities. With amenities on the first floor including laundry facilities, community kitchen and meeting rooms, a small gym equipment area, crafts room, and a pool. Put the Villages gift shop in the front, and offer room service from your choice of available restaurants within the square for an added fee.

3. Considering the advent of big-screen TVs and streaming service, theatres are (sadly) going the way of the dinosaur. They could easily turn the Rialto into a world-class gym and spa environment, replacing the MVP.

The only parking that would be given up, is the parking for that very building in front of that specific parking lot. They could easily gate off that specific lot behind the MVP building and make it resident-only, and/or another section for employees and hotel guests if all/part of it becomes a hotel.

How long will the Morse family support a dead movie theater. Apartments for sure.
