I am looking to rent my courtyard villa for the first time. This is a long term annual rental and I am also including my golf cart. What do you do to protect yourself and the golf cart before having renter sign a lease? Do you add a special addendum to the contract? I will have insurance on the golf cart. I am more concerned about the liability than the cart. Thank you for any advice.

You can do whatever you want but I have rented my homes not only here but other places in fl most winters . I don’t have a golf cart but I would never ever rent a cart out ,over the years in fl I’ve seen smart lawyers get big settlements on cart crashes I know you’ll get some tips and they most likely work for you but the money you get for it isn’t even worth the wear and tear on it, I have gotten top dollar for winter rental without it good luck

Agree, lot’s of legal minefields. Maybe talk to an attorney, vs getting advice on a web forum.
I also know, when I was renting, I would not consider a place without a golf carts.

IMO I would let them rent there own cart from where ever people rent golf carts from. IMO just another level of liability (what it they get killed or kill somebody) plus chance of cart being abused. IMO As Charles said, smart lawyer’s find ways…

I don’t believe the insurance you have on the Golf cart would extend to your renter. Check with your insurer. Way too much exposure on your part to chance it. Give your renter the names of companies here that rent carts as an option for them.

I don’t believe that is accurate. I had a neighbor check this option out unsuccessfully. Do you know which specific insurers provide that coverage?

If you are concerned about your own liability, then don't include the cart in the rental. I think that is the only way to avoid liability for a cart that you own. Even if the renter gets their own insurance, the liability coverage will probably not be high enough to protect you from being sued if they injure someone.

Foremost will write a rental golf cart policy. Clifford Insurance Agency represents Foremost and will explain requirements. I would also strongly suggest you purchase an umbrella (Excess Liability) to protect your assets. 352-245-5455. Ask for Alicia Clifford

I have golf cart insurance which gives ‘permissive use’ to renters. I always ask renters if they’ve used a GC previously & I leave a copy of TV golf cart advice re use in my villa info book.

My Golf Cart Insurance which includes ‘renters’ having permissive use of my GC is with Progressive, through The Villages Insurance at Sumter Landing. I believe it’s only been in the last few years they started doing it.

We have a patio villa we rent through Hometown Property Management. They do not allow a golf cart to be part of the rental.
The liability is the reason. I think it is better to let them rent their own cart either from Villages golf carts or numerous other cart rental companies around the Villages. Many deliver and pick up right to the home.

You might also ask about an umbrella policy that covers all your liability. They are cheap.

The other item that is discouraged in a rental is a gas grill. I had neither a golf cart or a gas grill when I rented.

You can have a release prepared and have them sign it but our attorney told us that it wouldn’t protect us in the case of a law suit.
You’re better off liability wise giving them a $10.00 a day golf car credit and letting them rent one. The renter will bring it to the house and pick it up at the end of the rental period.
Also don’t forget if you rent for less than 6 months you’ll need to collect and submit hotel taxes.
We rented ours seasonally for 4 years.

Absolutely the correct answer; 1) get golf cart insurance that will cover renters and 2) get an umbrella policy equal to or greater than your net worth.

Better check with insurance companies, both home owners and golf cart. I don't think your golf cart ins will cover a rental driver. Better get a big umbrella policy.

Like the above poster, I too had rentals for many years. The three things you NEVER include with a property: golf cars (or similar), bicycles and BBQ grills. Want a renter to own your Villa? Supply those items. Check with any short-term Mgmt company and they’ll tell you the same. Rent for more than 6 months and 1day? EOH laws kick in. Fun…

Do not include the golf cart. Nor a grill or fire pit. Provide info on how to rent one. That’s the only way to reduce your liability.

The Villages found me a golf cart policy that covered renters. Formost was the company. Also, there are forms online that they use the cart at their own risk and they are responsible for all damages and any injuries.

Please clarify. I'm not sure what you mean by "covers renters"? The golf cart owner needs a policy that covers the owner for liability if they get sued by an injured third party. I would be concerned that the renter could cause a serious accident and the injured person or persons could sue me as the golf cart owner, as well as the renter. I have a very high liability limit on my homeowner's policy, but it doesn't cover any liability if I rent out a golf cart to someone who rents my house and cart and injures another person with the cart.

Join the Landlord FB page. They can help out. Speak w your Ins agent. Might want to get an umbrella policy.

If you give someone permission to use your cart, you are liable. If you include the golf cart in the rental agreement, permissive use will not apply because it is part of rental.
Even getting the Foremost rental golf cart policy, you are still liable. This is why you need sufficient liability limits plus umbrella to protect your assets.

We rent ours out only to longer term tenants. We have insurance thru the villages parent company foremost. We also have a rider to cover our primary home the 5 cars our Fl. home and golf cart. I'm sure the insurance will cover only so much depending the circumstances. We also have them sign a waiver that's say they understand golf carts handle different then a car no pets allow only person who are adults with driver license the sign the lease and waiver are allow to drive the cart only 2 people for a 2 person cart its their responsibility to learn the rule of the road of the villages for driving on the road( last thing you need is them driving car only road) They are responsible for all legal fee repairs etc. But even all with that nothing is 100% liability proof

Lawyers sue the one who has the most money, the property owner. If renter can get liability insurance on a cart, I would require a high liability coverage & state $xxxxx on the contract. Get a copy of their pd coverage.

We also carry insurance on that cart that is bundled with the other two carts we own. Lastly and maybe most important is we carry a million-dollar umbrella policy to protect ourselves for whatever. Be smart and protect yourself.

Several insurers offer "non owned car" policies. These policies provide liability coverage for people who do not own cars.

I would think such a policy could also be modified to provide coverage for a non owned golf cart.
