Is it stained or three tab? I guess you don’t want the free inspection….

My roof is pristine light grey, no stains, Architectural Shingles. Why do I need an inspection?

Or worse, I have heard that some unscrupulous roofers will actually create the damage.

I would call the sheriff and see if they are interested in a sting operation to stop these companies, and then play along. They are costing ALL of us a lot of money due to increased home insurance costs.
What I like to do is ask for the free inspection, let them climb up on the roof, then take away the ladder saying "You didn't ask me for permission to put a ladder against my house". Works great. Too far to jump down. The guy is still up there after 2 weeks. :shocked:

[BEWARE - we had APEX,(we called and we chose) and they damaged our house. Now after 4 months of excuses they STILL have not come out to repair. It's really a simple repair, but they just stall and stall. DO NOT use APEX.

Yes, I was wondering exactly how this "scam" was supposed to work.
It would seem to rely on the recipient of the card thinking, "I know my roof is only four years old, but the card is so convincing that I simply must have a new roof".

How many people have had insurance pay for roof replacement please raise your hand. Oh that's right you forgot about that! But my insurance doesn't! They don't believe in fraud! They prosecute! Nothing is free.

They will probably do the damage while inspecting and the try to scam you and your insurance company. Common racket here.

Apex made the rounds in my neighborhood awhile back. They were looking to inspect the roofs and then get you to contact your insurance company to report hail damage.

They're scamming throughout the Villages. Talking people into new roofs that don't need them. Maybe 5 out of 10 homes on my folks street. It's working well for them. Will not end well for homeowners.

Apex is a terrible roofing company in my view. They have had bad reviews all over Talk of The Villages for over a year. They did a friend's roof and did not mix the bundle over one area of the roof, and it looks like a different color of shingle was put on.

I can inspect it from here and it's free. Nothing wrong with your roof. Don't participate in this scam.

What is it called when the insurance company's inspector comes out and "APPROVES" the findings of the free inspection?
"APPROVING" the roof replacement from the free inspections findings!?!?!?!?

I am under the impression that door-to-door soliciting is prohibited in The Villages.

The scam is as follows: Roofers WILL find damage, submit claim for you, claim denied, roofers file suit against insurance company and insurance settles because it is cheaper than litigation. Florida insurance companies have thousands of these suits every year.

You haven't been here long enough to know what's going on....Apex knocks on our door at least once a week because we are the only ones in our neighborhood without a new roof!

Right! We have only been in our home just over a year. Had it completely inspected before or at time of purchase, everything fine. Had it inspected again when the fraudsters showed up at our door, everything still fine when insurance sent their own inspectors to recheck....yes it was Apex with their guarantee that they could get it done through the insurance company NO MATTER WHAT! That was all before The Villages friendly folks steered us straight....thanks you all!

On the Florida license lookup website, there are 13 different companies listed as certified roofing contractors using the name APEX. They all have different license numbers. None of them are local companies. It is possible that they are just soliciting work in The Villages and subcontracting the work to local contractors. Does the APEX card have a Florida license number on it, starting with "CCC"?

Some of the entrance gates have a "no soliciting" sign as you enter. But, most roads are county roads and it is not possible to prohibit or enforce a no soliciting rule.

I talked to the Apex rep when he came to my door about a week ago. I said ‘my roof is less than 8 months old, it’s in perfect condition, can’t you see that from the street’? He said there were a number of homes in the area that had ‘wind damage’. I questioned him if they could go door to door and he said they had been cleared and were perfectly fine going door to door. I know they can say whatever they want, they are salespeople and he was a pretty smooth talker, but I politely told them our roof was fine and I hoped what they were doing wasn’t raising everyone’s home insurance around here if they were putting on new roofs when they really weren’t needed! On that note he turned and left.

I got the free inspection from one of the roofing contractors and was told I had damage and need a new roof. I paid for an inspection by a reputable company and found that my roof was still good. My roof is 17 years old. I could of went with the first roofing contractor if I wanted a free roof (with everyone else paying higher insurance rates to cover the cost).

I just reported an APEX to the sumter county sheriff who happened to be in the are, and the police drove right past the guy who was walking in the street.

Something like, "if any damage occurs to any of my property during your visit, you will be held personally and financially responsible for repair or replacement of said damage. This includes but is not limited to: driveway repainting, sod replacement, flower-bed replanting, roof replacing, vinyl siding replacement and painting, repair or replacement of the trim, walls, siding of the shed, electrical wiring, air conditioning, heat, water pump, the motor vehicles in the driveway including golf carts, the bicycle and lawnmower in the shed, any and all equipment, the TV in the living room, the computer, and the contents of my dresser."
See if they still want to do that free inspection I never called them to ask them to do.

You need an inspection so they can sell you a roof you mostly likely don't need. Of course they want to inspect everyone's roof, without an inspection there is no scam. Think of it as Rachael from Credit Card services, wanting to do an inspection of your credit cards.
