I am interested in what the cost of painting a Gardenia is, from folks who've done it recently. I can only imagine what a gallon of high quality Sherwin-Williams exterior paint is costing these days.
If you have a Gardenia, or similarly sized house, please share with me what a gallon of paint costs, how many gallons it takes to paint a Gardenia (or similarly sized house) and what it cost to have the whole job done.

I think the neighbors (one larger, and one smaller than our Gardenia) paid $4000 to $3000 both used Steve Kling and both were very well done. I will be using him this year or next for our house.

We had our Gardenia painted by Rockholt Painting-Rocky about 8 months ago. Phone 603 391-6658. Frankly, I am a tough customer and I am very happy. Kept appointments, I can't find a drip, a thin spot anywhere. I was shocked how quickly his TEAM works.
Cost of Sherwin Williams paint, you can look it up on the internet. We did get Sherwin Williams. The bid was for the job, we did not buy the paint separately. Sherwin Williams is a brand name. I expect they have several grades. If, I recall the grade he used is like $65 a gallon on the internet.

Also be aware that there are extras you may or may not want. For example, do you want all the white trim and gutters painted? That's usually extra. Also, for us, we also wanted our lanai floor and floor under the birdcage painted - again, extra. It adds up quickly.

With all the costs involved I don't see how you are able to paint a house for that low amount.

Seeing how you slammed his pricing, I'd be defensive, too.
I think $3k to paint the exterior of a stucco home is more than fair, especially considering all of the labor involved. In fact, I think it's on the low end.
The home is pressure-washed several days before. Then a crew arrives to tape the affected areas before cutting in, then applying two coats of paint to the surfaces. That's a whole lot of work.
Since I'm going to have my house painted in the Fall, what company did you use that was significantly less expensive? Thanks for the info.

Actually, I wasn't looking for a quote. I was looking for history. Reports from the customers. I know how to get quotes if that's what I want.
I did receive a quote in a PM, and that's fine, it's just not what I'm looking for now.

Well, as I stated earlier, I wasn't looking for quotes from painters. I was looking for experiences of homeowners. Everything I have received in that regard is in this thread.

We had ours painted last summer. Pressure wash the stucco and paint was $2350.

We had our whole inside painted by Oscars(one of only 2 names we got from Sherwin Wms the day we went there that they would recommend. We had walls , ceiling, and ALL trim and front door painted , and garage. . Most use superior paint , but we wanted 2 coats of Duration so cost differs . We had 3 estimates and his was the least, but he was awesome!! Others recommended him and they were superb. Oscar 352-361-4414 will come to talk to you for free! Always on time and great crew!

Our 2500 square foot stucco home here in TV cost 3500.00 using Sherwin Williams Loxon base with Duration second coat. Crew of 5 and took 2 1/2 days. One day prep. Came back 2 days later and did first coat and the last day final coat. It was done last year by Scooter Painting.

This sounds about right. I had my Ivy-5 painted recently by Steve Kling and it cost me $3,600. Well worth the cost given the amount of work performed. I'm sure the price will vary slightly depending on the size of your home and difficulty. Also, don't be fooled by cheap prices since some of these guys don't use the Loxon primer which is needed to make sure you get a good bond to the old paint and all the hairline cracks get filled. The primer is tinted to the color of the house and counts as the first coat. Duraton paint is used as the second coat. Two coats of Duration are used for the trim color. I verified this as stated for re-painting homes in the Sherwin Williams documentation that came with the warranty. If you are painting new stucco then two coats of Duration are recommended. I can tell you the Duration goes on pretty thick so you really don't need two coats. The trick is to make sure they don't miss any spots and with Steve Kling my job was inspected three times. BTW, the Sherwin Williams warranty covers lifetime that the paint won't "fall off the house" meaning peeling, cracking, etc. If it does you get the cost of the paint back. Everything else is on the company who painted the house. At the end of the day the Sherwin Williams inspector told me the paint job should last from 10-15 years depending on how many storms we get and how well the paint is taken care of meaning annual washing. In short, Sherwin Williams has only tested Simple Green on their paint and that's what they recommend to wash it with. No bleach or other chemicals. Steve Kling also does a couple of extras that other paint companies might not. For example they removed all my outdoor light fixtures took them back to the shop and re-painted and re-installed them. They even re-painted my front light post. They also replaced the front door sweep and weather striping around the front door when re-painting it as well.

So here is the issue. Many, through no fault of their own will have their home painted and it will look good to them and that's it. They feel everything was done correctly and it most likely was. BUT if you get a real cheap price, chances are that something is not right even though the job may look good after it's done. Without the proper painting process and paint, it probably won't last.
As an example i got a quote from a painter whom i like for interior work who felt no primer was needed becausethe original paint was primed and still on the house. He's correct if the paint wasn't chalking. Once this happens it means the binder in the paint has failed and you need to clean and prime. Also the Loxon primer is made to fill in the hairline cracks and the ones it can't need to be caulked. So the point here is it's not a matter of slapping on a coat of paint and calling it a day. Just FYI.

If you know how to get quotes from painting contractors then of what use is the information you would get from this forum? Whatever the contractors are charging is what you will ultimately pay regardless of what members of this forum tell you. I'm not understanding the reason for the post.

I believe the reason is becasue it's one thing to get a quote but he's probably looking to see how satisified the customer was. Meaning the whole experience. Did the workers show up when they said they would, how easy or difficult was it to work with the company, was everything explained, were there any problems and if so how were they rectified, did they use the paint they said they would use, was the contract clear and complete?

We did it ourselves over a span of two weeks for a cost of $700 using Sherwin Wiliams highest quality paint. That cost also included good quality rollers and brushes.

Since there so many comments about Sherwin Williams, my personal experience with their warranty experience was awful. My paint peeled up in two years and their excuse was excessive sun exposure - on an outdoor product! They did supply more of their crappy product after dragging their feet for nine months. Cost me $2600 in remediation.

My paint peeled up in two years and their excuse was excessive sun exposure - on an outdoor product! They did supply more of their crappy product after dragging their feet for nine months. Cost me $2600 in remediation.
If the paint peeled in two years either the paint was bad or the surface was not prepared properly. My guess is the surface was not prepared properly. BUT how long ago was this and which Sherwin Williams paint was used? Did they prime first?

I highly recommend ACI Painting-- Efrain Garcia. (352) 348 - 9543. I, and many of my neighbors, as well as my sister-in-law, have used Efrain to paint inside as well as the entire exterior. Efrain is an excellent painter-- who pays a lot of attention to detail. He is honest, dependable, and reasonably priced. Efrain is also willing to take-on difficult projects. For example-- he was able to remove years of stain and spar urethane from our fiberglass front door. He did a beautiful job-- none of the texture of the door was damaged in the process. He applied new stain and spar urethane. It looks wonderful-- like new-- when we moved to The Villages in 2010.

He has a 5 year exterior warranty on his Painting work. If you have an issue he comes out and fixes it.

I am surprised more people do not do things themselves. Surface prep should be the number one item on any paint job. Applying the paint is easy (especially with an 18" roller). Making sure the paint flows and adheres is the hard part. Paint chemistry is very simple (water, titanium dioxide, acrylic polymers, acrylic resin, flow aids and defoaming additives). Higher solids is better. 100% acrylic is better (vs latex). FYI, sometimes the best paint (by any manufacturer) is not much better than their next best.
