I think a lot of people were hoping Richmond would be THE village to live in. It appears the developer is going to exploit the closeness to Brownwood and put predominately higher end style homes and a very inflated prices. Just like St. Johns, the patio villas will be right adjacent to the turnpike. It appears those homes are lately almost exclusively being bought up by investors as rentals anyways. It will be interesting to see how they sell now that the interest rates are up and inflations concerns continue. FYI....they are laying infrastructure way down at the intersection of Marsh Bend and Hwy470 so the dream continues.....:crap2:

it'd be even better if they could chop every single tree & shrub down as well, like most all of the new villages...I mean who wants a noise buffer and natural green space hanging around, when ya got a lovely concrete turnpike running thru the backyard!
Oh I know, lets add some house size recirculation pumps running 24/7 in there as well...ya know, to help with the whole "rugged, urban-industrial" vibe! :throwtomatoes:

The comment about the patio villas is interesting to me as we live in a patio villa in Hawkins (also near the turnpike) and we have not met one neighbor in our neiborhood yet who is a renter. We do have a couple who are snowbirds but most we have met are owners/full time residents. Where did this info come from?

Seen a lot of development over the last 20+ years in TV and the one thing TV Planners have very good at, and done, is preserve most of the trees.
Unlike many outside developers who slash and burn indiscriminately
Most of the land being developed 'down south' was open cattle grazing land in first place.

Go to any of the websites that cater to rentals. The lions share are smaller patio villas. Before I bought in MB I rented in Chitty Chatty. Every home on my street except for 2 were rentals.

I live in Hawkins. I never hear the turnpike "noise" from inside my home, even with the Lani doors open. I do hear the occasional vehicle on Warm Springs Ave every now and then. If all doors are closed during the heat of the day I never hear any traffic. The biggest noise maker in my area is a neighbor's dog while they are outside playing.

Unless you actually live in one of these areas and have actual experience of "turnpike" noise, then you should keep your opinion mute.

With that being said, I took a golf cart ride around the Richmond village yesterday. I'm impressed with this area and I'm now considering building my next home there.

To those who are trying to decide from afar, rest assure this will be a highly desirable area to live.

It is happening. If you drive south on the turnpike, toward Orlando and beyond, the expansion is already in progress in several areas. It will get here eventually. I read something that said by 2033 but I have no idea how credible that source was. Also read that when they expand they will be putting up sound barrier walls but can’t say for sure that is true either.

My sentiments exactly. I don't understand why so many people that live north of 44 feel the need to bad mouth these new areas. I live in DeLuna and NEVER hear the turnpike. I'll just be glad when all the construction is done here. Many concrete trucks going by every day. I think my area will be completed in a couple months and then peace and quiet.

Bowing to community pressure, the Florida Department of Transportation announced Thursday it will halt the northern turnpike extension project at least temporarily.

The department announced it has completed an alternative corridor evaluation study without a recommendation for a specific corridor and “will not pursue the project any further until options can be reassessed to address concerns of the department and the community.”

Instead, the department will focus on improving Interstate 75, according to an FDOT news release.

“The goal of every project is to ensure all needs are met, environmental concerns are addressed and community characteristics are protected,” said FDOT Secretary Jared W. Perdue. “The region and local community should be assured that as we continue to refine and develop viable corridor concepts for this area, it will include extensive engagement with community leaders and the community as a whole.”

The turnpike extension plan generated an outpouring of opposition after FDOT kicked off a study late last year.

Residents of Royal, a historic black community in Wildwood, and Tillman’s Hammock, a small rural community in northwest Sumter County, joined forces to keep the extension from passing through their communities. They repeatedly lobbied county commissioners to support a no-build resolution.

The FDOT plan called for extending the turnpike from Wildwood and through Citrus County where it would connect to the Suncoast Parkway, which then would extend 150 miles north to the Georgia border.

Several counties, including Citrus, Marion and Levy, opposed the plan and endorsed no-build resolutions.

In a joint letter, Sumter County Administrator Bradley Arnold and Wildwood City Manager Jason McHugh wrote turnpike officials in February asking them to co-locate the extension with I-75 or build it west of County Road 475 to protect Royal.

Cliff Hughes of Royal, who was among those who spoke against the project at county meetings, said Thursday that the FDOT’s action will allow local residents to focus on other issues, including proposed industrial and residential developments that he said will harm the community.

“It’s a good thing today,” he said of the FDOT announcement. “A pause does not mean that it’s permanent. I’m looking for them to come back.”

Maria Dempsey of Tillman’s Hammock, who also opposed the extension at a Sumter County meeting, said the project would harm wildlife habitat and the water supply.

Dempsey said she and husband used to live in South Florida and witnessed the damage that growth can do.

“I’m glad they put a pause on it because their mapping routes didn’t make any sense,” she said. “They’re going to come back.”

Michael McGrath of the Sierra Club, also an extension opponent, said the department is keeping the project web site open, an indication the plan is not dead.

“Until FDOT makes its position crystal clear, we will remain vigilant and involved,” he said.

A turnpike extension has been rejected several times since 1999, when a proposed 49-mile, $500-million extension was scrapped after local governments opposed it.

The current extension plan was enshrined in state law with an expectation it would be completed by 2030. When a 2020 task force report suggested a turnpike extension as an option, Sumter County commissioners vowed to lobby against it.

Sumter County Commission Chairman Craig Estep offered his thoughts in the wake of FDOT’s announcement.

“I treasure our agricultural strengths and natural beauty, our Tillman Hammock area and our historic community of Royal. I was elated to hear of the completed Alternative Corridor Evaluation (ACE) Study for the Northern Turnpike Extension without recommending a specific corridor, as well as not pursuing the project any further until the reassessment of options to address the concerns of FDOT and our citizens. I was also very pleased to hear that Secretary Purdue is dedicating Department resources to prioritize improvements on the Interstate 75 corridor,” Estep said.

Okay, I think this is referring to new routes, extensions. I had assumed what Villagers were discussing was the widening to 3 lanes, which I have seen in progress already in some areas near here. Not sure what new routes have to do with us but widening would have an effect. Maybe negative, with increased traffic (?) or maybe positive if the include sound barriers. We live next to the turnpike and it really doesn’t bother us at all at this point.

So, am I incorrect?

Post was in reference to Oldragbagger about turnpike expansion by 2033, that would be in 11 years, so pertaining to the new villages and turnpike in Richmond back door. Some posters maybe taking a dirt nap by 2033, or not have a clue
