Corner lot landscape requirements

Does anyone know if a corner lot house has to have landscaping on the side and back as well as the front? Or can all the bushes the builder puts be removed and just have sod? Also I’ve heard that a new build for anything about landscaping doesn’t have to be approved by ARC for the first 2 years. Anyone know if this is true or not? TIA

First contact ARC, the rules are different for different CDDs. They will probably NOT give you a specific answer, so be prepared to fill out an application, NO cost, and typically 2 week turn around. Make sure you save the reply in case someone complains.

Generally any landscaping needs approval from day 1 but your area could be different so you should check. I have heard that there is a period where the developer has the say so maybe that is what you heard.

Please, please, please. Don't perpetuate the idea that corner lots are toilets for any passing dog! We own a corner lot, love dogs more than most anything and take a great deal of pride in the appearance of our lot; not just for our own purposes but also to reflect positively on our neighborhood. You can bag your dog's poop but cannot remove the burn marks from dog urine. Please, let your dogs poop and pee in YOUR yard before walking them; every corner lot owner will be grateful. Natural trees or shrubs may be substituted for a street sign, street lamp or existing fire hydrant. Trash bags on Monday’s and Thursday’s do not satisfy this requirement.

1st off... The required amount of landscaping shrubbery is actually derived from county and State codes. No, no one requires you to have shrubs on the sides or back. neither the county, State, not the Villages.

2nd... a foundation landscape around your home has multiple benefits (if properly designed and installed) and is superior in many ways to sod for many reasons.
The 1st and entire chapter of my college textbook on landscape design was about all those reasons, and why that is considered the minimum you should do. Thus, more typing than I am willing to do for this forum.

3rd... In my considerable experience (20+ yrs) landscaping Village homes, I have seen these "upgraded" landscape packages be terribly designed and constantly removed, as well as costing WAY more bought from the builder as the same material would cost from the average aftermarket landscaper in the area.

You do want those shrubs, you are not required to have them, and you sure don't want the builder to put them in.
