I guess I need to update my termite services. I've had one company come in and tell me its like $900.00 bucks to install the units around my house and then almost $160.00 per year after to keep the policy and units up to date. Does anyone recommend a company that does this type of services as I would like to get a few different suggestions and quotes?
I live in courtyard villa....

Be careful all they do is install the baited traps then check for activity it is not an insurance policy. My neighbors on each side of us signed up for the service while we were away last year.
Amazon provides the same traps 10 for less than $150. Of course, you would need to install and monitor them.

But every year they will charge over a hundred dollars to check for termites in order to keep the warranty. If they have a guarantee against termite damage why do we have to pay each year to keep the guarantee?
Far as I can tell they are all ripoffs

Deans did the original treatment when the house was built. We called when we bought and it was $95 a year for the insurance policy stating we would not have termites. If we ever do then they pay. We also use Deans for all lawn spraying and bushes for bugs etc.

If the treatment works and there is a warranty why do people have to pay for insurance?

I have Massey on a courtyard villa. The initial treatment was $400 and about $90 per year for a 10 year contract. This is for the chemical injection around the house. No bait traps. I didn't go with Dean's because they would only provide a year by year contract with no renewal guarantee, but Massey gave me a 10 year contract.

Call Florida Pest. They did injection protection in the ground around my CYV. There are two types of termites in this area, ground and flying.

Save your money, no termite bond needed. I’ve lived in Florida all my life. Trust me your wasting your money to buy termite bonds in the villages. If this was new construction, that’s different for a few years.

Hey, call me crazy if you will, but the last time I checked termites ate wood and not concrete. You are on a concrete slab and may have concrete walls. Furthermore, upon building, the developer destroyed any termite remotely close to your lot.
That said, has anyone out there actually seen evidence of termite damage in TV that they can share (i.e. not just second or third-hand stories)?

that's a bit off. In areas that have had termites, they are on foundations....all homes anywhere are built on a foundation that is concrete. so "on a concrete slab" doesn't apply. Having grass go up against your house is a better focus than a concrete slab.
Also upon building the developer couldn't destroy any termite. They go deep in the ground, you might want to educate yourself on them because there are several types of termites that do different things to migrate to places.
However living in Florida for decades I can say that we have never had termites, termite bond, or treatment no matter where in this state we lived. and the traps is the worst thing you can do. the object is to keep them away from the house not attract and kill them, the rest of the pack will follow.
We have always kept gutters, specific mulch, etc in place and have never had anything ever. but then we have seen several houses overtaken by termintes....not a pretty sight but they didn't do much more than ignore the common sense. to keep the home safe.

I'm here 10 years never seen or heard from anyone having an issue, new homes have the soil and wood frames sprayed with a green chemical about 3 feet high all round before drywall.
I believe that is required in FL, I was told by the company that does the new construction spraying it's good for at least 5 years and have visual inspection every year thereafter.

I've been using Deans for 18 months. I can see when they show up (front yard camera).
They show up every 2 weeks (within a day or so, depending on the weather) just as contracted...

I suspect this is on the employee who was supposed to do the service.
For example have Massey for pest control and the guy is great. Had them for irrigation and each time a new guy came doing it differently. In one year 5 guys never the same one twice as they had a swinging door. As a result only use them for pest control now.

you said it! my snowbird neighbor uses them, & they do a job with more to be desired. the place is overgrown with weeds, but the grass is short, lol. i'm trying to resolve this as peacefully as possible: if the owner comes down in feb & sees what his front yard looks like, i'd say he'd be quite upset, considering he is paying them all year round. i'd go over myself & remove the weeds by hand, but am scared of being sited for trespassing. i'd contact the owner, but he left no phone#.

There are many granular products on the market that are inexpensive, safe, and do the job and by doing it yourself you'll know that it was done and when. You can buy it at Spar's on 44 across from the plaza where Flippers and Publix is located.

I don't think a granular product placed on the ground will do anything to deter subterranean termites. The perimeter treatment requires injection of a liquid poison deep into the ground every 16 inches around the perimeter of your house. I watched Massey do it to my house. These termites live in the soil and invade the house by constructing earth tunnels because they cannot survive in the daylight. They wouldn't go anywhere near an aboveground granular product. You can choose to not have your house treated, but I do because the cost is less than 10 percent of my homeowners insurance, and all they do is collect your money. I would not do any treatment for the flying type of termites.

Don’t know anything about a warranty other than the 1 year that comes with the house. Also can’t starting paying after 20 years if you think you might have a problem.

A new house is treated for termites during construction, and comes with a 5 year warranty for any damage caused by subterranean termites during that period. The warranty is provided by either Massey or Dean's. You get the written warranty document at the closing.

Deans told me they don’t do weeds in the beds but they spray weeds in the grass.

I had termites in South Carolina. Watered plants in a window box planter attached to a brick house. Moisture got into the house and my bedroom hardwood floors had termite damaged. Also, my friend had a new construction home (South Carolina again) and the workers tossed wood in the cement steps to the house, sure enough termites got to the wood. I just had a damaged tree cut down in The Villages and the neighbor said do not put a planter on the stump. He said he did that and the moisture caused termites. No sure about the stump but passing on the info.

We live in a 1,575 sq/ft home. In June 2001’ we had Massey’s come out and install in ground baits around the home and coat the above garage rafters with termite poison. It was $500. It costs an additional $200 a year to refill bait traps & reapply poison and do an annual termite inspection.
