My wife and I just sold our breakfast lunch business in Indiana. We are currently looking for opportunities in and around The Villages. What type of businesses do you think would be successful in that area? We are both in our mid 50’s and plan on working in some capacity for 10 more years.

You might look into estate sales. No idea as to the competition. For people who died or maybe some moving you go to their house, get everything tagged for sale and then run a sale for two or three days. You can check the classified adds to see if there is much competition.

A dependable, affordable transportation service to drive people to medical appointments and other places. It is seriously needed in The Villages. Driving people to the airport is also a good way to make money.

I don't think that's a very good suggestion unless a person has some previous experience in antiques and collectibles or in buying and selling used furniture., or has actually done estate sales elsewhere in the past. Doing estate sales is not a business anyone would be successful in unless you have some basic prior experience that would lend itself to doing that.
I give this opinion having had experience as mentioned above, in the past.

You would have more clients than you could possibly accommodate if you offered a reasonably priced and reliable weed pulling service.

Breakfast and lunch is covered down here. The villages south of 44 could use a lot of businesses. Start off with one of the sub sandwich franchises or an independent one as there is nothing down here, a DQ franchise, Wendy's, Burger King, UPS store, it's wide open south of 44 but what might be coming is kept pretty much under wraps so you don't know what your competition might be once you open.

If it was economically viable someone would already be providing that kind of service.

The postal place in Magnolia plaza takes UPS and there’s a Jersey Mikes going in either there or Lake Deaton.

I think it’s economically viable, and almost zero capital commitment up front to get started. The problem is nobody wants to spend several hours a day on their hands and knees in the scorching sun and heat while getting bitten by fire ants. So there is that.

You don't have them in Indiana but it has always puzzled me and surprised me why no one has opened a Pollo Tropical in this area. They are so popular south of us and they do a phenomenal business. It is much different than Chick-Fil-A and what they offer doesn't taste like fast food.
The closest ones to here are in Orlando and you might consider going to one of them to check it out. That could be an option for you. and I will be your first customer!

I know what I wish someone would try. Businesses seem to assume that Villagers only like shall I say, provincial food. Yes. we have Mexican, Italian, (bad) Chinese, Japanese, 1 Thai and Vietnamese. We do not have: Middle Eastern, Indian, Korean, French, Brazilian, Ethiopian, Columbian, Cuban and others.
Somehow it is very often "American", e.g. a burger joint, a deli, a Dennys/Bob Evans, etc. Those are fine, but we need variety.
Look at how Vietnamese food has taken off here in the last 2 to 3 years. Villagers like to eat out. Find something you can model on the local Vietnamese restaurants (they also do not have a lot of employees) but bring in a new cuisine so that we have more restaurant variety.
My observation is that it is unusual for a restaurant to fail here, probably because we like to eat out so much. But I think a restaurant that offered a new variety of food would be mobbed.

Good is big down here and right now we have seen a number of restaurants either vlose down or change hands due to an extreme lack of applicants. I imagine with your experience you might consider restaurant supervisor or manager role. Or just about that ole in any business. Management of a golf store? There are 2 on every corner.

I would agree that an ethnic restaurant would be workable. That may be too restrictively scoped for here but an ethnic food restaurant might make it (besides Chinese or Mexican or Italian). Just have to find the waiters, cooks, bus staff and afford to pay them what they demand.

A fazoli restaurant in Tradewinds plaza near Lowes. You would have all the business from apartments, tradesmen, regular houses, and villagers. Don’t need more expensive restaurants or hamburgers.
I also think a transportation to doctors and visits to assisted living to see spouses would work.

Since you have food service experience, how about a franchise? A Lou Malnati's, or even a Jet's Pizza would go over big time here. Same goes for an Italian Beef place, like Portillo's or Buono Beef. There is a place is Leesburg that serves beefs and Vienna Hot Dogs, but that's pretty far away for most Villagers.

I agree with the other poster, you need one that requires few employees. The Villages has no public transportation and by design has no nearby neighborhoods with residents who are not retired....therefore no workforce living nearby. Also if you open one of those rare restaurants as some have suggested on these posts, then you are sure to have about 2 customers per week.

Any business can be successful if done right. Franchises have a higher rate of survival but cost more to start up . Individual restaurants have the highest fatality rate.
How much do you want to invest in your new venture.
Do you want to be open 5,6,7 days a week? What hours?
Do you want wholesale, retail or a service business.
Do you want a business with lots of employees or just a few?
Is it a business that can be sold?
Are you willing to sign a long term lease (with personal guarantees)?
Do you have the capital to keep the business going if your projections turn out wrong?
I've had too many clients start up a small business without the proper planning or capital.

Interesting facts about Chick Fil-A franchises:
Only a $10,000 initial investment.
Chick Fil-A owns building, land and equipment - not the operator,
Owners can own only 1 franchise.
Profits of $200,000 - $300,000 per location.
Franchisee must actively participate in the operation (which explains why no multi owner locations.
High monthly fees by Chick-Fil-A for royalty, advertising and rental fees.
Employees respond to thank you with "it's my pleasure".
20,000 application for a franchise a year - only .4% get accepted!

-A restaurant that serves healthy delicious food with vegetarian and vegan options.
-Party RV - you drive people to different destinations in FL
-Giordano’s Pizza franchise
-restaurant with food faves from around the country; Chicago deep dish, NY pizza, Midwest pork tenderloin sandwiches, Chicago Italian Beef sandwiches, etc. all at the same restaurant. But these would have to be authentic remakes.
-reasonably priced hair salon
-reasonably priced pet grooming
-lawn mowing/weed removal/yard care…business that will visit the home every week and do what needs to be done as if it were their own yard.
-pick up area rugs, have cleaned, bring back

Contact Pott’s Hot Dogs in Bethlehem, PA. They have the best dogs only shop ever. If they would consider a franchise here it would definitely be a success. They have a very limited menu - dogs mostly and are only open limited hours but boy are they great! If I was not so old when I got here I would have tried it but too old now. Limited equipment and employees and reasonable hours. Just a suggestions from an avid Pott’s Hot Dog lover.

Notice to interested business owners.
Not all people in the Villages loves fast food. We don't eat it.
If you really want something different South of 44, I'd say a bagel restaurant. None here. Or a soft frozen yogurt shop. The closest is 8 miles and there's only 1.
In our old home town of retirees, there was a franchise which is family owned. The name is Brendy's Yogurt around Boynton Beach and Boca. It was not self serve but you'd only need 2 people on staff. They had sugar free and a lactose free flavor too.
The line at night was always out the door. Sometimes a half hour wait for frozen yogurt.
A place in the squares would be good after dinner or dancing. But I hear you have to pay a Village fee. You might want to check into that.
The self serve yogurt shop is ok but often machines are broken and flavors very limited as we have seen over the years.

If you live in The Villages you should have an idea of what’s needed. If you don’t, I suggest stay here for a while. Longer than a Lifestyle visit. Explore by golf cart and car, every place/location in and around The Villages.
In my opinion, plenty of opportunities for different kind of businesses but to recommend a particular one, without knowing your goals, it is difficult. Just because you want to work for 10 more years, doesn’t mean any business will do.
Again, I will never invest a single dime here, without knowing the best I can about this area. Very easy for everyone to say get this franchise or this pizza place or this or that, when it’s someone else’s 💰💸

Congratulations on your decision to move here, we seniors are an ornery bunch, restaurants or a dime a dozen here and it's really hard to get good employees unless you pay well. Stick to what you know. That said, is only one guy that cleans barbecue grills and he has 3 months out till you can get an appointment. A pizza place like Little Caesars only requires a few employees and I'm sure you can find the location that does not interfere with the two or three others that are here. Anything to do with golf is a winner if you are good at what you do. There are no Ubers or Lyft drivers around here and that does not require any money up front. You'll also notice there were no basements in any homes, thus if you want to spend a few million on a storage facility you can always do that. Also tried but not very successful around here is a boat club, where people get to use a boat once a week or several times a month with a large down payment. Lastly if you have the skills, RV repair and or golf cart detailing. Just my two cents, keep it small where you don't need any employees

I know for a fact a Pool Cleaning Service would do very well.

Yes!! I have what is "supposedly" the recipe. :).
Even just a drive through selling coneys would probably do well.

There should be a law preventing people from putting cheese on a hot dog. Only mustard and sauerkraut should be allowed

We have a drive through/ sit down coney, which stays pretty busy. Skyline has never been a favorite of mine, not sure the percentage is high enough who grew up on skyline would keep it in business

I have known Connie Pendleton for many years. She has represented for sale and sold several businesses of different types around this area, including The Villages. Maybe she would have insight for your brainstorming at a minimum.

A website where Villagers can chat, debate & disagree and where they can advertise items for sale.

The only place to get breakfast north at mulberry is Sammy Joes. Many time there is a long waiting list. Really need another place for breakfast up here.

Good question. I gave the OP a great suggestion for a business that's desperately needed, has a relatively low entrance cost, and needs zero employees -- HOBBY GARAGE CONDOS -- and now the entire original thread seems to have vanished.
Did someone mention politics or something?
No. There was something negative said about a former sponsor and the OP misinterpreted that it was about them.
Just repost it.

How about a knife/scissors sharpening van---house to house. All knives need sharpening eventually.

Housing that some workers could afford making only 12$/hour. I highly doubt this.

When posters say "We need an affordable driving/shuttle service". That is code for: I'm only willing to pay 7$ for you to pick me up, drive me to my doctor's appointment, wait on me in the parking lot no matter how long that takes, and then drive me back home. The only way a driving service could be financially viable in The Villages would be an annual contract, a subscription-based one where they agree to pay $250/month every month (regardless if they use the service or not) with a per-use hourly fee added on top. This is the ONLY way a business owner and employees could have dependable monthly income while paying for insurance, gas and maintenance fees + profit. Most Villagers would find the business model unacceptable because they only care about cheap and are not worried about someone operating a viable business and being able to make a profit and earn a living.

A dependable, affordable transportation service to drive people to medical appointments and other places. It is seriously needed in The Villages. Driving people to the airport is also a good way to make money.
Uber or Lyft is the best car service the Villages has to offer, always on time and very reasonable.
