Closing Questions

I am not sure if I have any more new-member posts, however, this is a new member question. . . if you close from afar and a sales rep does the initial walk through - what can you expect and what needs to be anticipated? Is your house safe from pests for a month or do you need to have pest control immediately? Are your sprinklers set or do you need someone to set them?

Someone asked earlier for a timeline or list of things to do as a new homeowner - what do you do for the first month or so as a new homeowner who may not be there?

We are so excited about our choice and the people we have met, but would appreciate any helpful hints you could share about things to consider prior to our being on site full time.

The only thing you really need to have done in the first month is get your sprinklers checked. If you don't, then there's no warranty on them if something goes wrong (not that there's much of one regardless). Also, you will need to hire someone to take care of your lawn/yard if you're not going to be here for awhile. TV gets rather huffy if the grass grows too high or the landscaping gets weedy. Anything else really just needs to be done in the first year.

You can ask your agent to turn your A/C up to 82 (we still have a few more warm days coming), turn off your hot water heater, lower the temp in the fridge and put the lids down on your toilets (they'll rarely do more than that).

That should take care of things until you get down here, as long as you can get down here within 3 months.

Are sprinklers set to go on and off or does someone have to do this after the closing? Who checks sprinklers?

The company that installed them (I'm assuming you purchased new). This is usually KB or Tri-County nowadays. It seems to switch depending on the builder, the location and/or the bid. If you're purchasing pre-owned, you don't have to worry about it all.

Someone will have to physically be there to have the sprinklers checked. This is not something your agent will normally do. Do a post and I'm sure someone here could help you out.
