Usually, houses that are new sell very fast! Why are the new houses in DeLuna sitting there much longer. Any thoughts?

I would venture that the economy might have something to do with that, plus interest rates are up. Finally, while it doesn't bother me, it may bother some buyers being close to the turnpike.
But those are uneducated guesses...

Most likely due to higher interest rates and the economy is slowing down. Look at the preowned market and it is the same. Realty executives does put out a you tube video about once a week talking about the number of pre-owned homes for sale. When we started looking for homes the pre-owned homes for sale in the villages that were not pending yet was around 80 per week. Now it is around 200 per week.
We just bought in Deluna and the area we are in has had some on the market for 30 to 40 days. We like it down here compared to where we rented for a year near spanish springs.

I think that home prices are getting too high. It appears to be happening all over the country. I don't think that The Villages is immune to that.

We live in section 119V there are more than 50 homes in that section. They have all been sold or are pending. My guess is that it’s the style that determines whether it’s sold or not. I believe most homes that have sold are designer style. JMO

They tend to dominate the landscape from either front or back views. Why on earth they haven't been undergrounded is beyond me. Perhaps the kVA capacity is too high for undergrounding?

Plenty of homes in Deluna that are nowhere near the power lines and not very close to the turnpike. I'm in Deluna and I like being able to jump in my car and take to the turnpike and be in Orlando in just over 40 minutes.

They are building them fast in there and one thing for sure they all will be sold. I read in the Sun last week that they are building a pretty substantial family housing development right across 301 from the southern end of DeLuna, 1.3 miles from the turnpike ramps to be exact, I would assume at the Marsh Bend stop light. That along with the 1800 feet of retail frontage should make for some fun traffic on 301 in a year or two.

Where did you get that information? Things change fast. Check the map of available homes in the Villages app.
They are releasing +100 new homes a week. Most desirable are pending the first day. The remainder are by end of the week.

Most people that I talk to here in DeLuna like that most of us are under 10 mins to Brownwood by golf cart, under 5 mins to Edna's and have easy access to 301 and the turnpike.
When I talk to the people further south or southeast, they don't seem as pleased being 20+ mins from Brownwood and Sawgrass being their only amenity.

Maybe its not the TV houses which determine the ability of future TVers to buy a TV house, but maybe its the interest rates and their current house which is not selling at the needed price and the 401K / IRA balance saying you can't sell and can't retire at the desired time. . .
Most retirees to TV will need either a new family to buy their house, interest rates killed that, or a family upsizing which then requires two houses to be bought and sold before being able to move. Its a bit of a chain reaction as housing is NOT considered a liquid asset, which means buy and sell process takes more than a week.

My husband and I just purchased a home in DeLuna. We do not have a view of the power lines nor are we close to the turnpike. I think since interest rates are going up has something to do with home sales being slower. Maybe people are waiting on homes to be released in the Village of Richmond since it is so close to Brownwood. My home is close to Edna's on the Green, the Water Lilly bridge and just a short golf cart away from Brownwood and Magnolia Plaza. I like being in the South part of TV. As the saying goes, to each their own.

Baby Boomers are the largest generation so, once they all die out, there will be an excess of retirement homes. TV may be a ghost town in a few decades. Of course, if TV is the best retirement community in the US, then it will be full and the other places will be empty.

I don't think that would be an efficacious method of power delivery for a residential area. In addition, can you only imagine the effect on the Bond?

They'll sell. No matter what the interest rates, location, style. The Villages is called "the bubble" for more than one reason. No matter what happens in the rest of the country, real estate sells here. Maybe some houses will take an extra week or two, but they'll sell.

Turnpike, I have friends that are on a lifestyle visit, they were put in a house in Deluna. They said they would not buy there because of the noise.

When the expansion South was announced we were almost set to wait it out until DeLuna opened up to be close to Brownwood in a new house. Fortunately or unfortunately, in the interim we found a place just North of 44A. I think they need to get the 301 improvements into high gear.

Over priced homes, a lot of smoke and mirrors, high interest rates, allowing rental, no free community travel, location of some homes, inflation, high cost of amenities' fees, increases in costs of fees living there, strict rules, no malls, crowds during the winter, closeness of homes being built, you asked.

DeLuna is too close to the turnpike. There are parts where you might not hear it much but if you want quiet the turnpike noise will always be in the background and if they ever expand the turnpike it will get much worse.

Our location in middle of DeLuna, no traffic noise and no power lines. Close to Brownwood, much shopping within 15 minutes, turnpike close, so very happy in our new villa.

Yes, the Gen Xers did drop a bit, but each successive wave has been the about same as the Boomers, if not more...

The Village of DeLuna is being pushed very hard by the developer. Personally I would not buy there. Close to turnpike, prisons and 301 has not been developed. When that begins there will be all kinds of traffic nightmares. Plus there is not much there. You have to travel to get to everything shopping in Orlando is 40 minutes but than again so will your shopping to Lady Lake. You cannot get to Brownwood or any Square easily unless you go by cart (this will be especially fun when it gets dark early and when it rains). I've noticed a few homes already being sold that are in the $1m range. Why go to all of that trouble setting up a home just to move less than a year out? Obviously to me they don't like the location. Also it has been reported by a resident that the illustrious cuban frogs habitat there. Hopefully the new residents don't lose their pets. If it bites into this frog they will be a goner unless you act very quickly. I find everything south of 44 to be quite sterile. It lacks the wonderful trees, landscape & amenities that you find to the North. To top all of that off the taxes are double and the amenity fee is almost amenities triple what I pay. I own two homes a Designer Aspen in Gilchrist and a Ranch in the Village of Duval. Taxes on both total $5k. One home down South bungalow bought by my friend amenity fee is $500, taxes $9K. But to you that love it enjoy. It is just not for me.

I find everything south of 44 to be quite sterile.
I've noticed that there are some that ignore the obvious to advance their opinion. Interest rates are above 6% and going up another 3/4-1 point today.....the economy is slowing...existing home sales are slowing, so money needed to buy in TV is more restricted....they have been waiting for Richmond....the ability to truly customize a designer home is removed.....but its "the south".
Note those that make it about the Civil War (North verses South). They usually have no direct knowledge, have an agenda, or just like to disparage things they don't understand.

The golf car paths will take you right to the Fenney Grille along with red & gray fox golf courses. The tunnels under Warm Springs were opened several years ago when they were building in Marsh Bend. DeLuna is also really near to the bridge crossing 44 over to Paddock Square for entertainment and dining. Not everyone golfs and if they did you would not get a starting time very often.

Having worked for an electric utility for nearly 36yrs in the Transmission and Substation Department I can tell you the reason they don't put the transmission lines underground is the cost. It is significantly more expensive to bury EHV (Extra High Voltage) cable. It's all about the $$$$!

Years ago, when I was young, they were saying that water bed heaters caused cancer too. I took my chances for 20 years. I guess I was lucky, I’m 79 now.

Another poster stating why are you buying in —————-village. You forgot to mention the quarry blasting, along with the prison. Richmond will soon be ready for the lottery waitlist to buy a home. The 500plus people who tried for a lot and lost, will be hoping they win the lottery for a spec home. When a new village opens up there will be discounts on homes that the village has not sold out yet.
The homes being sold in Deluna, are making $200,000 plus, not a bad profit for a year investment. Plus nobody sells less than a year or TV takes the profit,
If the frog you speak of was reported, it would be common knowledge, since it could be a threat to population and possibly animals. So far I have found no information on said frog. Many people are carting in the dark every night, and don’t melt, when it rains
Not sure where you’re getting your information but amenity fees are not $500. Unless of course it was their first bill, which included the first month that they moved in plus the second month.
You seem to be very upset about new houses in the areas possibly are you a realtor that can’t sell new houses, and that would be the reason for the bashing of the south, you know no trees, no waterfalls, no shopping.
There’s a reason why 100+ houses a week are being sold in that area people love it. We live in Duval, and spend lots of time in the new areas, love the walking paths, and biking without dealing with cars. And we even stay out past 11:22yikes:

Multiple prisons? Huh?? DeLuna is over 5 miles from Coleman penitentiary. This isn't a prison for transients that are going to escape and then rape and pillage the nearby community. It's a prison for people that are under protection to finish out their usually reduced sentences (ex-law enforcement, mafia, whistleblowers, etc).
and 301 has not been developed. When that begins there will be all kinds of traffic nightmares.
You should visit Lady Lake sometime, and then decide if you think DeLuna will actually be even close to as bad.

Not really. Believe it or not, Lady Lake isn't really of interest to most people that live south of 44.

Oh how I wish I lived in the North with those who know all about the pitfalls of he South. But, alas I am of the unfortunate who live in the South having to endure the Roar of the Turnpike, poisonous Frogs and prisoners roaming the streets. No one should have to grow old in such a terrible place. In the North the streets are paved with Gold and never do you hear even a whisper of noise or disturbance. There are places to shop, restaurants to have a lovely meal and even the finest of golf courses and other activities. Soon I will venture over the new bridge and partake of the luxuriousness of the North and hope no one recognizes me as one of those Southern ragamuffins. Why they keep building and selling in the South is beyond me. Somehow they convince thousands of people to buy the new Southern homes, fools that they are. There are even some Villagers from the North who have moved to the South. When I meet those now Southern residents I keep my distance. Surely it was 'mad cow disease' or some other mental malady that caused them to leave paradise for the disparaging South. Oh, if only I could live in the North .....

Well, according to DMV, 41,000 New Yorkers have moved to Fla so far this year. I'm sure alot of those houses will be bought up by some of them.

I’m planning on buying in the South in next few weeks or months. I have done my homework, and though the North is nice, I prefer the South. I just turned 61 and find the demographic more to my age group in the South. Lots of excitement and energy in the South. The nature and walking trails are a huge draw. Brownwood is my favorite town square, and close by. Sawgrass is great as are the food trucks in Marsh Bend. Will be close to Eastport and new medical campus. Closer to Orlando, which I appreciate for monthly trips to Costco/Trader Joes/ Whole Foods and finer clothing shopping at Millenia Mall. I like the more open kitchens in the new builds in the South. With the exception of a few lots (those that directly but up against 301 or the Turnpike), I would be very happy in DeLuna. Just did my second lifestyle visit there. Turnpike noise is not as bad as some think it is, especially when you get a few blocks away from the Turnpike. I’m going to roll the dice though and hold out for Richmond, with the many others. If Richmond doesn’t come through for me, and DeLuna is sold out by then, then I will be happy to buy in Newell. Yes, the South is a bit stark, but the landscaping in Florida grows very fast. So excited to be buying in the South.

the village of deluna is being pushed very hard by the developer.

I’m going to roll the dice though and hold out for Richmond, with the many others. If Richmond doesn’t come through for me, and DeLuna is sold out by then, then I will be happy to buy in Newell. Some Richmond spec homes were released today, all went pending immediately. We drove through Richmond today, looks like they should release more homes soon.
Newell building lots were released couple weeks ago, so spec homes will be coming in a month or so.
