View Full Version : Middleton: 12,500 New Homes- 25,000 Children & Teens?
bsloan1960

Sorry if this has been covered. I just saw a video showing the enormous schools being built- then the narrator said 12,500 family homes will be built. This raised some questions for me:
1) How many people are employed by TV, and can all afford a home- requiring 12,500 homes?
2) 12,500 homes have the potential to house +- 25,000 children and teens. Will our cart and walking paths be shared by skateboarders and groups of congregating teens?
3) Will our Family Pools be inundated with 12,500 families and children?
4) When we're dancing in the squares will we have teens with green hair and pierced faces mocking us?
(Yes. I intentionally added the stereotypes to the last question)
Should I assume policies will be in place to keep our retirement community a mostly senior environment?

My understanding is that Middleton will include family housing and age restricted housing. Those that don't want to be around kids, just won't purchase a house there. It looks awesome.

There are already family villages occupied by employees, and business owners who work here. There already are schools to accommodate the kids who already live in those family villages. Since they don't pay amenity fees, they are not entitled to Villages amenities. They are not permitted into the "Family Pools" that are part of the Villages amenities, because those are for Villages residents and their guests, not for locals who aren't Villagers. The family neighborhoods, while built BY the Villages, and attached to the Villages, are not officially Villages neighborhoods.
The town squares, on the other hand, are open to the public. They are not amenities, we don't pay a fee to use them. They're paid for in part by the business owners, and in part by the tourism tax. There are also some Villagers who have green hair and piercings on their faces.
They "shouldn't" be using the MMPs at all but there's really no way to stop them if their neighborhood has golf-cart access to the same stores that Villagers have access to. Skateboarding is not permitted on the MMPs or walking paths at all, so that shouldn't be a problem and if it becomes one, you call the police. They're trespassing and there are laws to handle that.

Wow, how do you really feel about others? The current family housing areas are self contained and not connected for golf cart use etc. Of course everyone is already welcome to the town squares to dance etc.

We could build moats and stock alligators and parrona (sp) in them. That will keep them out of our playground.
As this place grows will need more and more people working here and taking care of us old folks.
And if anyone has any questions I am being facetious.

One of the things Covid took away was the homecoming and prom nights at Sumter Landing. Seeing all the young folks dressed up on their way to a big event taking pictures in front of the lake just made me smile. I suspect the younger families at the new square down south will be just as nice.

Nope. You assume because I, and thousands of others moved here to be in and over 55 community, and am eager to keep it that way that I'm motivated by hate. I'm motivated by wanting to live in an over 55 community and keep it that way. It is one of the main reasons I, and thousands of others bought here.
My questions were- questions. Questions based on what I see teenagers doing in my hometown in Mass. I assume these behaviors are happening in countless other communities around the country. Question my signature is you wish, but I believe part of "Life in the Bubble" will be much less desirable if when we look around it looks like the home towns we came here to escape.
BTW: My signature is aimed at people in this forum who call other users Trolls, and announce that questions are "useless" and accuse other members of lacking intelligence. Page one of The Forum tells us people who do that will be banned but it is clear it is tolerated every day.

Where did the 12,500 family units come from? That's the size of CDD15 (55+ communities), the Middleton A CDD is only about 3000 family homes.

People have been mocking the Villages pretty much ever since there was social media. And people have been defensive about it for just as long. And people have been intelligent enough to dismiss - or at least suspect - random anonymous complaints on the internet and find out for themselves.
And the crazy thing is - there are even people who have been in EACH category of the above, at some point in their lives - people who mock the Villages for some things, AND question the validity of other things, AND defended blindly for other things.

And old people mock the young because the young are spoiled brats who won't ever amount to anything (aka failures-in-the-making). It has always been this way, but grandparents refuse to accept the fact that they failed to teach their own kids how to be parents. And they'll refuse to accept it even if they see a video of the proof, on the internet.

Over the years I've noticed a number of people get the idea The Villages is that kind of exclusive area ! ? If that is what they are seeking, why not buy into one of them, there are many, many, many to choose from in Florida.

Wouldnāt call yourself names, you viewed a video, heard the number 12,300, you stopped listening, and your brain took you to the fear factor of āfamilyās and children.ā
If you spent anytime in Brownwood, then you know younger people come to enjoy the music, and the square, itās open to the public. If that makes you uncomfortable, than you have a choice not to meander down to Middleton when itās completed.
I myself hope there is an open house when the schools in Middleton are finished. I am in great wonder of how lucky those who make our life better ( you know those who build our houses, sell you your home, keep our lawns, make and serve our food) because without the families who choose to work here, you would not have a retirement community.
How lucky the families will be to attend the new state of the art schools, that they can access in the neighborhood in the old fashion walk to school area. Parents will no longer having to drive them for miles, and wait 1/2 hour in line to drop/pickup, off a busy 4 lane road.
Have you ever met any of the charter school students? I have, at fundraising and school events, and am happy to say they have been well mannered, and truly happy to be there. Yes some may not live up to your expectations, but maybe you wouldnāt be their favorite either.
Watching the new video, and things to come that will enhance our retirement years, is so exciting for us. But we have been coming to TV since 07 and weāre always in awe every year we came back to TV.
We are building in Richmond, so Middleton will still be a hike by cart, but we will chose to go to Middleton and Eastport. OP you have the options of the farther you travel north the less you will encounter your less than desirable description of young people. Just a note that new hospital UF is building will bring Physicians, medical staff, and yes, their families. Our Granddaughter already has made up her mind this is where she wants to practice. Why, because she thinks you gain experience by treating elderly with kindness and most of all respect. Even if didnāt like the color of her hair, or her earrings, she wouldnāt hold it against you.

As this place grows it will become like NYC- overcrowded, traffic issues, lack of services, no room for road or infrastructure expansion, higher taxes, higher crime, lack of peace and quiet. Oh wait the non stop building has already created this problem! Before greed took over this was a great senior retirement community.

Yes we thought this was that kind of place when we first visited, and when we saw the old CD that they'd send when you asked them for information. There was nothing specified about gates being only for traffic. Instead, they provided some footage of people having to go through gates, with a nice person in a booth letting them in.
The advertising gave the PERCEPTION of a gated community. So there was no reason to question if it really was or not, when we got here for the first time and saw that yes indeedie - there's the gate for "residents" and there's the one for "visitors." We didn't look at the red button, because we didn't have to. We had an actual person lifting the gate for us.
We probably didn't realize it was /not/ an actual gated community until our third visit. That's when we took the golf cart to an area that had a gate but no booth for someone to stand in and let you through. That was when we noticed the red button.

Was told over the weekend by a wife of one of the head guys on the Water Commission that this is to be a multi-age place to attract the doctors, nurses, etc. for the new hospital being built there. They are going to be building so far south that she said Brownwood would then be the CENTER of The Villages!!!! They are building a home in 45 days or less, believe it or not, so you can imagine the quality (not) that is there. This will take until estimated 2030 to 2032. Very disappointing facts to hear.

The multi modal paths are not restricted. Our amenity fees do not give us the sole use of the paths I have seen people unload golf carts from outside the villages to have a Sunday drive. They are open to the public same as the squares. I know of no neighborhoods except possibly Orange blossom that allows children. Middleton will be part of The Villages and will be connected by the new bridge so hold onto your hats

Why are you convinced that a home put up in 45 days will be of poor quality? they seem to be very good at scheduling so housing are continuously worked on by trades as they are needed.

I suspect, based on a statement by The Developer, that Eastport will be the true center of The Villages upon final build-out.
Looking closely in Vol 17 of the "Continuing The Dream" newspaper insert (available on TV's website under What's New and Continuing The Dream), on Page 2. There is a break-out text box labeled, "How Eastport Was Named." Starting on Line 7, the Developer writes, "Because this area of The Villages is central to the plans for the overall community..."
Maybe I'm reading too much into it, or maybe they slipped in a glimpse of their (current) long term goals for the overall community.

Iām well over 55 and I didnāt move here to get away from children or families. I moved here to get out of NY and I wake up everyday grateful to be able to live in the very beautiful Villages. I see kids in the square all the time. They are well behaved and not rowdy. They make me smile, hell, we were kids once too. Sure there will be an occasional exception, but it takes a Village to support a Village. The young people who work here for us need a place to live. I say welcome.

There are thousands of family homes being built not only in Middleton but up and down 301 from Sumterville to Oxford and beyond, also in Lady Lake and Fruitland Park, Powell Road, Racetrack Road, Warm Springs, they are going up all around The Villages east to west and north to south. That being said, family housing is needed and welcome as far as I'm concerned but I'm really worried about traffic, very little information has been released regarding how all of the vehicles that come with all of the housing will be handled, these homes will bring a lot of cars and trucks into the area and it's not going to be fun getting from one spot to another.

I think it is fabulous, the more villages the more we need young people to mow our yard and do work to keep our lifestyle. I don't see any kids from the Villages Schools using anything other than Laurel Manor for swim team.
Do you honestly think they want to hang out with us?

I live in the south area of the Village, and will be in easy driving distance of Middleton once it is built. And I am excited to see it.
One of the downsides of moving here, and I'm on the younger side, is not seeing young people as much as I did. It doesn't change my age, but it helps me feel younger to see young people and watch them having fun, especially at the square. Maybe they laugh at us some. So what? I laughed at plenty of "old people" at that age. That's what they do. They can laugh at me while they are serving me drinks at World of Beer and City Fire. If they want a good tip, they have to be nice to me to my face! And there are plenty of people here that would be happy to have hair, even if it was purple!
Also hoping that as they build Middleton, they will put more stores and restaurants down here. It's a PITA to always have to drive north to go to Wal-Mart, BJ's or Sams Club. Not to mention Chick-Fil-A!

Maybe you should have do some research before you moved here. The school and the adjoining villages have been known for awhile.

I didn't go through the 3 pages of comments. I read the first page. It's funny, but I always heard older folks when I was younger, asked to join the senior clubs back home, and their response would be.."I don't want to be with all those old people"! and I would always think, HELLO... you're old!!LOL My own mother would even say that! At this age now, you want a happy medium. I get it. Why I love The Villages is that you don't feel like you're at an old age community. I have visited Soooo many communities before buying in TV and some even felt like I was at a nursing facility. On the flip side, you also don't want a bunch of roudy teens, driving their parents golf carts and partying it up. But as far as the town squares, I would think most of the teens don't really want to be around us either!! LOL And someone mentioned the playgrounds in TV. being used by middleton residents. I'm sure more grandparents of TV will be bringing their grandchildren to those new playgrounds then the other way around. Look at it this way, maybe now the Villages will have to open Brownwood movie theater and think of the teenagers looking for part time jobs!

Just because someone unloads a golf cart and uses the MMP, doesnt mean they are supposed to be on them.
The MMP are for TV residents, why do you think the developer doesnt connect them to commercial or residential real estate they didnāt develop.

There are already 3 or 4 villages that are "family friendly"...
They were built with the same intent as Middleton. To provide housing for the people who help keep TV running...

And still inadequate healthcare infrastructure to support even one more family. The so called planned hospital is still just a green field but no problem putting up schools instead real fast.
TV isn't building the hospital. They ARE, otoh, building the new schools...

Where did the 12,500 family units come from? That's the size of CDD15 (55+ communities), the Middleton A CDD is only about 3000 family homes.
Don - I know this because I watched your video last night!! Excellent, as always, by the way.

We may not pay for the music, but everybody South of 466 is paying for maintenance of the structures at LSL and BW , like the windmill.

Orange Blossom Hills is not a family village. There's Oxford Oaks far to the northwest. There's the one behind Target on 441 near Spanish Springs town square. There's one on 466 on the east side, there's a 4th somewhere I believe.

As this place grows it will become like NYC- overcrowded, traffic issues, lack of services, no room for road or infrastructure expansion, higher taxes, higher crime, lack of peace and quiet. Oh wait the non stop building has already created this problem! Before greed took over this was a great senior retirement community.
Funny how all these people that are unhappy here never let the people on TOTV know that their house is for sale.

We will be long gone before Eastport might be in the center of the Villages but as long as they can sell lots of homes why would they ever stop before they ran out of land to buy?
Ahh, sorry to hear that. If they started, in earnest, in 1987 that was 35 years ago. If we take another 35 into the future, when Eastport might be the physical center of TV, I will be 88. Still around, with any luck.
Might be even sooner than that (I will be even younger), because according to wiki, The Villages grew 39 percent, from about 93,000 in 2010 to about 130,000 in 2020. Nearly 40% growth in just a single decade? That would indicate the pace of growth will be faster in the next 35 years rather than the first 35 years.

By law 80% of homes in an over 55 community must be occupied by at least one person over the age of 55 and no person under the age of 19 may live there. That is true of every over 55 in the country.
The Villages builds these family neighborhoods to provide a place for people who work in the community to live. These family neighborhoods are not connected to the rest of the Villages by MMPs and the residents do not have access to the amenities.
Will there be children with green hair mocking you as you dance in the squares? Possibly but the squares are and have always been public property.

I also have concerns that our neighborhoods will remain as they were intended to be. I am sure TV have planned pools and activities for the family housing being built to keep our life here to be age restricted.

Yes. Entirely true. And nobody explained the bond either or if it was mentioned it was downplayed. Even so this place is still great

Have you driven through any family sections, to see their amenities? One needs a resident card, or guest pass to enter TVās Regional Centers, sports pools, play golf, and at family and neighborhood pool ids are checked in a timely basis. If you are concerned someone should not be at a pool, pick up the phone to voice your concern. That happens at the neighborhood pool, when you are 45, look took young to be there. :a040:
Did you not realize that children can visit residents, or just come on their own from neighborhoods surrounding TV. A 19yo can also live here full time, or a special needs at any age.
Many choose to live here for warm weather, close to attractions, and all the amenities you could wish for. Rarely does one buy in TV without researching the ins and outs of the area, and neighborhood of the home they want to purchase.
I donāt think We have ever met someone who had to āEscapeā from their hometown, life must have been frightening for you all those years. Just be careful of the female residents that have purple or green fairy hair, they might bring back terrible memories for you:duck:
So no matter how you perceive āLife in The Bubbleā it has to be better than where you āEscapedā from.

Actually, some of the family (small) neighborhoods are connected by MMP to the rest of the Villages as I understand (very, very large) Middleton will also be connected. It will be a fine balancing act to keep the Villages as a retirement looking community with this large influx of young people also living in a place called the Villages. As I don't have a say in these changes, I would hope that our current lifestyle isn't impacted in a negative way. Go with the flow and hope for the best.

People move to over 55 communities to be around others going through the same life stage and to embrace a new phase of life.
You can live in a regular suburb anywhere. But what makes TV special and attractive is being an active, over 55 community with amenities and activities geared towards active retirees.
I would hate to see the squares taken over by kid centered activities/entertainment - Baby Shark, Barney......I did my time with that, I thoroughly enjoyed raising my children but that phase of life is over. I would hate to see the square restaurants/shops catering to a younger crowd with bars staying open late and wild groups of young people partying it up in the street. I would hate to see TV rec centers, golf courses and pools become inundated with kids and young parents. Again, if you want to live in a regular suburb there are tons of options. What makes TV special is that it is geared towards 55+ retirees. Grandchildren visit but they don't live in TV. When kids actually live in a neighborhood, there are basketball goals in driveways, tricycles on the sidewalk, footballs being tossed in front yards (sometimes not very accurately). Bored tweens play the Ding Dong Ditch game, where they ring your doorbell at night and run off. They smash pumpkins in the street on Halloween. Sometimes they vandalize property. Last Sunday we had a group of kids randomly setting off a ton of fireworks late at night.
If we wanted to live in a regular suburb, we wouldn't move to TV.
As far as Middleton goes, I can see how that neighborhood would be good for the young working people in TV. I can't imagine living on an age restricted street with young children or teenagers and no other kids around. I get why that neighborhood is needed.

You should never assume anything. If I had these concerns (which I don't), I would consider moving.

I live in a regular, nice suburban neighborhood. I do put out pumpkins on Halloween but I always bring them inside because I know they'll likely get smashed if I don't. We've had bored kids drive through the neighborhood messing with outdoor Christmas decorations during the middle of the night. It happens. Heck, it happened in the neighborhood I grew up in. It's nothing new.
As far as wild partying goes, I've gone downtown to barhop, myself, and I've been one of the wild and crazy "kids" enjoying a night on the town until the early morning hours. At some point, you stop doing that and prefer a little less rowdiness. The TV town squares are good for an older crowd.
It is nice to know that the middletown residents won't be paying the amenity fees and that the recreational centers, pools, golf courses and other amenities won't be overrun by a younger crowd. As I've said before, there are plenty of regular suburbs to choose from if that's the way that you want to live. TV is unique because it is retiree friendly and the focus should remain on providing a nice quality of life for 55+.
