If I have to re-shingle the roof, I am going with metal shingles, and be done with the 10 yr insurance issues. There aren't enough roofers in FL to fix the roofs which will need re-shingling for about 3-4 months.

The storm (so far but according to most the stations running IAN 24/7) seems to have been a bust here in T.V. so likely not. Big cold front from the west developed just west of us keeping most of the bad stuff away. Roofers will have to look further south.

If I lost a lot of shingles, I would replace with Tesla's solar shingles. And yes, I KNOW that is not cost effective, the pay back is longer than I would live, but I would do it anyway.

Roofers will not need to solicit new work in this area. All of these roofers are now headed to houses which have real damage between Fort Myers and the east coast of Florida. Might see them pop up again after work done in areas which had storm damage.

Neighbors here in The Villages should take care to have a look around post Storm for and structural concerns or water entry.

It’s always best to get / receive an “honest” property review and not a fraudulent claim like many transient roofers have done before (Those companies were fined and removed).

What major storms have we had to justify the latest round of new FREE roofs? We have been here 5 years and there has not been a damaging storm in that time. I came from a State that had frequent hail storms, and you had a year maybe 2 to request the insurance company to send out an adjuster.

The roofing company Isn’t the only guilty party....so is the home owner who agrees to a claim for an unnecessary new roof. Can’t count the number of times I’ve heard a homeowner brag about getting a new roof thru an insurance claim that was submitted courtesy of an accommodating roofing company. Not just here. Back in our over-55 in Pennsylvania too. Still fraud IMO.

I had a roofer climb my roof a few weeks ago. He pointed out all the hail damage on my roof. When I asked him to point out the damage to my gutters, and other soft metal up there; he had no explanation. I keep on car in the driveway. No damage to it, either.

I really hate to say this, and I assume it was the point of your post, but I guess that "roofer" didn't install gutters or do car repairs - sigh... I think I am getting a tad cynical in my old age.

Growing up my mother always told me to never profit at others expense. Sounds like the roofer could have used that advice.

What “free” roofs are you talking about? The ones we pay a large premium for over the years that we have insurance and then when we make a claim, we pay a large deductible too? You’re calling that “free”?

I cringe thinking what Ian will do you our rates going forward and even how many insurance companies will decide to leave Florida completely now.we just dodged a major storm and people are in desperate situations and your worried about insurance rates AMAZING

Very true.

Sadly insurance seems to be necessary, but it is little more than a legalized scam.

Ever spend days arguing over a health insurance claim the company won't pay after authorizing the procedure - yeah, we pay to being SERVICED like that. (And I am using the not so complimentary meaning of SERVICED)

Well, I guess all these roofs are truly defective. My car has a couple of nicks and scratches; but I'm sure the insurance company will not pay for a new car.

A car’s parts can be replaced on their own, try replacing part of a roof?

If you think HO premiums went up in the last year wait until the insurers and reinsurers factor in Ian. Plus a couple more insurer insolvencies which other insurers have to pay for.

Insurance business is exactly like casino business, in my opinion. They are both in it to make money.

Yes, my cousin owns a roofing company up north. Patching works in the short run, and good luck against a hurricane. And patching looks bad, can’t match the old sun bleached shingles. There goes the value of your house. That is part of the reason why insurance companies don’t patch.

So, it's esthetics and not function that a roof needs to be replaced; very interesting.

Well I for one, would not be impressed with a patchwork on the roof when buying a resale. And considering what I spend on landscape and maintaining the condition of the outside of the house, I would say aesthetics are significant. Why would you imply function is not important? That is just silly. Function is first, but it’s not enough. And my premium to the insurance company reflects the cost of full roof replacement. They count on it to renew my insurance next year, they wouldn’t even insure a patch job.

My neighbor did. That’s one of the companies that asks you to sign over your rights with the insurance company. The insurance companies hate it, my neighbor said never use Apex after his experience with them.
