I am trying to buy in Richmond, but if that fails to pan out, then my agent is directing me towards Newell, with the promise of close proximity to Eastport once the Bexley Bridge is complete. How close will Eastport be to Middleton, and will it all kinda run together, with Eastport becoming the town square of the families that live in TV?

The attached map may help. See the south area. Newell and EastPort looks very pretty close to Middleton.

See the attached map. A straight line from Bexley Bridge to the intersection of Marsh Bend Trail and 470 is 2.25 miles. If the map is drawn to scale, Eastport should be closer to Middleton than Bexley is to the intersection.

You need to be comfortable with the timeline for Eastport, and probably add 12 to 18 months to it.
Sawgrass Grove is not open, and is probably 9 months late?

I think you meant Sawgrass Grove. Citrus Grove has long been finished.

Your map is inaccurate. I live in the Villages of Linden and see too many inaccuracies on this map.

Middleton to Eastport is able a mile as the crow flies, half again as much by golf cart once everything is built. They won't run together because of the golf course, residential units, and the Gibson WWTP that will separate them, sprawl of the commercial properties doesn't happen in this planned development, the lines are clearly drawn.
Newell is about 2 miles from Eastport, again as the crow flies, by golf cart it will be about 3.5 miles + or -.

So we were lucky got a lot in Richmond. That said, by cart from Richmond to StCatherines, is 15 minutes. So as a guess Newell would be maybe another 10 minutes. Taking a car to Brownwood from Newell would be a better option . It might be 2 plus years before next square is ready

Have your rep spend you the pdf map of new areas. May give you ideas of proximity to Eastport, and Middleton.

For us it is much to far from shopping and places on 27/441 we often go to.

It’s not about you. If you read the OP it’s about whether Newell would be a suitable alternative to Richmond and its relative distance to the squares.

The OP probably knows, Leesburg and Claremont are better shopping and easier to get to than 27/441 from that area.

I would be very reluctant to believe any "promises" from any realtor. Go by what you see now, not what is to come. Timelines for amenities, paths, and bridges have been way off schedule. Sawgrass is still not fully open and is two years late. Better idea may be to buy where you know what you see is what you get.

It took less than three years for Magnolia Plaza to be +80% complete with Publix, restaurants, bank, etc.This is just 3 mi away.

A very nice home/garden centet just opened and a 7/11 is half complete.

I'm not quite understanding the logic of Newell being the next Hottest area because of proximity to Eastport & Middleton which will not exist for at least another Year. Look at DeLuna which has plenty of homes available (although no lots for those who want to build) and is only a few minutes removed from the closeness of Richmond to Brownwood. About 10 minutes to Brownwood from anywhere in DeLuna either by Golf Cart over the Water Lily Bridge or by Car via 301 to 44. In Newell travel over the Bexley bridge to Eastport / Middleton will probably be about the same, but you're probably at least a year out.

The other thing you need to consider is once you are here for a while the proximity to the squares will become less important and the proximity to general shopping and good restaurants more important.

Very true. It does seem the longer we are here the less we do go to the squares for music or dining. Most of the restaurants we go to nowadays are not in the villages

Totally agree. Drove down there this weekend and it is far from everything - just to get gas for the GC is a trek.

The 7/11 under construction at Magnolia Plaza should be ready early next year.

The new Turnpike bridge will connect to Corbin Trail making it less than 3 mi away. I think they announced that should be ready sometime next summer.

The hospital is being built just south of the Turnpike on the Lake/Sumter County line. Kind of where the Turnpike and 470 (Central Parkway) meet. Middleton is being built south of 470 west of 501 (Marsh Bend Trail). I guess they can be considered "relatively" close. But certainly not next to each other.

Custom homes are closing 4 months from time of deposit, if building a pool 5-6 months to close

We spoke to someone who just put a deposit on a custom home in Richmond in the last week or so.

They were told to expect a June settlement (no pool)...

Good to hear. We closed a bit over a year ago and our wait time from buying the lot to closing was 7 months no pool.

They were told to expect a June settlement (no pool)...

Richmond custom lots were sold by mid August....Unless someone backed out of a lot.(must have been a life event) If it was couple of weeks ago they were contacted for design appointment, the same week.

You don’t get closing date until you finish design which by new rules you start on Monday or Tuesday and will be finished by Thursday or Friday of same week. You are given your closing date at design week finish. The people you spoke with were very lucky, they were picked to take an existing sold lot, in Richmond.

But am guessing their timeline is way off. Richmond should be completed long before June, it seems every spec house have no less than 10-20 names in the lottery list. Each release day all have gone pending same day except for 2.

August 12 was the last lots available for us... we tried for those last 3 lots. all in all we tried for close to 20 lots, and lost out on all but one. Our design first team meeting was September 5..yep the holiday.We are closing 2/4

You were lucky to build during that time..new builds can no longer custom interior. So no moving walls. We could only stretch front and back...some items we only had two choices... If you built again you might be very disappointed.. But custom homes are building quickly

Drove through Richmond custom build homesites today 10/22. Over half are staked, or trenched, or foundation poured. One has walls and a roof. Big difference from a week ago, only one lot had a foundation started.

Yes we were! Our Begonia inside is unrecognizable from a standard Begonia. Outside it looks the same, but we moved walls and the lanai, put in a pantry and a soaking tub, added a huge closet. We bought in November, did design week in January, broke ground in February and closed in June. Neighbors took even longer.

Once the bridge is completed and the 2 villages after Newell it will be a easy route. R u going to LSL weekly, probably not, but Brownwood is not that far away from Newell

In addition, Clermont has a beautiful lake with some nice restaurants nearby.

And in-between just down the road we have Bountiful Farms fur lunch, Boondocks for food on the lake, Yalaha Bakery for sweets and Mission Inn for fine dining.

For the new southerners, Winter Garden just a little further down the Turnpike is very nice also.
