Just found out this morning, I was #1 out of 20 on a Richmond house! I had really given up hope on Richmond, as this was my sixth attempt to win a lottery. God is good! Will be moving from Colorado to my new home in 30 days. Words can’t express my excitement and ready to start a new chapter in my life.

Congrats to you.. Every person we have met as they move in down the street feel like they are the luckiest, to get a home in Richmond. There is a definite happy vibe, meeting new people moving in..
Today we have 2 10’ walls near completion, and lanai is starting to take shape. It’s easier to see how much space we have left on our lot.
So glad the homes in new villages are moved forward, to give more room in the back. We sat on the pretend lanai, to watch the birds in the trees in the prairie. Slight humming of the turnpike, but none of the houses are built next to us yet. Our Boys think it great white noise to sleep by.
Today we realized that the after market pool needs to come soon otherwise we will be an hour to mow:loco:

Why Richmond vs other Villages?
Good questions, I was first trying for the courtyard villas on Monument Way, then switched to the patio villas on Manchester Ave, and finally scored one this morning. I was ready to buy in DeLuna when I was on my lifestyle visit this past July, but decided to hold off and wait for Richmond. I knew Richmond would be more popular than DeLuna, but was frankly surprised how intense the lottery was, with more people trying to buy than I expected. So why Richmond? Well, that I guess is personal and different for each buyer, but here were my reasons. I was happy to buy DeLuna, but thought Richmond was just a little better situated location-wise. Pros: super close to Brownwood via the golf cart bridge. Still close enough to Hogeye preserve for walking trails and to Edna’s, which I enjoy going to for lunch under the trees, then hanging around for music. Not that far from Sawgrass. Close to the future Okahumpka Rec Center and the outdoor boardwalk. The part of Richmond I bought is far enough away from the turnpike (the area of DeLuna I was looking at was closer to turnpike). Close enough though to have quick access to turnpike, as I will be driving to Winter Garden each Sunday for church. So really, I thought the location was perfect, and I think in years to come, this is going to be very central to most things in The Villages, as the community grows further south. My fear was that I would not get anything in Richmond, and by that time DeLuna would be sold out as well, and then I’d be looking at Newell for a new build, which is way too far south for me. From Richmond, Lake Sumter is still very doable by golf cart. I really don’t see myself spending much time up at Spanish Springs unless there is something really good going on at the Sharon. I like Brownwood and Lake Sumter far better than Spanish Springs for nightly entertainment and dining.

Congrats, neighbor! Guess we were lucky getting into Richmond on 2nd try. Actually had had 3 total attempts overall — first try for home in St Johns, we were #12!. It was nerve racking but looking forward to move in day soon. Enjoy!

What is this lottery? Do you put your name on a list and hope it comes up when a house is available?
We have lived here some years now (in the fabulous Village of Pinellas) so not up on the sales process for new homes.
A few times per week, a few new homes come on the market at 8am - your realtor needs to be pressing the accept button right at 8am, competing against many others doing the same. The first person in has two hours to accept and put down a deposit, if that person passes, then the #2 pick now has that option, then so on and so on… . It’s called a lottery because you can’t bid - the price is set- first come first serve.

EVERY Village is the best Village! And don’t knock Spanish Springs! You’re favorite bands go there too! You will find yourself going up there for the shopping, as that’s where the best shopping is! I like Richmond because I’m from Richmond VA and the streets are named for all the areas I grew up in

Congratulations and welcome. A little advice. Do not buy anything from door to door sales people. If you find a contractor you want to do work contact Crimes against Seniors to see if they are reputable. And The biggest is, You do not have to do everything as soon as you get here. Wait to landscape and paint the driveway. See what is around and you may decide you dont want to do anything. This is a big change and you have the rest of your life to figure it out

Since I am still in Colorado, all I got was an outside photo of the house the night prior, and was told the color of the cabinets. Didn’t see interior photos until after I purchased - but I spent so much time in TV these past five months, so was very familiar with all the floor plans - if you live in TV already, you could drive by these homes the night prior to them coming on the market - I am very pleased with my purchase and location - looking forward to seeing in person when I close next month.

Welcome neighbor! We closed on our Veranda a couple weeks ago. You are going to love living there! The pathway south of the adult pool (nick named Gator Trail by Papa Pineapple) Is absolutely beautiful. Once all the construction gets completed it will truly be one of the most desirable villages, at least in my biased eyes.

Excellent advice - thank you - waiting to buy furniture, washer/dryer, etc until I arrive - I am getting rid of like 80% of my stuff before I move - only bringing clothes (and I’m getting rid of most of my Colorado sweaters, jackets, etc), my kitchen stuff and a very few books - that’s it! I really want to drive around and take photos of what other people have done to their villas - talk to neighbors - then decide what to do / who to hire for landscaping - like you said I am in NO hurry to buy anything right-a-way / may be sleeping on an air mattress for a bit, and I’m OK with that. (One exception, I want to get a golf cart right-a-way, and if I go new, I want to get my name on the list).

Of course I am super biased, but I agree with you neighbor - I love early morning walks, and the nature area around Richmond is beautiful, plus Lake Okahumpka area is within walking distance as well.

Take the time and Read the posts on this thread. OP explains his reasons in post #15.
We are building in Richmond, took 15 tries before we were #1, still tried for 4 more lots after, which we didn’t get. Even before they were moving dirt in Richmond it was the village we wanted to move to. If we lost out on a lot, we would have stayed where we are

Yep, funny that people who live elsewhere get some sort of fiendish glee in doing a “Dig” about the turnpike. Why? These people are rather sad, and it’s easy to just ignore their trite and sometimes petty comments. Richmond is a good size village, and I am on the extreme north side, closer to Brownwood than the turnpike. Noise will not be an issue, where it will be more prominent on the southern side of the village. With that said, I’d never belittle someone who purchased a home in the southern part of Richmond and is very happy there. I’m happy that everyone can find a place in this wonderful community to call home, and celebrate that, rather than making snide remarks about the turnpike, the prison, blasting quarry, north vs south, etc.

It amazes me that posters think because you chose to buy a home in the south, you are uninformed, or not bright enough, or not done due diligence, on amenity fees, bonds, and taxes. You don’t have to watch out, they are clearly printed on your tax bill.

I don’t understand people, if you loved the home and the neighborhood , but you wouldn’t have bought it because of the taxes , then maybe you should have considered . one of the beautiful mobile home parks that surround the villages.The extra tax is for many of us who came from other states makes our tax bill still less then where we came from.Another thing that people don’t take into account is how much less there our energy bill is , especially for those from cooler climates , I’ve never been over a $100 a month in any of my homes

I think the use of Many is an exaggeration. One may find a good percentage of those to move to the south came from other villages.
When you’re looking at a house and you drive by the street signs they all say Wildwood on the bottom pretty hard to miss.
If one chooses not to ask any questions at all I guess they would be put into your statement of “many are unaware of up charges for living in certain areas.”

They don’t hand you your first tax bill before you close and many are unaware of the up charges for living in certain areas.
I don't think that the watch-out-for-the-tax comment was meant to be helpful or informative. Some are still trying to make the south unattractive to new buyers. Others have realized that it is not going to work and have stopped.

Yes! Let’s stop the snide remarks and south bashing by people who don’t reside in the south. Those folks somehow feel threatened by people who willingly purchased in the south and enjoy the location and the new homes. I just don’t get these remarks - they are not meant to be helpful - maybe better to just keep mouth shut and not post them.

Just found out this morning, I was #1 out of 20 on a Richmond house! I had really given up hope on Richmond, as this was my sixth attempt to win a lottery. God is good! Will be moving from Colorado to my new home in 30 days. Words can’t express my excitement and ready to start a new chapter in my life.
We tried for the first time this morning with the new verandas release. We actually came in 3rd, and ended up 2nd. Not bad for a first try. We will keep trying. Just 3 more nights before we arrive in TV after driving across country from CA. :)

I think you give The Villages more credit for transparency than, IMHO, is received prior to purchasing their new homes. As stated in earlier posts, we owned many homes. None of our former homes had as much detail, agreements and future costs as our three purchases in The Villages.
Receiving a closing statement shortly before closing makes it difficult for buyers to back out. I wonder how many purchasers bought homes on large corner lots and later found out they could do very little with the lot because of the easements on the lot?
It would be great to have a complete, itemized cost schedule for each villages which might even include
amenity fees, taxes, surcharges, maintenance taxes and so forth to be handed out at open houses. Surely, you have seen the number of Villagers post here asking what the maintenance tax is on their tax bill.
I understand that you are a well-heeled, seasoned buyer in The Villages and I find that admirable. But not everyone who wants to move here is as able to absorb “surprise” expenses. We would probably do best to educate future residents so they can choose the area they are most able to afford and enjoy.

You couldn’t be further from the truth and if certain facts make “the south” more unattractive, that is your perception. I think there are many pluses to living in “ the south” including it’s proximity to MCO. And just like other parts of The Villages, there are things of which to be cognitive when buying.
If you missed it, there were buyers unaware of the Wildwood costs bump. Heck, some are even surprised by the interstate din. I suggested full disclosure of costs by The Villages at open houses and that would include resales. I have no axe to grind for the area south of 44. If it isn’t The Villages building it, someone else will. I just believe there should be a fuller disclosure.
BTW, I hope the forecasted weather is kind to all of us. Carry on!

I don’t understand people, if you loved the home and the neighborhood , but you wouldn’t have bought it because of the taxes , then maybe you should have considered . one of the beautiful mobile home parks that surround the villages.The extra tax is for many of us who came from other states makes our tax bill still less then where we came from.Another thing that people don’t take into account is how much less there our energy bill is , especially for those from cooler climates , I’ve never been over a $100 a month in any of my homes

I should clarify my post a little, I never sleep with AC at night unless I have a guest in fact I usually turn it off around 10 pm and it’s never under 78 unless there is company and I don’t cook ever , I like being outdoors a lot so I stay acclimated to the heat ,I also never drink cold water outdoors while exercising, at beach or any other outdoor activity
, and when it gets cold I just acclimate the other way , I’ve never had the heat on in winter months here, never be to comfortable in your environment and you’ll enjoy the outdoors better , of course this comes from a guy that spent a large part of his life sleeping on the ground or non air conditioned building throughout the third world lol

I get your point and I also understand my friends from the pool. They are beside themselves as the entire reason they sold was that the original explanation was that the new house would be a walk in the park, not a challenge or a lottery. If you heard their entire explanation you would understand that the position they have taken overcomes a marketing position. Talk about sad. There are a whole lot of small details here that add up to disrespect towards people who bought their home directly from Mr. Schwartz and knew him very well.
It is what it is. It doesn't amount to a hill of beans what your or my outlook on this situation is cause you can't fight or talk to city hall when you can't get the Mayor to talk to you because nobody in a position of authority will speak to this couple.
My heart bleeds for them. I hope they survive this. They wouldn't do anything stupid but the stress is building. God help them.

With all respect, Nucky, it appears that these are very elderly people if they bought their original home from Harold. Would they consider an assisted living arrangement? It sounds like that is the type of setup that would really work to their advantage. Hope this idea helps.

I went with Massey - just doing month to month, no contract to see if I like them or not - so far my two interactions with them have been good- progressional and punctual -signed up for the works - lawn mowing, inside and outside pest control, fertilizing, edging, bush trimming.

You are on the money the exact way you described it. They didn't have the 10% down payment but now do because their house sold in the Historic Section. I think that I have come up with a plan to help them. We just have to wait for approval from the higher muckily mucks. I am going to give them the spot that I got if that is allowed. We'll see. I can just wait for another spot. If that doesn't work then ????? Iduntknowhattodo! :oops:
I would love it if someone helped my parents like this when they were alive. It really is no big deal to me. I can wait again.

If you get good service people that will work but we found Massey to be a revolving door, a good one a fair one than one who knows less than I do. As a result found others to do the work other than pest control where they still have a very good one.
